2.7. BMS system:

A DDC based building management system will be provided for the whole
building to control and monitor the following:

 Lighting of the desired areas.


 Domestic water pumps and level monitoring of tanks.
 Power system availability and trips.
 All AHUs/FCUs serving the developed spaces and treated fresh air.
 Treated outside air handling units.
 Toilet/ Pantry extract system.
 Chilled water units, heat exchangers and chilled water pumps.
 Monitoring of fire alarms and interface with HVAC system.

The BMS is proposed if required to be site wide BMS system for the
developed areas for controlling and monitoring. The BMS system will also
be integrated to monitor the stand alone fire alarm system and security
systems for faults and alarms. The BMS control room will be located at a
convenient location at the ground level for easy access. The BMS system
will also have a terminal in the main security control room/ fire command
center for access during emergency.

Also, BMS system will be IP Based and to be link with QOC/SSS control room
at 23rd floor QOC Building. (New requirements)
