Note: This sem is the most challenging yet. After this sem, you’ll be immune to suffering.

You’re weeks will be 30-unit weeks, but somehow you will manage. You will be drained, and
you will have to sacrifice certain subjects, like as hard as you try, you can’t study for all of
them completely. But, it’s character building and after this sem, you’re prepared for
anything. Good luck. 

SUBJECT: AGENCY
PROF: DEAN VILLANUEVA (CLV)

DIFFICULTY: Relatively chill daily grind. Hard exams.

AVERAGE GRADE: Does not fail (I think). 75- 80s.

RECIT/DAILY GRIND: Mindfuck siya always. Laging public policy and spirit of the law ‘yung
gusto niya. Di pwede na codal lang. Listen carefully because pag nawala ka, wala na. Rounds.
Doesn’t finish the homework.

I realized it’s very helpful to listen in class late in the sem, so I think you should. Though
most people study other things in his class unless they’re on deck, but it’s really helpful to
listen. During recits, just accept you will most of the time be wrong. Don’t pass ever.

The cases you’re assigned to are never simple. So read rin the part of the book related to
your case. But really, his book won’t tell you the correct answers, but at least you have
something to hold on to. Kaya niyo yan. ALWAYS READ THE ORIGINAL IF YOU’RE RECITING.

They're a father-daughter combo (for our class it was only CLV who was our prof in Agency
because TVT was our Sales prof, but she subbed for CLV whenever he wasn't around in
Agency class)

They usually assign cases to people beforehand, so if you're assigned a case, learn it well
and the concepts within the case. CLV gets mad when the person assigned to a case doesn't
know it, and when the person assigned cannot answer, he calls someone else randomly

The assigned cases are in his outline (which he will provide you with) so you can also check
from there the concept under which the case falls for guidance when reading - The subject
is actually Agency, Trust, Partnerships and Joint Ventures. What CLV does is he divides the
class into Agency/Trusts then Partnerships/JV. AT is taken before midterms and is actually
the topic for that exam. Post midterms will be like a different class because this time you
will be discussing PJ which will be the topic for the final exam. It's really like having 2 classes
within 1 class, and each part has equal weight

Recits had a 40% bearing during our time

Imo, CLV is like Sherlock (as in Ben Cumberbatch Sherlock) in terms of personality. He can be
really funny in class and will give you hints which are not so obvious but will actually make
you laugh once you get them
MIDTERMS: Multiple choice is out of this world. Essay is multi-leveled. Do samplex for prep,
but his exams are not samplex. Time management is key, because clv exams are long. Make
sure to answer everything because he will give partial points. You get 3 hours to take the
exam but it’s never enough. Study case doctrines too, read the outline also.

SUBJECT: CREDTRANS
PROF: ATTY. LERMA

DIFFICULTY: Medyo hard.

AVERAGE GRADE: 70s – 85?

RECIT/DAILY GRIND: Sobrang sassy. Mind your grammar and the way you recite. Read De
Leon faithfully. Ingles reviewer pweds na but read the book na rin. Mabagal, like 12
provisions. Depende sa dami ng cases. Reserve 13 cases for 2 hours.

It’s either you love him or you’re scared of him. He is, for me, one of the most stressful profs
for recits, because of how it happens. Kaya digests for most cases, but try to read origs as
much as possible since short lang naman ang credtrans cases.

Does not like people using phones in his class. NEVER USE YOUR PHONE IN CLASS, and make
sure to put it on silent mode.

He gives an automatic failing recit grade for people caught using phones in class/whose
phones ring in class.

Recits in his class matter a lot. He's generally nice in giving recit grades, but not when he
gets mad. And recits comprised 40% of our grades (idk if that's still the case in your class
now) so it can make or break your grade - Speaking of recits, it is possible to get called twice
in his class within the same session. Usually, at the end of the session, he calls again
randomly one of those he thinks had a bad recit that day. It's his way of giving you another
chance so if you feel that you didn't do so well in your recit, just be prepared in case you get
called again at the end of the session

He gives long assignments, but he usually doesn't finish them in a single session. Usually an
assignment gets tackled in 2-3 sessions depending on the length of the cases and the
performance of the class (i.e. running questions) - He can seem intimidating, but he's not
really mean.

He's actually nice, and he usually gives a bonus (final grade) so be on his good side. This is
actually one of the subjects where you can do well but do know that he also fails people, so
don't take this subject for granted
MIDTERMS: All essay. Not so samplex, but answer them too for reference. Study the
computation lessons well.

SUBJECT: SALES
PROF: ATTY. SANTIAGO

DIFFICULTY: Medium?

AVERAGE GRADE: grades low. (tries his best not to fail) 75-83.

RECIT/DAILY GRIND: Uses the CLV outline. Madamot mag-grade. Many dad jokes - laugh. Tiu
or CromBonds reviewer pwede na. Mabagal. <- but he will finish.

Will help you naman to finish the recit. But grades really low no matter how well you do, but
still do well obviously, it might help when he’s considering curving or something. Kaya
digests if medyo comprehensive naman and nagmamadali si sir.

MIDTERMS: Essay. Not samplex, but still answer for reference.

FINALS: see midterms

SUBJECT: LAND TITLES


PROF: ATTY. CASIS

DIFFICULTY: Chill daily grind.

AVERAGE GRADE: does not fail (I think).

