- Based on your report where does the Gazette Notification is extracted from?
- Do you know the actual declaration at the intended acquisition is from?

2. May I know do you have any assistant to help you with this report?
- Do you know what is the content of your Appendix G?
- (give evidence) Can you tell to court, what is that?

3. What do you understand about legal fees? And what is the difference between
valuation fees and legal fees?
- May I know how do you calculate the valuation fees?
- Can you explain to the court what you wrote in your Appendix H in your report?
- Do you think its relevant to do that kind of mistake in valuation report?

4. As a valuer does it make a big difference if u missed a number in your calculation?


- Briefly explain to the court what did you wrote in your report (give evidence).
- How come it does not tally with the title?

5. With your knowledge as a valuer, can you elaborate what is in First Schedule under
Section 1 (1A)?
- Can you briefly tell the court what is the date of transaction of Comparable 3?
- Can you tell me how long is that from the date of declaration under section 8 of
this matter?
- Do you realize that you have made a mistake there?

6. Do you know how much is your severance claim?


- Can you explain to the court what is severance claim based on the LAA 1960?
- May I know how do you calculate the severance claim?
- Do you know your wrongly calculation in the report could affect the report?

7. During your site visit do you notice any big development in that area?
- According to your report can you tell me where is Comparable 1 and 2 located?
- How much adjustment you made on location factor?
- Why did you make such adjustment at 5% when the location of the comparables
is only 5km away from the subject property?
