CONTRACT OF LEASE

KNOWALL MEN BY THESE PRESENTS:

This Contract of lease made and entered into by and between PABLO BRINGAS
IV, Filipino Citezen, of legal agen and resident of Zone 5, BanguedAbra, herein after referred to
as the LESSOR and JULIUS BERALDE, Filipino Citizen, of legal age, and resident of
AngadBanguedAbra, hereinafter referred to as the LESSEE.

-WITNESSETH-

That the LESSOR is the owner of a commercial space located at Zone 5, Bangued, Abra;

That the LESSOR agreed to lease unto the LESSEE the said space subject to the following terms
and conditions:

1. That the term of contract is for a period of (1 ) years commencing January 3, 2018
to January (3) 2019; renewable upon expiration and agreement of both parties;

2. That the amount of FOUR THOUSAND PESOS (Php4,000.00) shal be paid 3rd day of
the months;

3. The LESSOR is not entitled to ask for advance monthly rental from the LESSEE;

4. The LESSE shall give one (1) month deposit and one (1) advance payment or the amount
of EIGHT THOUSAND PESOS (Php8,000) upon signing of the contract;

5. That the LESSEE shall not make any improvement or alteration on the leased premises
without prior consent of the LESSOR, if being understood that said improvement/
alteration shall be shouldered by the LESSEE and will become property of the LESSOR;

6. Any all utility bills will be shouldered by the LESSEE;

7. That the LESSE shall be responsible for the observance of sanitary, fire,electric and
water consumption regulations required or imposed by the National and Local
Government units or authorities regarding the use and rehabilitation of leased premises;

IN WITNESS WHEREOF, Parties hereunto set their hands herein below this
