“The Groesbeck House is a large [7,880 square feet] two-and-a-half-story Tudor Revival fieldstone
country house, which was completed by 1920 for Grace and Glendinning Groesbeck. Irregular in
plan, the house is characterized by a steeply pitched hipped slate roof with a front gable. The long
roofline and grouped steel casement windows create a strong horizontal orientation. The interior of
the house reflects Arts and Crafts influences in its hand-made wrought-iron light fixtures and
hardware, oak woodwork, and built-in cabinetry. The house and surrounding 200-plus hilly wooded
acres are part of the Cincinnati Nature Center. Contributing buildings on the property are a stone
greenhouse, frame bulb house and bulb-drying shed. The property also includes many stone
landscape features—an undulating garden wall, stone-edged paths, and remains of a circular rose
garden near the house, and steps and a bench on footpaths in the surrounding woods.”
Bride’s / Prep Room – preparation room for brides or other event personnel. This room should be convenient to a restroom and large
enough for several people to assist bride in pre-wedding preparations.
2 Meeting Rooms / Lounges – at least 300 sq. ft. each; convenient to a restroom; flexible furniture arrangements required to accommo-
date formal meetings, trainings, dinners, or casual lounge meetings.
Event Support Spaces – catering kitchen, bar area, storage for cocktail and serving utensils, tables, chairs, linens etc.
Office Spaces – 500 square feet of office space for 4 directors (can explore open office designs)
Employee Accomodations – a single shower and dressing room for employees who bike to work or hike while on the grounds; employee
lockers / storage
Bike rack – near parking for employees who bike to work (no biking on trails is allowed at this time)
ADA Restrooms – 2 ADA restrooms (1 male, 1 female) per floor are needed; more restrooms on first floor if possible
Copy Room/Storage – about 100 square feet for copy room and office supply storage
Intern Offices – Office Space for 4 interns, to allow for both focus and collaboration work modes
Laboratory Space – convenient/adjacent to exterior; about. 400 square feet of flexible laboratory space for environmental
field experiments, with flexible lab tables, stools, and power locations

Retail Space – small retail space to house satellite extension of The Nature Shop gift store found in the main Visitor Center. The retail
space should include secure storage, display space, a small cash wrap /register area, an employee area with a small table and chairs and
a mini-refrigerator, and a lockable cabinet for employees to store small personal items. The retail space should be Universal with an

ARCHITECTURAL NOTES
Preserving the structure and character of the 1920’s Tudor Revival lodge’s character is a high priority. Unless absolutely necessary, no
load-bearing interior walls, columns, or exterior walls will be demolished. These items are in good shape and will probably not require
any alteration. Exterior doors and Windows will not be filled in either. To upgrade to the electrical, plumbing, and mechanical systems
that are needed as per safety code, the interior plaster and other materials may face some modification.
The attic will be an unoccupied storage area. The basement will be unoccupied mechanical areas. The outbuildings may be used for the
required spaces if needed.
On the East side of the structure, the home originally had garage doors. These were later removed and replaced with walls and windows,
and the interior was refinished. This East side will need to be an ADA accessible entrance to the building. Therefore, door options will be
explored, perhaps in the original style of the previous garage doors.

