RENT AGREEMENT

On this 23rd day of January, 2018 this deed of rent agreement entered in to between
Mr. M. Murugan S/o Mr. Muniyappan, Velanchettiyur, Thethupatti Village,
Aravakurichi Taluk, Karur Distict, hereinafter called the “LESSOR” which term shall
where the context so admit include there legal representatives and administrators of the
one part of this deed
AND
M/s UGA MANUFACTURERS AND DISTRIBUTORS LLP (an LLP under
incorporation), 30/1672, FC House, Narayanasan Road, Ponnurunni (East),
Ernakulam – 682019, Kerala State represented by its Designated partner, Mr K A
Abdul Kalam, hereinafter called the “LESSEE” which term shall mean and include
whatever the context so admits and permits his legal heirs, legal representatives,
executors, administrators and assigns of the other part.

WHEREAS the LESSOR is the absolute title holder of Door No.6/176, Velanchettiyur,
Thethupatti Village, Aravakurichi Taluk, Karur District – 639207, Tamilnadu State.

AND WHEREAS THE LESSEE has requested the LESSOR to let out to them the above
mentioned Building on Monthly rental basis for Office purpose and conditions hereinafter
mentioned and the LESSOR has also herby agreed to demise the above mentioned
Building to the LESSEE on a monthly rental on the following terms and conditions:

1. The LESSEE has agreed to pay the Monthly rent a sum of Rs.2,000/- (Rupees
Two thousand only) on or before 10th day of the every succeeding month for the
demised property. Advance Rs.10,000/- (Rupees Ten thousand only) paid by the
LESSEE on 23-01-2018.
2. The LESSEE has to pay the electricity bill in accordance with his separate meter.
3. The LESSEE shall not make any alterations without the consent of the LESSOR.
4. The LESSEE should keep the demised premises in good and tenantable
condition.
5. The Agreement period of Rent is for 11 Months from 23-01-2018 to 22-12-2018
after the completion of Agreement period LESSEE is entitled to Renewal the
Rent agreement at the rate to be fixed upon then and there.
6. The LESSOR and LESSEE will respectively have the rights and liabilities under
the prevailing tenancy acts.
7. The Lease is determined by either party by giving two months’ notice in advance.
8. The LESSOR is entitled to re-entry in case of non-payment of rent or in his act of
terms of tenancy.
