BACKGROUND

OBSERVATIONS
Condition of this 80 - 90 years old property is in accordance to its age. All
external walls are rendered and white painted. At many points the
rendered wall surfaces appears to have been repaired for possible cracks
and where the cracks re-appeared. There are some naked eye visible
cracks on external surface particularly rear wall.
The whole building Ground Floor and rear gardens is approximately
700mm lower than the road side external. There is a Conifer Leyland tree
approx 15m high, lies @ 2.5m from the side wall of original construction.
Required footing depth is greater than 2.5m. It is believed that the
existing house is footed over 600mm deep and 500mm wide which in-
adequate to cope with the effect of conifer tree. Resultantly, the whole
hose has been damaged. Massive cracks are visible in almost whole of
the building.
REMEDIAL MEASURES:
As the cracks can be seen every where, therefore, underpinning to the
depth of >2.5meter deep is needed under all load bearing walls under the
structure engineer's proposal and method.
All external and internal walls are reasonably damaged which need
rectification. Halifax stitching mechanism could be the best option. A
comprehensive appraisal is needed for remedial measures to the damaged
walls and underpinning for long term stability.
DISCUSSION
The building is heavily damaged due to the Conifer Leyland tree in close
required not only to stop further damage but also its restoration for future
safety.