The Neoclassical revival style was popular in public buildings of the early 20th century. (“Neoclassical
Revival”) Based on old Roman and Greek elements, it is characterized by “grandeur scale” and “sim-
plicity of forms”. (“Neoclassical Architecture”) The Ivywild school has maintained its original building
character. It still has its classrooms, wood floors, and principal’s office (which is quite a unique bar).
402.2 Components. Accessible routes shall consist of one or more of the following components: walking surfaces with a running slope
not steeper than 1:20, doorways, ramps, curb ramps excluding the flared sides, elevators, and platform lifts. All components of an acces-
sible route shall comply with the applicable requirements of Chapter 4.
403 Walking Surfaces
403.1 General. Walking surfaces that are a part of an accessible route shall comply with 403.
403.2 Floor or Ground Surface. Floor or ground surfaces shall comply with 302.
403.3 Slope. The running slope of walking surfaces shall not be steeper than 1:20. The cross slope of walking surfaces shall not be
steeper than 1:48.
403.4 Changes in Level. Changes in level shall comply with 303.
403.5 Clearances. Walking surfaces shall provide clearances complying with 403.5.
EXCEPTION: Within employee work areas, clearances on common use circulation paths shall be permitted to be decreased by work area
equipment provided that the decrease is essential to the function of the work being performed.
403.5.1 Clear Width. Except as provided in 403.5.2 and 403.5.3, the clear width of walking surfaces shall be 36 inches (915 mm) mini-
mum.
Doorways
404.2.2 Double-Leaf Doors and Gates. At least one of the active leaves of doorways with two leaves shall comply with 404.2.3 and
404.2.4.
404.2.3 Clear Width. Door openings shall provide a clear width of 32 inches (815 mm) minimum. Clear openings of doorways with swing-
ing doors shall be measured between the face of the door and the stop, with the door open 90 degrees. Openings more than 24 inches
(610 mm) deep shall provide a clear opening of 36 inches (915 mm) minimum. There shall be no projections into the required clear open-
ing width lower than 34 inches (865 mm) above the finish floor or ground. Projections into the clear opening width between 34 inches
(865 mm) and 80 inches (2030 mm) above the finish floor or ground shall not exceed 4 inches (100 mm).
404.2.4. Maneuvering clearances shall extend the full width of the doorway and the required latch side or hinge side clearance.
Building Codes
This is a mixed-occupancy type building with an occupancy load of 75 people. The design for the Groesbeck Lodge shall comply with:
- Chapter 34 “Existing Buildings and Structures” of the 2011 Ohio Building Code, Section 3409 “Historic Buildings”:
“The provisions of this code relating to the construction, repair, alteration, addition, restoration and movement of structures, and change
of occupancy shall not be mandatory for historic buildings where such buildings are judged by the building official to not constitute a
distinct life safety hazard.” (2011 Ohio Building Code)
- NFPA 914, “Code for Fire Protection for Historic Structures”. (NFPA 914) Note that this building will not be required to have an indoor
sprinkling system. Due to its stone construction, the fire risk is low.
Universal Design
The 7 Principles of Universal Design are as follows:
1. Equitable Use: “The design is useful and marketable to people with diverse abilities.”
2. Flexibility in Use: “The design accommodates a wide range of individual preferences and abilities.”
3. Simple and Intuitive Use: “Use of the design is easy to understand, regardless of the user’s experience, knowledge, language skills, or
current concentration level.”
4. Perceptible Information: “The design communicates necessary information effectively to the user, regardless of ambient conditions or
the user’s sensory abilities.”
5. Tolerance for Error: “The design minimizes hazards and the adverse consequences of accidental or unintended actions.”
6. Low Physical Effort: “The design can be used efficiently and comfortably and with a minimum of fatigue.”
7. Size and Space for Approach and Use: “Appropriate size and space is provided for approach, reach, manipulation, and use regardless
of user’s body size, posture, or mobility.” (“The 7 Principles”)
Sustainable Design
The purpose of sustainable design is to reduce negative impacts on our environment as well as the health and comfort of the individuals
using the design. This improves building performance. It also takes care to protect our non-renewable resources, reduces waste, and cre-
ates high-functioning interior designs. According to the U.S. General Service Administration, a sustainable design can do any of the fol-
lowing:
- optimize site potential
- minimize non-renewable energy consumption
- use environmentally preferable products
- protect and conserve water
- enhance indoor environmental quality
- optimize operational and maintenance practices (“Sustainable Design”)
Sustainability is a major concern in the design world today, and many vendors and designers are making it a top priority to produce de-
signs and products that are environmentally responsible.
Historic Preservation
Historic properties are a valuable asset to our country, as they are a tangible piece of history and reflection of our past. These structures
should be preserved and treated with dignity. The Secretary of the Interior’s Standards for the Treatment of Historic Properties lists im-
portant principles for the treatment of structures such as the Groesbeck Lodge. These principles fall into four categories: standards for
preservation, standards for rehabilitation, standards for restoration, and standards for reconstruction. The Groesbeck Lodge project
most closely identifies with the Standards for Rehabilitation, which are quoted below:
1. A property will be used as it was historically or be given a new use that requires minimal change to its distinctive materials, features,
spaces, and spatial relationships.
2. The historic character of a property will be retained and preserved. The removal of distinctive materials or alteration of features, spaces,
and spatial relationships that characterize a property will be avoided.
3. Each property will be recognized as a physical record of its time, place, and use. Changes that create a false sense of historical develop-
ment, such as adding conjectural features or elements from other historic properties, will not be undertaken.
4. Changes to a property that have acquired historic significance in their own right will be retained and preserved.
5. Distinctive materials, features, finishes, and construction techniques or examples of craftsmanship that characterize a property will be
preserved.

