RPR – The Realtors Property Resource™, is an online aggregation of every piece of informa-
tion available from every possible source, about every property in the country.
Data Sharing with Tucson – ARMLS and TARMLS® have inked an agreement to
allow Subscribers of each system to search listings of the other through their local flexmls
system.
Both underscore a role change for MLS in general, and ARMLS specifically. The MLS is evolv-
ing. Originally, it existed as a local data repository, and facilitated the transaction through
offers of cooperation and compensation. Today, it has a strong marketing role as well, plac-
ing a wider variety of tools and capabilities in Agent hands, keeping them at parity with con-
sumer services on national websites.
But how far should an MLS go before it starts to trespass on competing interests (the Broker,
state or local REALTOR® Associations or third-party vendors trying to remain viable in a
fiercely competitive market) that also serve Agents? Should ARMLS embrace a mandate to
put as many products into Agents’ hands as possible, without regard to quality or relevance?
Since all products cost money, charging all through the ARMLS subscription fee, for services
used only by a few, is not fair or equitable. Yet restricting Agent access to products denies
them the broadest spectrum of choices. It’s a fine line between being proactive and profli-
gate.
What keeps me up at night is balancing ARMLS’s ever changing role with Subscriber needs
and the budget. Our Board of Directors wrestles with the same issues. They make decisions
that guide me and ARMLS staff about purpose and direction. With their guidance and input
from you, we continue to make progress. As I do often, I solicit your input. If we could
change one thing about ARMLS, to make it serve you better, what would that be? Sugges-

None of these items would have been done without the individuals, volunteers and staff, who spent count-
less hours to make them happen. They deserve so much credit and thanks from all of us. Other initiatives
begun during my presidency will come to fruition after I am gone. I have every confidence in the dedica-
tion, passion and competency of the volunteers, leadership and staff who will carry these initiatives to frui-
tion.
The MLS landscape is ever-changing and is a critical part of what we each do to service our clients. I en-
courage each of you to get involved in some manner at your local Association or in one of our committees
and be a part of the solutions for the future.

The Median Price according to the ARMLS PPI should remain relatively flat from August to September at
$120,000. Current pending prices predict that the Median Price will rise to $126,000 in October only to fall again
to $120,000 in November, and drop 8.3% in December to $110,000. The predictive value decreases the further
into the future it goes, so the discouraging December figure, which is not based on enough sample data to be
statistically significant, should have a reprieve as more pendings are added through the fourth quarter. However,
an optimistic flourish at year’s end does not appear likely.
The Average Sales Price follows a similar pattern. ARMLS PPI predicts that September and October Average Price
to be very close to August at $164,100 and $164, 800 respectively, with a rise in November to $166, 700.
December’s prediction is a drop of 9.5% to $150,800. As with the Median Price, the December prediction is less
accurate since the pool of pending data is much smaller four months out.
In general, optimism generated through gradual market gains over the last twelve months is dampened by
predictions in the fourth quarter. Nationally the Pending Home Sales Index* indicated that pending prices rose in
the west 11.6% in July, which is 17.6% below the same figure for 2009. The patterns in 2009 and 2010 are
characterized by bursts of optimism and doses of disappointment, typical of recovering markets that adjust and
reinvent themselves.

