CONTRACT OF LEASE

I, ELENA S. QUILINGKING, sixty-one (61) years old, widow, with residence and
post Office address at lot #52,Taurus street, Consuelo Heights Subdivision, Barangay
Leonarda, Tuguegarao City, Cagayan Valley, Philippines, hereby leases unto RUSSEL
D. CRAAWFORD, fifty-two (52) years old from United States of America, that certain
premises at Lot nos. 50 & 51, Taurus street, Consuelo Heights Subdivision,
Barangay Leonarda, Tuguegarao City, Cagayan Valley, Philippines, under the
following terms and conditions:

1. That the term of this lease shall be one year from _______________ to
___________________ inclusive. Upon its expiration, this lease may be
renewed under such terms and conditions as may be mutually agreed
upon by both parties.

2. That a written notice of intention to renew the lease shall be served to


the LESSOR not later than seven (7) days prior to the expiry date of the
period herein agreed upon;

3. That the monthly rental of the leased premises shall be THREE


THOUSAND PESOS (P3,000.00) payable in advance within the first five (5)
days of the month;

4. A one month advance and one month deposit shall be payable before the
effectivity of this contract;

5. That an amount of One Thousand Pesos (P1,000.00) shall be deducted


from the monthly rental to cover all the ordinary repairs within the
premises that arise in the daily use of the facilities therein;

6. That the lessee shall use the leased premises exclusively for family
dwelling, and shall have no right to use the same for business purposes;

7. That the Lessee is expressly prohibited to sublet the leased premises to


anyone;

8. That all charges for water, light (electric bill), telephone used within the
premises shall be at the sole account of the lessee;

9. That the lessee shall be responsible for the observance of sanitary and
electrical regulations required or imposed by the city or government
authorities regarding the use and habitation of the leased premises;
10. That the Lessee shall notify the Lessor at least 30 days in advance should
the Lessee decide to abandon the leased premises;

11. That violation of any of the above terms and conditions will produce ipso
facto the rescission of this contract of lease.

IN WITNESS WHEREOF, the parties hereto have signed this contract of lease
