That WE, LILIA NICOR- CUSI, Filipino, of legal age, widowed; RAIZA
JOY NICOR CUSI, Filipino, of legal age, single; ROSNAH JOFEL NICOR CUSI,
Filipino, of legal age, single, FRANZ HENRI NICOR CUSI, Filipino, of legal age,
single; and FIONA LYN NICOR CUSI, Filipino, of legal age, single, all with
resident address at Barangay Buenavista, Sablayan, Occidental Mindoro have
named, constituted and appointed by these presents do hereby NAME,
CONSTITUTE AND APPOINT, REYNALDO S. SANTOS, Filipino, of legal age,
married and a resident of Barangay Sto. Niño, Sablayan, Occidental Mindoro,
to be our true and lawful Attorney-in-Fact, for and in our name, place and
stead, and for our own use and benefits to do and perform all or any of the
following acts and things to wit:

ACKNOWLEDGMENT
This instrument, consisting of (2) pages, including the page on which this
acknowledgment is written, has been signed on the left margin of each and
every page thereof by the concerned parties and their witnesses, and sealed
with my notarial seal.
---WITNESSETH---
WHEREAS, the First Party is the true and registered owner of One (1)
parcel of land located at Barangay Buenavista, Sablayan, Occidental Mindoro,
known and designated as Lot 117-C-4-A, Psd-04-114712 containing an area of
FIFTEEN THOUSAND THREE HUNDRED EGHTY THREE (15,383) SQUARE
METERS and covered and embraced by Transfer Certificate of Title No. T-
21196 (Tax Declaration No. 002-2230) of Occidental Mindoro registry;
WHEREAS, the First Party intent to sell the above mentioned (1) parcel
of land and the Second Party offers their services to find or look for interested
buyer/s willing to buy the same which offers was accepted by the First Party;
1. That the asking price of the First Party for the whole area of said
property is TWO THOUSAND AND FIVE HUNDRED (2,500) PESOS, per square
meters or for total sales considerations of THIRTY EIGHT MILLION, FOUR
HUNDRED FIFTY SEVEN THOUSAND AND FIVE HUNDRED PESOS
(38,457,500.00) PHILIPPINE CURRENCY;
2. That all expenses for the transfer of the Certificate of Title as well as
the corresponding Tax Declaration in the name of the eventual buyer such as
but not limited to capital gains and documentary stamp taxes payable to the
Bureau of Internal Revenue (BIR), Transfer Taxes, Registration Fees, etc. shall
be borne by the BUYER;
3. That the First Party shall ensure that in the case of successful sale,
the property shall be delivered to the BUYER, absolutely free from any
squatters or occupants;

2. That all expenses for the transfer of the Certificate of Title as well as
