Abstract
This publication made a superficial analysis of the impact that has occurred in the values
of buildings for residential use in a market which is dominated mostly by the type of housing
development called condominium. In the last twenty years it has been built mostly
condominiums due a legal gaps in housing, in the same way, there was an unusual
phenomenon in which the value of housing decreased by factor to his relationship with the
area to urbanize, compared with the housing development created in the second half of the
twentieth century. In addition to the impact on the value of buildings for residential use, it
has also developed a social environment with continual conflict, resulting from the absence
of living spaces for the development of social and family . If we continue with the same
system Urban growth, in the short term, we will have to do an analysis of the efficiency and
consistency of such housing developments.
Introducción
Desarrollo
Según los resultados del Censo de Población y Vivienda 2010, realizado por el Instituto
Nacional de Estadística y Geografía (INEGI), del año 1990 al año 2010, se observó un
crecimiento de 65 por ciento aproximadamente, en la cantidad de población en la ciudad de
Aguascalientes.
Este pequeño párrafo incluido en el artículo 517 ha creado cierta laguna legal en la
autorización de Desarrollos en régimen de propiedad en condominio, que ha impactado en
un continuo conflicto en el desarrollo social de los habitantes de esta clase de entorno social,
resultante de la ausencia de espacios suficientes para el desarrollo de la convivencia social y
familiar, y ha permitido que los grandes desarrolladores continúen disminuyendo sus costos
de construcción de urbanización, sacrificando el pleno desarrollo de los habitantes en esta
clase de desarrollos.
Conclusiones
La regulación en la construcción de Desarrollos en régimen de propiedad en condominio
tiene algunas lagunas legales, las cuales los desarrolladores han hecho uso de estas, como
oportunidades para ofrecer viviendas más económicas pero con una urbanización deficiente.
