Definition of Industrialized Building
Systems (IBS)

A construction technique in which


components are manufactured in a
controlled environment (on or off site),
transported, positioned and assembled
into a structure with minimal additional
site works

Less rebar and formwork on site.

Better quality can be achieves, as the components are
factory made (Factory standard)

Beams only in one direction.
Secondary beams are not required.

Flexibility
Hollow core slabs are design to carry brickwalls.
For future renovation, brickwall can be located
anywhere on the floor.

Less Site Clearing upon completion


Lower cost due to lesser formwork and debris.
Less Scaffolding/prop required
Less scaffolding / prop cost since beams and
slabs are design as unprop.
With very high floor to floor height, this
become very prominent advantage.

Logistic
Limited access is an advantage.
Components can be erected directly from
truck.
Environmental Friendly
Less noise pollution on site.
Less cutting of trees since formwork less
needed on site. (Factory uses steel moulds).

Durability / Low Maintenance Cost


High strength concrete (G50) resist damage
better than cast insitu structure.

PROJECT DESCRIPTION
The development of UNICITI ALAM project is located on land area 19.74 acres
at Sungai Chuchuh, Mukim Titi Tinggi, Perlis

This project is situated 8km from Padang Besar Town and 30km from Kangar
Town. Besides that, UNIMAP Titi Tinggi Campus will be developed on the
opposite the UNICITI ALAM project.

The Development is implemented based on public-private partnership


between UNIMAP and Proven Properties Sdn. Bhd. to resolve the existing
scattered student accommodation and campus.

UNICITI ALAM is planned to integrate the student accommodation with


campus life taking into consideration the economic, social and environmental
aspect.

The development will become a major landmark and growth center in the
state of Perlis.