The events will be held in four locations across the Valley. Sub-
scribers, based on the first four letters of their last name, are
assigned a specific time at the location closest to them to ex-
change their key.
Key holders may still exchange their Display KEY for an Active KEY at any of the ARMLS Support Centers on a first
come, first serve basis.
Red Kettle Day
Red Kettle collections of the Salvation Army at sites and retailers all over the Valley are a holi-
day tradition. The funds collected during the season account for a significant amount of the
funding for Salvation Army centers, programs and activities throughout the year. What many
don’t know is that those sites are manned by a blend of volunteers and paid bell ringers. On
one Saturday this season, Red Kettle Day, the Army invites the real estate community to staff
their kettles with a 100% volunteer force. In addition to saving the cost of paid bell ringers that
day, volunteers traditionally collect more money than paid ringers, because of the fun, creativ-
ity and passion they bring to the effort.
Red Kettle Day momentum began with the Realtor organizations: Southeast Valley Association
of REALTORS®, Phoenix Association of REALTORS®, West Maricopa Association of REALTORS®,
Scottsdale Area Association of REALTORS®, and ARMLS®, each of which will field a team of bell
ringers. But the greater thrust will come from Realtors, members of those Associations, who
adopt a site and solicit volunteers from their offices.
Right now the Salvation Army needs Team Leaders from the real estate community to organize
teams for specific locations. The effort is BIG, aiming at three hundred locations with 100% vol-
unteers. Giving back to the community is ingrained in the Realtor persona. This year let’s make
a collective effort and channel Realtor compassion into a real bell ringer!
8.24 PHOTO REQUIREMENTS. Unless specifically directed otherwise in writing by the Seller,
each property filed with ARMLS in Property Class 1 (Residential For Sale) must have a mini-
mum of one main photo of the exterior of the property attached to the Listing and submitted
by the Listing Subscriber or Subscriber's contractor. This main photo is defined as the street
view of the front elevation of the dwelling which incorporates a substantial portion of the en-
tire dwelling. This main exterior photo must be attached to the Listing within four (4) days of
the Listing being filed with ARMLS. This main exterior photo must remain with the Listing
throughout its life regardless of any status changes and may not be removed by the Listing
Subscriber or Subscribers contractors under any circumstances. This main exterior photo does
not have to be the primary photo attached to the listing unless it is the sole photo attached to
the listing.
Key points to keep in mind in order to maintain your compliance with the rule:
ONLY Residential For Sale listings must comply with the rule.
The required photo must be of the front view of the residence.
An apartment, condo or high-rise complex may have a photo of the outside of the unit or of the building in which
the unit resides.
The photo does not have to be the primary photo (i.e. the photo that is on the front of the listing) unless it is the
only photo attached to the listing.
DO NOT use another listing’s photos without permission from that Listing Agent or Broker.
One photo that meets the requirements of this rule must remain on the listing even if the listing is off market.
The photo must be uploaded within 4 days of the listing being activated in the MLS, unless otherwise instructed
by the property owner, in writing, to delay the upload of photos until a certain date or to not upload them at all.

In the last issue of WAVE, I promised more flexmls changes. Here is an update on what we
have been doing.
Before real estate Sue had her own site clearing and tree removal business. In 1997, her company
(Marchand Co. of AZ) was cited in Arizona Business Gazette, where she was described as “Woman
blazes trail – with a chain saw.”
The Helpdesk feeds Sue’s intrigue with people. A self-proclaimed “good visitor,”
she truly enjoys working with all kinds of Subscribers, including old colleagues from her Realtor days.
Sue is a creative thinker with high energy and a great sense of humor. You can always count on a
good laugh when you are around her.
In a word, Nope.
Everyone must have their own key. It does not
matter if it is a spouse, fellow Realtor, Broker,
friend, or neighbor. The ARMLS Rules, and Supra
Key Lease both point to suspension of key service
and monetary fines for key sharing.
The tips that I hear most often to keep yourself
out of trouble are to never share your key, never
write your pin code on your key, and never send
someone else to ARMLS to get/replace your key.
Frank, my buyers are tired of looking at short sales mixed in with the listings I send them. What can I do to get
rid of them and keep my clients happy? A.D. , Tempe
Just as you can search specifically for Short Sales, you can also search to specifically omit them. Using the Special
Listing Conditions field, select Short Sale Approval Required. Then click on the little “or” link next to the selec-
tion. Doing so will change the “or” to a “not” for the Short Sale selection. Now, any listings marked with that
item will be removed from your search results. Pretty slick, eh? That little nugget will work for just about any
field you can search.
CLASS SEATING FOR SERIOUS STUDENTS
I hear that ARMLS is planning a big daylong educational event in late October. I missed out on some
classes that I wanted to attend at your TECHNOPALOOZA event in April because you let way too
many people just show up on a first come, first served basis. How do I make sure I get a seat in the
sessions I want this time? P.O., Glendale
TECHNOPALOOZA was a painful “success”. Subscribers came out of the woodwork to attend in un-
heard of numbers - triple the previous year’s attendance. We were stunned. LEARNaTHON, sched-
uled for October 28 (and highly promoted in this issue of WAVE) is an ATTENDANCE BY REGISTRATION
ONLY event. Seating IS limited - yes, REALLY! If you want to attend, then get yourself to the registra-
tion site, pay your $20 for admission and then register for each class that you want to attend. All
classes are included in your admission fee! In order to protect the students who register, we will not
be accommodating walk-ins. This should preclude the standing room only conditions that happened
last time. Our war cry: “Respect the Registrant!”
LET THE DEFAULT ALONE AND LET THE AGENTS PUT IN DATES 6 MONTHS BACK IF THEY
WANT. QUIT, QUIT, QUIT MAKING CHANGES !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! LEAVE IT ALONE. BACK
OFF OF YOUR TECHNOLOGY - IT STINKS
STOP with trying to improve on FLEX - YOU CAN'T NO MATTER HOW HARD YOU TRY. why dont you
just leave this alone and let us go back to TEMPO until you figure things out….Will there ever come
a time when you are FIRED.