6. Deteriorated historic features will be repaired rather than replaced. Where the severity of deterioration requires replacement of a distinc-
tive feature, the new feature will match the old in design, color, texture, and, where possible, materials. Replacement of missing features
will be substantiated by documentary and physical evidence.
7. Chemical or physical treatments, if appropriate, will be undertaken using the gentlest means possible. Treatments that cause damage to
historic materials will not be used.
8. Archeological resources will be protected and preserved in place. If such resources must be disturbed, mitigation measures will be under-
taken.
9. New additions, exterior alterations, or related new construction will not destroy historic materials, features, and spatial relationships that
characterize the property. The new work will be differentiated from the old and will be compatible with the historic materials, features,
size, scale and proportion, and massing to protect the integrity of the property and its environment.
10. New additions and adjacent or related new construction will be undertaken in such a manner that, if removed in the future, the essen-
tial form and integrity of the historic property and its environment would be unimpaired.

Acoustics
Attention to the acoustic environment is important in interior design, as “hearing loss is the third most prevalent, but treatable, disabling
condition.”. It is the interior designer’s job to ensure the interior environment reasonably accommodates all levels of ability. There are
several measures designers can take to create a comfortable acoustic environment:
- Use sound absorbing materials throughout the design (examples: carpet, fabrics on furniture, and draperies)
- Avoid very high ceilings in areas where background noise is difficult to control
- Plan layouts to divide areas of noisy activities from silent activities.
-Make an effort to reduce background noise if it is not necessary, this can be from sources such as air conditioning, mechanical noises,
and music. Selecting quieter appliances is a good idea.
- Install flashing lights in emergency alerts, as required by code.
- Seating should be arranged in small groups under ample lighting to make conversation and lip-reading easier. (McAskill)
- Group spaces by noise or privacy level, quite activities and more noisy activities should not interfere with each other, nor should public
and private activities interfere with each other.
- Communication is key in planning office activities. Consider how the office and staff will interact and work with each other. Also con-
sider how to make the most productive work environment.
- For entry areas, allow for effective control of traffic. Include a waiting area near the entry. Place clerical staff near the entry for easy as-
sistance. (Neuman)
English Tudor Revival Style
The Groesbeck House, built 1920, is classified as Late 19th and 20th Century Tudor Revival style. Its exterior elements include limestone,
slate, wood, metal, and wrought iron. The Tudor Revival style gathers elements from late Medieval English styles, utilizing elements such
thatch roofs, steeply pitched roofs, tall narrow windows (often with casement), large chimneys, stone trim, steep front-facing gables, orn-
namental timbering, and stucco or masonry walls. (Groesbeck National Historic Places Application)

All materials, finishes, and fixtures that were selected reflect the original Arts and Crafts era of
Groesbeck Lodge, while enhancing the lodge’s warm charm. Sustainability was the first priority.
All materials have sustainable accreditations. They are low-emitting materials, many containing
post-consumer recycled content. The plumbing fixtures are specially designed to save water, and the
appliances are top of the line in energy efficiency. Preserving the historic character of the Lodge was
just as important. Original floors, woodwork, and fixtures will be salvaged. New additions of
wallpaper and fireplace tile reflect the historic era. The selected materials are all user-friendly. The
new floors will be slip resistant and durable. All fire and ANSI codes are met with these selections.
The chosen materials and finishes will bring a new life to the Groesbeck Lodge.
