A Introduction

THIS AGREEMENT is made on Friday, April 21, 2017 regarding a virtual office contract.

This Agreement made between ATA Services Offices Co.,Ltd, situated at 2/52 Thosapol Land
4 11th floor Soi Bangna Trad 25, Bangna Trad road, Bangna sub district Bangna District Bangkok

referred to as “The Lessor”)

B Agreement
B.1 Term of the Agreement

1 Year commencing from 1 May 2017 and terminating on the 30 April 2018..
At the end of the validity period the contract will be automatically renewed for another 1 year period,
unless in case of cancellation by either party by written notice at least 1 months before the end of
the period.

B.2 Fees

All prices are given Excluded 7% VAT

The agreed monthly fee will be:

Option Office address registration: Baht 2 500/month.

 Our company Address can be used as a registered business address for business
registration at the ministry of Commerce and department of Business Development.
 A prestigious physical address for your company registration.
 Meeting rooms service for 5 hours per month
 Reception service
 You can use our company address for your business cards, letterhead and website.

Additional Service Charged for Meeting Rooms Service

Meeting room (per hour) 500 Baht
Refreshments (Coffee/Tea) included

Option Business address Services: Baht 1000/month.

 We take care of your post mails as per as your instruction.

In case of forwarding your post mails, we charge at cost +8%.

Option Telephone Answering Services: Baht 1 500/month.

 A dedicated local business telephone number for your company.

 Call answering in Thai/English as per as your instructions.
 A prestigious business telephone and fax number for your business cards; letterhead and
website.
 Installation fee 2000B

B.3 Payments

The first payment will be paid before the first month. The tenant will pay direct to the Lessor by
transfer of funds directly to the Lessor’s Bank account as follows:

 Name of account: ATA Services Offices Co.,Ltd.

Nota
Rentals fees once paid by the Tenant cannot be claimed back, even if the Tenant returns the
Premises before the end of a month during the period of this agreement or in the event of canceling
this agreement without notice

B.4 Security deposit

The Customer agrees to pay security deposit including 7%VAT to ATa Services. 10 000B. ATa
Services will retain the Security deposit during the contract duration. The Security Deposit will be
returned to The Customer within 5 days after the Customer change their office address registration.

B.5 Late payments

If the Tenant does not pay rent on the date mention above the Tenant agrees to pay interest rate
at the rate of 2% per month from the unpaid amount till the arrears are finished.

THIS AGREEMENT is made in duplicate with identical wording. Both parties have read and fully
understand its contents and agree to comply with its terms and conditions both parties have signed
accordingly in the presence of witnesses. The Commercial Code of Thailand and Thai Laws apply
for this Agreement.