Wow. Where do I start? ARMLS and your Board of Directors remain committed to delivering valuable,
updated technology to our Subscribers, most of whom expect and desire for us to do so. Additionally,
Committees and Task Forces comprised of volunteer peers and leaders in your real estate community
invest countless hours reviewing and recommending system changes. Updates are vital to keep
flexmls (your MLS software) in line with the market as it changes. The goal is to keep our Subscribers
informed and equipped with the latest tools to remain relevant to the real estate transaction. Please
read the President’s Column in this issue where Duane Washkowiak points to “Many changes, im-
provements and upgrades to flexmls” as an accomplishment on behalf of ARMLS Subscribers.
We will also proudly continue to offer meeting opportunities and training classes for those Subscrib-
ers who are happy to participate and build their technology skills. A recent FACEBOOK posting from a
Subscriber said it succinctly: Thanks for ALL the updates and classes. There is so much to stay on top
of in this market.

In 1989, against the backdrop of the Resolution Trust Corporation and a previous real estate bubble burst, Scotts-
dale and other Valley cities began looking at taxing rental properties as a new revenue source. Michael formed an
ad hoc committee to help bring real estate firms into compliance with municipal tax codes. As a member of SAAR,
Michael knew that very little support was offered to rental and property management specialists, and so the Resi-
dential Tax Task Force ultimately become SAAR’s Residential Leasing and Property Managers Committee. Over
the next ten years, Michael applied his time and talents to developing and presenting continuing education pro-
grams for property managers.
Leadership within various Realtor organizations has been a natural for Michael. He served on the SAAR
Board of Directors for nine years, including President in 2003. Now, beginning his third and final 3-year term on
the ARMLS Board, Michael serves on the ARMLS Executive Committee. His task force work, which includes past
task forces that chose our tax vendor (IMAPP) and flexmls, will continue. He has already logged over twenty years
of volunteerism on behalf of Valley Realtors. Not bad for a guy who became a Realtor by accident.
Michael lives with his wife Linda in Scottsdale. Most of his other interests start with the letter C: Corvettes
(he’s owned 12), cigars, cognac, and comic book collecting. (He attends the San Diego Comic-Con annually.) An
undisputed ARMLS “heavy weight”, he is a gym rat, and at 64, he can still squat 275 pounds.

flexmls® Web Tutorials Add Four New Videos
ARMLS® maintains a library of Tutorials inside flexmls. These “down and dirty” videos, ranging from
one to 10 minutes, target many functions in flexmls. Their goal is to painlessly boost Subscriber
proficiency through short, easy demonstrations.
You can access the flexmls tutorials by first clicking on Help on the top
right of your dashboard. Then click on the User Guides tab and then se-
lect flexmls tutorials.
Photo Upload – cover the photo uploads from camera to computer, from email to computer
and finally, adding photos to flexmls. Three 3 minute videos cover all.
