MAIN AGENDA: Survey and development of the Ancestral land of Tay Ensoy and Nay Andea Cuarteros,
located in Mayana (6+ hectares) and Boctol (4.5 hectares), Jagna, Bohol.

1) Nang Tierry Cuarteros-Butron Avergonzado, daughter of Nay Sula Cuarteros – Tay Duro Butron,
volunteered to save the ancestral land from amoroso (seizure by the government) due to unpaid
taxes, by paying a total amount of P48,000.00 of overdue taxes.
2) P48,000.00 / 8 children = P 6,000.00
3) Main families to contribute P6,000.00:
1. Tay Gorio Cuarteros – Nay Andang Family
2. Nay Purok Cuarteros – Tay Enoy Ladac Family
3. Tay Poten Cuarteros – Mama Flora Family
4. Mommy Pesing Cuarteros – Daddy Emil Family
5. Tay Tibur – Nay Arin Cuarteros Family
6. Nay Sula Cuarteros – Tay Doro Butron Family
7. Tay Colas Cuarteros – Nay Aning Family
8. Tay Adring Cuarteros – Mama Renza Family
4) Nang Tierry requested that the excess amount from 2017 reunion contribution be used to
refund her of the balance amount she paid. The group agreed.
5) Josephine Cuarteros Galab, the clan’s treasurer, is designated to coordinate with Nang Tierry for
the collection of the contribution, P6,000.00 each main family.
6) Once the overdue taxes refund has been completed, next move: payment of overdue tax from
2013 (?) up to present, 2017
7) After all taxes have been fully paid, next move: lukat all prendas, e.g., P12,000; P15,000; etc.
8) Next move: Two options:
1. Subdivide the entire ancestral land in Mayana and Boctol among the 8 children:
1) Gorio Cuarteros
2) Purok Cuarteros
3) Poten Cuarteros
4) Pesing Cuarteros
5) Tibur Cuarteros
6) Sula Cuarteros
7) Colas Cuarteros
8) Adring Cuarteros
2. Collective Development as entire Ensoy-Andea Farm (Hacienda) as a cooperative or
corporation.
9) It was suggested by Nang Tierry and duly seconded by Nong Narding to make a try at collective
development
10) Nong Narding requested Cocoy Laniba (husband of Vida Cuarteros) to submit a formal Feasibility
Study/ Development Project Proposal
11) Salient features highlighted by Cocoy Laniba:
1. Keep the land whole instead of divided pieces of less than a hectare at the present
generation (grand children).
2. If the whole land will be subdivided among the heirs, this will be the case:
1) First generation (children): One hectare for each children of Tay Ensoy and Nay
Andea.
2) If divided by next generation (grand children): Peling Ladac, Berting Ladac, Lida
Pabria, Tore Ladac, Doro Ladac, Talina Ladac Aleria, Emerita Ladac Alcazaren;
Demet Campeon, Mingol Cuarteros, Pilo Cuarteros; Sergio-Norma Cuarteros,
Jose Cuarteros, Metes-Ember Cuarteros, Boy-Cristy Cuarteros, Banjamin-Yolly
Cuarteros, Grace-Roger Luyahan, Vera-Cencio Modelo, Jimmy-Inday Cuarteros,
Vilma-Gilbert Luyahan, Docdoc-Yollie Cuarteros; Bebe Labadan, Linda, Junior

divided by 58 grandchildren = 1,724 square meters.
3) Next generations (great grandchildren) who are mostly in their 10s and 20s.
Example: Canel – Alex share of 1,724 sq. meters divided by 6 children = 287
square meters, just enough for a house. Conclusion: a 287-sq mtr lot in a far-
plunged place will hardly interest this generation of great grandchildren. No
significant benefit on health, wealth and soul of every clan member.
3. On the other hand, Collective development as a united Ensoy-Andea Cuarteros clan to
maximize production and gain will:
1) Give the whole clan a 10 hectares of land to serve as a capital that is permanent,
hence, more stable (money is not permanent);
2) If all rice field, it will give the clan the opportunity to enjoy the blessing of
organic farming, namely:
 Yield increase: from 80 – 120 sacks of rice in chemical method to 300
sacks of rice per hectare in organic method;
 Cost reduction: from P30,000.00 cost of cultivation in chemical method
to only P3,000.00 in organic method;
 Net Grain: from 25 to 35 % recovery (net grains) for chemical method to
65% in organic method
 In short: a hectare can/will yield 300 sacks per hectare x 2 harvests =
600 sacks per year per hectare x 10 hectares = 6,000 sacks divided by 58
grandchildren = 103.5 sacks each of grandchildren per year.
3) PERMACULTURE/ORCHARD: at 20th year, if all fruit trees: 36 long-term fruit
trees x 10 hectares = 360 long-term fruit trees x at least 200 fruits each tree =
72,000 fruits x P 10.00 (very conservative estimate of price by year 2027) = P
720,000.00.
4) P 720,000.00 can be used as free capital for clan members’ businesses. EVERY
YEAR! Goodbye loan and debts that cause wrinkles and early aging! Collective
Land Development is one of the best anti-aging formula. Goodbye ASA, TSKI,
CARD!
5) P 720,000.00 can be used to finance the development of the talents of clan
members. Note: Talent is a wealth-maker. College education is not a debt-
maker. Best example of talent-based wealth: famous singers, inventors like
Steve Jobs of Apple, artist Akiane Kramarik, Bill Gates of Microsoft, etc.
6) P 720,000.00 can at least be used to give college scholarship to clan members;
