CONTRACT OF LEASE OF FISHPOND

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease entered into this 11th day of APRIL 2018 in Municipality of
Lemery, Province of Batangas, by and between:

GRACE T. BUNO MARRIED TO EPIFANIO BUNO, both of legal ages, Filipino, and a
resident of 7011 Biak-na-Bato, Brgy. Olympia, Makati City , and herein after called the
LESSOR;

And

VICENTE O. MALIGAYA, likewise of legal age, Filipino and resident of Salong, Calaca,
Batangas, and herein after called the LESSEE:

WITNESSETH
That the lessor of the owner of a parcel of the fishpond land which is more
particularly described and bounded as follows:

“A parcel of land with an area of 15, 181 square meters covered and
embraced in OCT No. P-2920 issued by the Register of Deeds for Batangas
City located in Brgy. Nonong Castro, Lemery, Batangas, which parcel of
land is devoted to raising tilapia, bangus, sugpo, alimango and/ or aquatic/
marine products.”

That the lessor hereby agree to lease unto the said lessee the above-described
property ( except the portion where a structure/ house stood with an area of about 100
square meters) for a period of TEN (10) years, beginning November 01, 2017- October
31, 2027;

That the RENT shall be paid yearly in advance. Rent shall be net of withholding
tax and shall be in the amount as follows:

a. 1st year- Php 150,000 yearly from November 2017-October 2018


b. 2nd year- Php 150,000 yearly from November 2018-October 2019
c. 3rd year- Php 150,000 yearly from November 2019-October 2020
d. 4th year- Php 150,000 yearly from November 2020-October 2021
e. 5th year- Php 150,000 yearly from November 2021-October 2022
f. 6th year- Php 150,000 yearly from November 2022-October 2023
g. 7th year- Php 150,000 yearly from November 2023-October 2024
h. 8th year- Php 150,000 yearly from November 2024-October 2025
i. 9th year- Php 150,000 yearly from November 2025-October 2026
j. 10th year- Php 150,000 yearly from November 2026-October 2027

PAYMENTS. For payment convenience, upon execution hereof, the LESSEES shall issue
a check of Php 150,000.00 in payment for the first year ( November 2017- October
2018) and shall thereafter issue a check within the first days of November starting
2018 until year 2026 based on the rental schedule stated above.

RENEWAL OF LEASE. LESSEES shall have the option to renew through a written notice
served SIX (6) months prior to the expiration of this agreement subject to terms and
conditions mutually agreed upon. If no such notice is served, the option is waived and
the LESSOR may entertain and exhibit the premises to interested parties during
convenient hours of the day.

That the lessee hereby agree to keep the fishpond land in good condition during
the period of lease;
That the lessor hereby agree and promise not to disturb the peaceful possession
of the Lessee during the therein the heirs period when it has begun;

That the provision of this contract extend to and include the heirs, executors,
administrators or assigns.