RECIT/DAILY GRIND: Super moody, wag kayo magpa-apekto. Laugh at his jokes. Don’t go out
of class. You can livestream this subject. Do not buy the book kasi may soft copy. Very slow.

Try to have a system for volunteering or else he’ll remove volunteering and randomly call.
Make sure he loves your class.

He doesn't like it when people go to the restroom during the class so NEVER EVER LEAVE
THE ROOM DURING CLASS. We had to learn it the hard way. But don't worry because there
will be a bathroom break after the first hour
Recits might be voluntary, so be prepared and make sure that there is always someone who
can answer the questions. Even if the recits will be mandatory, the answers to his questions
can all be found in the book so you'll be fine if you read it. Be enthusiastic when reciting and
show him that you guys read for his class

MIDTERMS: Memorize art./sec. 14 of pd 1529, study the reviewer, do samplex. His grading
is either 2 (if you’re wrong) or 10 (if you’re right).

SUBJECT: NEGO
PROF: ATTY. AMPIL

DIFFICULTY: Sakto lang

AVERAGE GRADE: 80s-90s.

RECIT/DAILY GRIND: Memorize the codal. 90-able siya. You can livestream but not advisable.
Always finishes the homework.

Open codal yung recit for the not memorize part of the homework. Pay attention to the
person reciting kasi he doesn’t say what section/article is next. If you get it wrong, you sit
down. Men, also remember to always wear a tie, strict siya with dress code.

His way of conducting recits is that he will assign certain provisions, some of which need to
be memorized (he indicates which ones are for memorization). Everyone will then have to
do the memorization recit (you all have to memorize, no one gets away)

After everyone's done doing the memorization recits, he will then start calling people to
read out loud and explain each of the provisions assigned for that day (usually, one
provision per person called). He doesn't interrupt or even ask questions when someone
recites so you won't really know if what you said was right or wrong but just be confident
haha

Usually, provisions and cases are taken up on different days. So if the homework is Sections
1-23 and 15 cases, the first session will only be provisions and the second session will only
be cases. Although there might be a time when codals and cases will be discussed in one
session, but he says it naman - Even when you think the coverage is too much for a one-
hour class, read everything. He ALWAYS finishes the things he assigns. You'll be surprised to
know that he can finish 22 cases in one hour with a few minutes to spare for discussion. We
have never had to do any make up class for nego despite many class cancellations and a few
free cuts. We were always amazed at how we always finished everything even when we
thought there wouldn't be enough time. So don't underestimate and always finish the
coverage for the session

He gives a 1 (perfect score) if you recite well esp in memorization so try to be confident and
don't stutter because he doesn't give 1 to those who stutter even if they answer correctly

This is also one of the subjects where you can actually do well, and this can help pull up your
grades so don't take it for granted. However, do know that he also fails people

MIDTERMS: SAMPLEX. Memorize all the things you were told to memorize.

FINALS: see midterms.

SUBJECT: CRIMPRO
PROF: DEAN VALLIENTE (DEAN VANNIE)

DIFFICULTY: Nice in daily grind. Hard exams.

AVERAGE GRADE: he didn’t fail in our batch, but maybe that’s a unique case.

RECIT/DAILY GRIND: Read Riano faithfully. Do not use digests because he asks the other
unrelated issues sa provision. Do not talk in class because pinapalabas niya. If you can,
memorize the codal. VEEERY slow. Reserve 8-10 cases per session.

Don’t pass. He will help you through recits. He’s nice naman.

Like Atty. Ampil, he's also the type who does codal-codal, cases-cases recits, meaning that
per rule he does codals first then cases

Usually when he asks codal questions he just follows the provisions in order (although this is
not always the case but most of the time it is)

He doesn't like students talking in his class and he also dislikes people using phones in his
class. He will ask you to step out if he finds you using your phone or talking to your seat
mates

Do well in recits because that will be the biggest help in passing the course

MIDTERMS: Essay. Long exams. He gets cases then just adds the crimpro part. See samplex
for reference. Know the codals well.

DIFFICULTY: Very nice.

AVERAGE GRADE: 80s-90s.

RECIT/DAILY GRIND: Nicest prof ever. Do not buy the book because may soft copy. Ingles
Property Reviewer is okay na. He gives tables na parang summary of the topics na super
useful. You can livestream this subject. Skips to finish the homework.

He’ll help you through recit. Just be nice students. Digestable.

MIDTERMS: Study his tables. SAMPLEX. He also sometimes asks things he teaches in class.

FINALS: see midterms.

SUBJECT: SPL
PROF: ATTY. ABITRIA

DIFFICULTY: Hard.

AVERAGE GRADE: 70s- low 80s.

RECIT/DAILY GRIND: No book. Beda is good. Asks mindfuck questions about the law. Uses
cases. Like Atty. Poco na sa ratio ng cases kumukuha ng pang-discuss. Mababa grade but
just prepare for his class. He didn’t like us dati kasi di daw kami nag-aaral. Wag ka na umasa
sa pacing niya. <- I think just show him from the start na nag-aaral kayo.

Read the law. Digests are fine as long as andun yung kailangan niya. Sometimes, doctrine
lang hinihingi.

MIDTERMS: hard. Study well. (I honestly don’t know what’s the best advice for this, because
you can’t win.)

FINALS: hard.
