Descriptive Definition of the Product

The proposed product will be named NutriJar: A Healthy Dessert in a

Jar. It is an innovation of no bake cakes put in a jar. The main ingredients of

our products are avocado, jackfruit and pineapple which are rich in proteins,

and many other vitamins.

A. MARKET ASPECT

Market aspect is the lifeblood of every business. While profitability is

generally the focal point of the business, the question of demand is the most

basic issue. It discusses about competitive condition, target market, demand

and supply analysis, product, pricing strategy, promotion, packaging and

marketing strategy. This area talks about structured questionnaires floated to

the respondents and the result determines the demand and supply. This is for

the proponents to know whether their product will penetrate the target market.

The target market of this study will be households of Calamba and

Cabuyao, Laguna. The product is named “Nutrijar” by The CLNF

Manufacturing Company. In line with this, the proponents have agreed with

the concept of Corporate Social Responsibility to contribute efforts to protect

the Mother Earth.

B. TECHNICAL ASPECT

The Technical aspect is the discussion of the basic and operation

flow of the project. This includes the list of equipment, materials, utilities,

facilities, layout designs, location and also the source of the supplies used

in the proposed project. Purrfect Paws and Fab Owners’ Salon & Spa

will rent a space where the business will operate and it will be located at

Pansol, Calamba City, Laguna.

C. FINANCIAL ASPECT

This study shows the capitalization, sources of funds, total sales,

total expenses, income statement, balance sheet, cash flow statement,

financial analysis. In this area, it discusses if the business is profitable or

not.

Purrfect Paws and Fab Owners’ Salon & Spa will need a

capitalization of Php 1,711,141.52 which will be financed by the two

partners. Each partner will contribute Php 855,570.76. The proposed

enterprise will recover its capital at approximately 3 years.

D. MANAGEMENT ASPECT

Purrfect Paws and Fab Owners’ Salon & Spa will be formed

under partnership. The proposed business requires a General Manager,

Bookkeeper, Salon Receptionist/Cashier, Aesthetician, Massage

Therapist, Pet Groomer/Bather, Nail Technician, and Salon Stylist.

E. SOCIO-ECONOMIC ASPECT

This aspect shows that Purrfect Paws and Fab Owners’ Salon &

Spa do not only focus on gaining profit but also the possible effects and

benefits that it may contribute to the individuals, government, and society.

It can help individuals and their families to sustain their needs by

generating employment that will provide income to them. It will help the

government by paying taxes that will be used for public works construction

and for the welfare of the people.

payable applied instead to his capital account; and (2) pay any deficiency to
the partnership if his share of partnership profits is not yet due and payable
or, if it is, his share is insufficient to cancel the deficiency.

5. The partners shall provide their full-time services and best efforts on behalf
of the partnership. No partner shall receive a salary for services rendered to

5. WATER, ELECTRIC CURRENT, ETC.: All expenses for water,

telephone, electricity, cable TV are for the account of the LESSEE as

tenant during the term of the lease.

6. PURPOSE: The premises subject matter of this Contract shall be used

for commercial purposed only and no other purpose. LESSEE shall

comply with the municipal ordinances and laws if the national

government regarding use of the commercial properties.

7. IMPROVEMENT: The LESSEE shall not make any changes; bore

holes in the walls, alterations of or improvements in the Leased

Premises without the written consent of the LESSOR. However, any

alterations or improvements made of introduced to the Leased

Premises by the LESSEE, with the consent of the LESSOR are without

obligation of the latter to pay or refund its value or cost to the LESSEE.

8. SANITATIONS AND REPAIRS: The LESSEE shall keep the Leased

Premises clean and in sanitary condition. To keep the said Premises,

the fixtures, appliances and equipment thereto belonging in good

tenable condition. It is agreed that any loss in the value of fixtures,

fittings furnishings appliances, equipment and/or walls due to damage,

breakage, cigarette burns, writing on the walls or similar causes shall

be for the account of the Tenant who agrees to reimburse the Landlord

for the repair or replacement of any of these items so damaged,

broken, burnt, written upon or otherwise harmed.

9. TAXES AND INSURANCE: Real Estate taxes and government

assessments shall be for the LESSOR’s account. Either party to the

Contract may at its respective insurance on the Leased Premises, the

proceeds of which shall be payable to the party obtaining such

insurance policy.

10. SUBLEASE PROHIBITION: The LESSEE shall not assign or

sublease the premises hereby leased or any part thereof without the

written consent of the LESSOR and any breach of the

contract/condition shall be ground for termination of this contract at the

option of the LESSOR, without any obligation to refund the rental

payments.

11. FIRE HAZARD AND OBNOXIOUS SUBSTANCES: The LESSEE

shall not keep/ deposit or store in the premises any obnoxious

substance or inflammable materials or substances that might constitute

a fire hazard.

12. THIRD PARTY LIABILITY: The LESSEE, during its occupancy of the

Leased Premises, shall hold the LESSOR free and without fault for any

damages, liability or responsibility to any person or property arising out

of or as consequence of the use of the Leased Premises. When

fortuitous events or acts of God such as typhoon, earthquakes, flood,

etc. cause such damage or liability, the LESSEE shall not be liable to

the LESSOR.

13. PREFERENCE TO BUY LEASED PREMISES: In case the LESSOR

decide to sell the Leased Premises, the LESSEE has the first option to

buy it and decide within fifteen (15) days, and upon failure to do so, the

LESSOR is free to negotiate for the sale of the Leased Premises with

other parties.

14. RETURN OF PREMISES: Upon termination of this contract for any

reason whatsoever, the LESSEE shall immediately vacate the

premises and return possession thereof to the LESSOR upon the

latter’s request.

On the termination of this Tenancy and to satisfaction of the Landlord,

the Tenant shall:

a) Have any item listed on the inventory which has been damaged,

repaired to the satisfactory repair or replaced if required.

b) Repair or replace any walls, windows and/or woodwork, which might

have been damaged due to installation of items by the Tenant other

than in a space provided for this on the Premises.

15. PRE-TERMINATION: Should the occupant during the term of this

lease be required to leave the Philippines due to circumstances beyond his

control, THE LESSEE shall have the option to:

a) Assign any other staff, officer or any person related to him, by

giving thirty (30) days prior written notice to the LESSOR, or

b) Terminate this Lease of contract by giving written notice to the

LESSOR, at least thirty (30) days before the termination date of its

intention to vacate the LESEAD PREMISES and forfeiting by way of

liquidated damages the amount equivalent to two (2) months’ rent. All

unused rental after forfeiting two (2) months rental as penalty shall be

returned by the LESSOR to the LESSEE within thirty (30) days from

termination date. The security deposit shall be refunded by the

LESSOR [less damages, outstanding electric, water, cable TV, or any

other bill] to the LESSEE as provided on section hereof.

16. DISPOSAL OF PROPERTY: The LESSOR may sell, mortgage or

encumber the Leased Premises provided the Vendee or Mortgagor Creditor

agrees in writing to respect all the terms and conditions of the lease.

17. In the case of court litigation by virtue of non-payment of the

agreed rents or any breach or violation of this contract on the part of the

LESSEE, the LESSOR shall be entitled to collect reasonable attorney’s
