SECTION 125100 - FURNITURE

PART 1 - GENERAL

1.1 RELATED DOCUMENTS

A. Drawings and general provisions of the Contract, including General and Supplementary
Conditions and Division 1 Specification Sections, apply to this Section.

1.2 SUMMARY

A. This Section includes the following:

1. Desking.
2. Office furniture.
3. Seating.
4. Lounges furniture.
5. Storage.
6. Hotel furniture.
7. Other furniture items not listed in specification.

B. Related Documents: The following Documents contain requirements that relate to this
Section:

1. Division 1 Section "Sustainable Design Requirements" for LEED requirements.


2. Division 1 Sections for contractual requirements.
3. Interior Design drawings.

1.3 SUBMITTALS

A. General: Submit each item in this Article according to the Conditions of the Contract and
Division 1 Specification Sections.

B. Product Data: For each type of furniture item specified, including material descriptions,
dimensions of individual components, profiles, finishes, and accessories.

C. Samples for Initial Selection: Manufacturer's fabric color charts consisting of actual units
or sections of units showing the full range of colors, textures, and patterns available for
each type of unit indicated.

D. Product Schedule: Use room designations indicated on Drawings/schedules/data sheets


in preparing schedule.

E. Samples for Verification: For each type of exposed finish required, prepared on Samples
of size approved by Engineer and of same thickness and material indicated for final unit
of Work. Where finishes involve normal color and texture variations, include Sample sets
showing the full range of variations expected such as the following:

1. Upholstery Fabric: Full-width Sample, not less than 900mm long, with fabric treat-
ments applied. Show complete pattern repeat. Mark top and right side.

2. Molded Plastic: Manufacturer's standard-size unit, not less than 75mm square.
3. Plastic Laminate: Manufacturer's standard-size unit, not less than 75mm square.
4. Baked-on Coating Finishes: Manufacturer's standard-size unit, not less than 75mm
square.
5. Aluminum Finishes: Manufacturer's standard-size unit, not less than 75mm square.
6. Wood and Plywood Materials and Finishes: Manufacturer's standard-size unit, not
less than 75mm square.
7. Exposed Fasteners: Full-size units of each type.

F. Shop Drawings: Show design, dimensions and construction. Include material thicknesses,
finishes, direction of wood grain for wood items, reinforcements, and attachments.

G. Control Samples: Following approval of Shop Drawings and Samples, produce one of
each type of purpose-made furniture as part of the quantity required for Project, and
obtain approval of Engineer before proceeding with manufacture of remaining quantity.

H. Product Certificates: Signed by manufacturers of furniture certifying that their products


comply with specified requirements.

I. Maintenance data for materials and finishes to include in the operation and maintenance
manual specified in Division 1.

1.4 QUALITY ASSURANCE

A. Fire-Test-Response Characteristics for Seating: Provide seating materials identical to


those that pass California Technical Bulletin 117or NFPA 260 when tested by UL or
another testing and inspecting agency acceptable Engineer. Identify furniture with
appropriate markings of applicable testing and inspecting agency.

B. Mockups: Prior to installing furniture, install mockups for each space required to verify
selections made under Sample submittals and to demonstrate aesthetic effects as well as
qualities of materials and execution. Install mockups to comply with the following
requirements, using materials indicated for final unit of Work.

1. Locate mockups in the location and of the size indicated or, if not indicated, as
directed by Engineer.
2. Notify Engineer one week in advance of the dates and times when mockups will be
installed.
3. Demonstrate the proposed range of aesthetic effects and workmanship.
4. Obtain Engineer's approval of mockups before start of final unit of Work.
5. Retain and maintain mockups during installation in an undisturbed condition as a
standard for judging the completed Work.

a. Approved mockups in an undisturbed condition at the time of Substantial


Completion may become part of the completed Work.

1.5 WARRANTY

A. Special Warranty: Manufacturer's standard form in which manufacturer agrees to repair


or replace furniture items that fails in materials or workmanship within specified
warranty period. Failures include, but are not limited to, the following:

1. Structural failures, including excessive deflection, that impair furniture's


usefulness.
2. Faulty operation of hardware.
3. Deterioration of finishes and other materials beyond normal wear.

B. Warranty Period: Ten years from date of Substantial Completion.

1.6 PROJECT CONDITIONS

A. Space Enclosure and Environmental Limitations: Do not install furniture until work of all
other contracts and construction trades in space is completed and ambient temperature
and humidity conditions are and will be continuously maintained at values near those
indicated for final occupancy.

1.7 COORDINATION AND SCHEDULING

A. Coordinate installation of furniture to ensure that work of other contracts is not disturbed
or damaged.

PART 2 - PRODUCTS

2.1 FURNITURE PRODUCTS

A. General: Refer to Furniture Schedule in Drawings for manufacturer and model names
and/or numbers for each type of furniture, with fabric covering if applicable, in each
room or space. Refer to furniture plans in Drawings for placement and quantities of fur-
niture, if not indicated contractor should prepare complete design and schedules for any
missing furniture types needed for all locations.

B. All furniture drawings, schedules and products should be provided to the approval of
Engineer.

C. All wiring devices (socket outlets, data outlets, etc.) that are built inside the furniture
should be provided as part of the furniture.

D. Basic office furniture:

1. Basis-of-Design Manufacturer: USM, www.usm.com . Subject to compliance with


requirements, provide products from the named manufacturer or approved equal.

2.2 SOURCE QUALITY CONTROL

A. Inspection and Testing: At Engineer's or Employer's option, furniture may be inspected


and tested at manufacturer's expense to determine compliance with Contract Documents.
Examination may be made at factory by Engineer's or Employer's representative at any
time during the manufacturing process, at any point of delivery, or before installation.

3.1 INSTALLATION

A. Comply with manufacturer's printed instructions for installation.

3.2 ADJUSTING

A. Adjust components and accessories for proper operation.
