1.

On June 27, 2012, the following relatives of Angelica arrived at Park Residences about 4:30pm to stay
at her Unit 123 Asia Bldg:

 Herminia (60 yrs. old, mother of Angelica )

 Dra. Minerva (aunt of Angelica , youngest sister of her mom Herminia)
 Mig Ryan (cousin of Angelica , who just arrived recently from California, USA for a short
vacation, 17 yrs. old son of Dra. Minerva)
 Adelaida (aunt of Angelica , younger sister of her mom Herminia)
 Mervin (helper and driver)

2. The group was surprised to saw that the unit was padlocked from the outside when they arrived.
Shortly, the security guard arrived at Unit 316 to inform them that the legal counsels from ABCD that
padlocked the unit were still at the club house. Immediately, Mig Ryan and Mervin went to the club
house and met the ABCD counsel to inquire.

3. The 2 men in barong tagalong, one of them introduced himself as the ABCD lawyer advised them that
due to the notice (hand to them) they padlocked the unit for non-payment. Accordingly, (without the
knowledge of Angelica , the unit owner) they were even informed that ABCD counsel’s representative,
admin personnel together with the brgy. officials and security guards forcibly entered the subject unit
and make an inventory of the items inside and padlocked the same.

4. When Angelica was informed through a phone call, she immediately called up the admin office and,
asked why they padlocked the unit. But the man (admin personnel) who answered the phone said that
they were not the ones but ABCD legal representatives. Then they passed the phone to the counsel of
ABCD and accordingly told Angelica that they were instructed to padlock the unit. She asked if there’s a
court order, she was told that there’s a notice and that’s sufficient. Angelica mentioned that there’s an
ongoing communication and unresolved complaint to ABCD regarding its negligence to deliver its
commitment and why they didn’t even bother to reply and instead immediately padlocked the unit and
that’s trespassing. Angelica asked for his name but the guy on the other line did not answer. However,
the line was cut-off.

5. In the meantime, Mig Ryan and Mervin informed Angelica ’s mom and relatives about their discussion
with ABCD counsels, since ABCD counsels refused to go with them to the unit and Angelica ’s mother
who’s suffering from asthma and emphyzema easily get tired in going up and down the building, her
aunt Dra. Minerva instead went with her son, Mig Ryan and Mervin back to the club house to discuss
with ABCD counsel.

6. At that time the other counsel already left the compound and only the other companion left was able
to meet with them. Again they were told that they entered the unit, padlocked the same, and the notice
of cancellation paste at the front door is sufficient per instruction from ABCD legal counsel. It was at this
discussion when again Angelica made a call through the cell phone and her aunt passed the cell phone
to legal representative of ABCD .

7. Angelica inquired and reiterated through said phone conversation if there was a Court Order that
allowed ABCD to forcibly open, enter and padlock her unit? She was only informed that there’s a notice
and demand letter coming from ABCD to effect said action.

8. Aunt of Angelica , Dra. Minerva, then informed the Admin personnel that ABCD breach its contract
and did not deliver its commitment that made Angelica to hold her payment in the meantime. Also,
informed them that ABCD in the absence of any Court Order violated the rights of Angelica as the
lawful owner of said unit and there are a lot of important things inside the unit that might be lost and
will make the necessary inventory if indeed there are items lost and the parties concerned will all be
made liable.

9. Upon subsequent verification with the security guard, the group was informed that they only acted
per instruction from ABCD legal dept. and made a report. Her aunt requested a copy of the report and
was given the following day through the admin office with corresponding pictures.

10. That same night of the incident however, another personnel wearing barong tagalog who introduced
himself from ABCD counsel check the unit and asked how they were able to get inside the unit. Her aunt
mentioned that upon checking, the lock was not properly locked so they were able to come-in. The man
asked again if they ask permission from ABCD to enter the unit, her aunt again replied that she was not
bound to ask permission from anyone other than Angelica who’s the owner of the said unit.

11. The report from Alca Security agency manning the Park Residences compound reported thru the
Admin Property Manager William that personnel from ABCD Developer’s Counsel Law Firm, Mr. Bernard
and Neil arrived about 4pm of June 27, 2012 and padlocked unit 316. They arrived with Barangay
Security Force of Barangay Rosario, Pasig City, headed by Mr. Daniel, Victor, Jhun to witness the opening
and conducted inventory of the items inside the unit which was forcibly open by locksmith Mr. Arnie and
escorted by Security Personnel and SO Remegio of the Security Guard. The security and admin likewise
coordinated with certain Joy of ABCD legal with cell phone no. 0922-8543123 as indicated on the back
of the incident report.

12. Furthermore, the cousin of Angelica , Mig Ryan who is a minor suffered trauma and asked Angelica
what was happening? Mig Ryan based abroad is here for a short vacation after so many years living in
USA and will be going back to USA this July. Angelica was terribly humiliated by this incident, not only
through her closed relatives who wanted to take a short vacation and rest at her unit, but likewise with
the neighborhood in the community who knows that she was a beauty queen and won the coveted
crown Mutya ng Pilipinas Asia-Pacific in 2002. A negative report of the incident would definitely make an
irreparable damage in her image and personality here in our country and abroad as well. Likewise, the
Brgy. Council officials should be made liable for entertaining and authorizing such unlawful action
without proper court order violating the rights of their residents which they are uphold to protect.
