Notice is hereby given that I require possession of the dwelling house (the rental property) known

IMPORTANT NOTES:
1 ‐ On or after the coming to an end of an assured shorthold tenancy (AST) (minimum period of 6 months) which was a fixed term tenancy,
a court shall make an order for possession if it is satisfied that the tenancy has come to an end, that no further tenancy is in existence
other than an assured shorthold periodic tenancy, and the landlord (or in the case of joint landlords at least one) has given notice in
writing.
2 – The notice must be at least two months and properly served on the tenant/s by the landlord or his agent. The notice must be given
before or on the last day of the tenancy fixed term. After the expiry of this notice the landlord can apply to the court for a possession
order – the landlord does not need to give any reason for requiring possession.
3 ‐ Where a court makes an order for possession of a dwelling‐house any statutory periodic tenancy which has arisen on the coming to an
end of the assured shorthold tenancy shall end (without further notice and regardless of the period).
Important Information for Tenants:
1 ‐ If you are in any doubt about your legal rights having been served this notice you should consult a Housing Aid Centre, the Rent
Officer at your local council, the Citizen’s Advice Bureau or a solicitor. In some cases the Legal Aid Scheme may apply.
2 – Should this notice be otherwise ineffective, the landlord requires possession after a period of two months from the service upon you of
this notice providing the fixed term of your tenancy has ended. Alternatively, where the tenancy becomes a substantiated statutory or
contractual periodic tenancy the landlord requires possession after the end of a period of your tenancy which will end next after the
expiration of a minimum of two months from the service upon you of this notice.
