DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Sale is made and entered into by and between :

SENADORA GUARINO, of legal age, Filipino, married to Esperidion D.

Guarino and resident of Sto. Nio, Carmen, Davao, Philippines, hereinafter referred
as the VENDOR;

- and

MARIO PANADERO ALBA, married to Rosario Tudtud Alba , both of legal age,
Filipino and resident at Sto. Nio, Panabo, Davao del Norte, Philippines, hereinafter
referred to as the Vendee:

WITNESSETH:

WHEREAS, the VENDOR is the registered owner of a certain parcel of land

situated in Sto. Nio, Carmen, Davao, Philippines, covered by Transfer Certificate of
Title No. T-111323 and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE

A parcel of land (Lot 1693-C-8-G-8, Psd-11-029091 being a portion of lot-

1693-C-8-G, Psd-11-010818 situated in the Barrio of Sto. Nio, Mun. of
Carmen, Province of Davao; Island of Mindanao. Bounded on the N., along line
2-3 by lot 1693-D,Psd-11-001396 (Existing Road); on the S.E., along line 3-4
by lot 1693-C-8-A; along line 4-1 by lot 1693-C-8-B both of Psd-11-010818;
on the W., along line 1-2 by lot 1693-C-8-G-10 (Road) (6.50 m. wide).
Beginning, containing an area of ONE HUNDRED FOUR SQUARE METERS(104
sq.m.) more or less.

WHEREAS, the VENDOR is willing to sell to the above-named VENDEE the

above described property, and that the said VENDEE is likewise willing to buy the
same.
 NOW THEREFORE, for and in consideration of the agreed purchase price of
THIRTY THOUSAND ( 30,000.00) PESOS, Philippine Currency, receipt of which in
full from the VENDEE is acknowledged by the VENDOR by these presents does
hereby SELL, CEDE, CONVEY unto the VENDEE in a manner absolute and
irrevocable that parcel of land above described with the improvements existing
thereon. Covered by Transfer Certificate of Title T-111323 issued by the Registry of
Deeds of the Province of Davao, free and clear from all liens and encumbrances
whatsoever.

IN WITNESS WHEREOF, the parties hereto have hereunto set their hands this

acknowledgement is written refers to a Deed of Absolute Sale over a parcel of land
located at Sto. Nio, Carmen, Davao del Norte, covered by TCT No. T-111323 of the
Registry of Deeds of the Province of Davao.
