PROPERTY TO BE CONSTRUCTED:

Residential Building - First Floor (Full) & Ground Floor (Alterations only)

JOB DESCRIPTIONS:-
BRICK WORK:-

1. Providing column extension up to parapet level.


2. Providing 0’9” tk brick work with C.M (1:6) for outer wall.
3. Providing 0’41/2” tk brick work with C.M (1:4) for inner wall (As per plan)
4. Providing 0’9” tk brick work with C.M (1:4) for Middle Wall (as per drawing)

SILL LEVEL:-

1. All windows bottom providing 0’4” tk beam with RCC (1:3:4) window bottom level.
2. As per Plan & Elevation Design.

LINTEL LEVEL:-

1. Providing 0’6” tk beam with RCC (1:2:4) in lintel level for all walls.
2. Providing 0’6” tk concrete for loft and sunshade with RCC (1:2:4).
3. Providing running lintel concrete with RCC (1:2:4) using 20 mm coarse aggregate. (As per
plan)
4. Providing Roof Storage Loft above toilet area.

ROOF LEVEL:-

Providing roof slab with RCC (1:2:4) with 0’5” tk. (As per plan)

PARAPET WALL:-

Providing Parapet wall all around with 0’ 41/2” tk and 3 ½ feet height. (As per plan)

FLOORING:-

1. Providing vitrified tiles flooring 2 x 2 Size with 4 inch skirting work (per sq.ft Rs: 50/-)
2. Providing concept tiles for toilet (7’ ht) & Kitchen (4 ½ ht) - (per sq.ft Rs: 35/-)
3. Providing Stair case with Granite Slab with Rough grip finishing.
4. Providing Seal & Try water proofing methods in Toilet & Kitchen Area

PLASTERING:-

1. Providing inner ceiling plastering with CM (1:3)


2. Providing inner wall plastering with CM (1:4)
3. Providing outer wall plastering with CM (1:5)
4. Providing Cornice Work & Art Border in required area.

TERRACE LEVEL:-

1. Providing weather course Suruki concrete with slope calculated and provided with
minimum 0’4” tk.
2. Providing pressed tiles over the Suruki concrete with skirting.
3. Providing Sanitary Pipes for Rain Water Harvesting.

WOOD WORK:-

1. Providing front door with original teak wood


2. Providing original teak wood frame and shutters.
3. Providing original teak wood windows and ventilators.
4. Providing windows glass 5 mm tk for all type of windows.
5. Designs and quality of above wood as confirmed by 1st Party.

ELECTRICAL WORK:-

Living room: 2 tube lights, 1 Pulp Holder, 2 fans, 1 night lamp and 3 (5 Amp) Plug points, TV
Plug, Point for Dish TV, Internet, A/C, 2 way switch for sit out area.
Sit-Out Area: Washing Machine & Grinder/Mixi plug, 1 Fan, 1 Tube Light & 2 way Door bell
Toilet: One Light, Water Heater, one plug & Exhaust Fan.
Staircase area: Two way switch, 2 plug points.
 Inverter line will be provide for required point.
 Socket outlets points Amps will be as per specification of usage.

PLUMBING WORK:-

1. Providing Sanitary works with quality branded pipes.


2. All around water lines will be inlet and outlet works.
3. Water Tank (Syntax) arrangements with Boring water & Metro Water (Provision)

PAINTING WORK:-

1. Providing inner wall two coat of wall care putty, one coat primer and two coats of Asian
Premium Interior emulsion.
2. Providing outer wall one coat of primer and two coats of Asian exterior Apex emulsion.
3. Steel Grill, Window, Frame - Asian Premium Satin Enamel Paint
4. Colors will be confirmed by 1st Party based on Elevation design.

ELEVATION WORK:-

Providing Suitable Elevation work with Balcony (as per plan)

SPECIFICATIONS:-

1. Column size up to parapet level (0’9” X 0’9”) old structure extension.


2. Lintel level 0’6” tk with main rod 4nos of 10 mm dia and distribution rods of 8 mm dia c/c
3. Roof slab: one way slab with 5” tk in which main rod with 10 mm dia 6” c/c and Distribution
rods with 8 mm dia 6” c/c.
4. Circuit breakers, Legrand Switch, Quality Cables & Legrand Breakers.
5. Quality Chamber Bricks and Quality Local Sands.
6. Cement: Sankar Cement for mortar & Ultra Tech Cement for all concrete works.
7. Structural Steel: Kiscol Brand as per.
8. Safety Grill Gate, Window Grill with Kiscol.
9. Door Single Panel Readymade Door with Lock Set.
10. Door & Window Fittings with quality branded products.
11. UPVC Door for toilets with Lock.
12. Bathroom Fittings: Hind ware or equal brand - Western Closet, Heath Faucet, Shower, Mixer
and Tap.
13. Kadapa slab for Cupboard with partition.
14. Flooring : Verified tiles (cost per sq.ft Rs: 50/-)
15. Toilet & Kitchen : concept Tiles (cost per sq.ft Rs: 35/-)
16. Kitchen: working table with top Black Granite Slab & Stainless Steel Bowel.
17. Outside house Site cleaning Arrangements as per bill.
18. Ground Floor Demolition Area and Alteration works will be as per bill.

AGREED COST:-

1 ST FLOOR AREA 327 Sq.ft (as per plan) x 1500 = Rs. 4, 90,500/-

(Four Lakhs Ninety thousands five hundred only)

PAYMENT TERMS:-

Advanced payment = 40% (Advanced Payment)


Lintel level payment = 20% (After Lintel level)
Roof level payment = 20% (After Roof Level & Plastering)
Finishing level Payment = 10% (After Paint, Electrical, Wood Work & Plumber)
After completion of work = 10% (After Handover the house to 1st Party)

1. Request the second party to support the maximum cooperation to complete the project on
time (2 months) without any delay as agreed.
2. Request the First party to arrange payment as per above terms.

3. Also agreed to execute the works as per terms given above & refer drawing.
