SERVICE PROPOSAL

Professional Architectural Interiors for Existing Condominium Unit

Dear Sir,

In accordance with your request for our professional architectural interiors services for the above
mentioned project, it is our pleasure to offer such services based on the following scope of works and conditions:

I. Description of Services Offered: Architectural Interiors

a. Schematic Design Phase


i. Preparation of the following Drawings and Documents:
1. Architectural Drawings
a. Plans
b. Elevations
c. Sections
d. Perspectives
ii. Upon completion, the architect shall prepare and submit the following to the Owner:
1. 1 Set signed and sealed Architectural Schematic Drawings
b. Contract Document Phase
i. Preparation of the following Construction Drawings and Documents
1. Architectural Drawings
a. Plans
b. Elevations
c. Sections
d. Perspectives
e. Spot Details
ii. Upon completion, the architect shall prepare and submit the following to the Owner:
1. 5 Sets signed and sealed Architectural Construction Drawings
c. Construction Phase
i. Assistance in selection and procurement of finishes
ii. Weekly site visits/inspections

II. Project Description:

The project is the Architectural Interiors of an existing condo unit in Viridian Residences,
Greenhills, San Juan, Metro Manila.

III. Professional Service Fee:

Architectural Interiors Services Fee for the preparation of Architectural Drawings shall be in Lump
Sum Amount of One Hundred Fifty Five Thousand Pesos (155,000.00 Php) only. See below for
computation of Professional Service Fee.

Rate per square meter = 1,000.00 Php/sqm

Design Fee: 155 sqm. x 1,000.00 = 155,000.00 Php

IV. Terms of Payment / Billing Schedule

a. An Engagement/Acceptance Fee amounting to 50% of the Professional Service Fee or


Seventy Seven Thousand Five Hundred Pesos (77,500.00 Php) will be charged to the Client
April 25, 2017

and must be fully paid within five (5) working days from receipt of project proposal to signify
acceptance of Architect’s Professional services. The Engagement/Acceptance Fee is part of
the total Professional Fee. Architectural services will commence upon receipt of
Engagement/Acceptance Fee.
b. A partial payment of 25% of Professional Service Fee or Thirty Eight Thousand Seven
Hundred Fifty Pesos (38,750.00 Php) shall be given upon submission of Schematic Design
Deliverables (see Part I of Service Proposal)
c. A partial payment of 15% of Professional Service Fee or Twenty Three Thousand Two
Hundred Fifty Pesos (23,250.00 Php) shall be given upon submission of Contract Documents
Deliverables (see Part I of Service Proposal)
d. The remaining balance 10% of Professional Service Fee or Fifteen Thousand Five
Hundred Pesos (15,500.00 Php) shall be given upon substantial completion of construction.

V. Mode of Payment

a. Bank Deposit: BDO Savings Account

VI. Exclusions from Services and Fees

The following services are NOT included in the above mentioned quoted Architectural Interiors Services.
They will be provided, if authorized or confirmed by the Owner in writing, and shall be subject to
additional or separate compensation to be agreed upon by both parties:

a. Revision on the drawings, specifications or other documents after the submission of drawings.
b. Detailed estimates, detailed construction cost, preparation of Bill of Materials, equipment
and labor payment and review of supplier’s billings and other related services.
c. Services required after turnover of contract or after final acceptance of substantial completion
of the project by the Owner.
d. Full-time Project Management services or site supervision does not form part of this agreement.
A third party may provide such service or such shall be provided by the Architect’s
representative to be based on a separate contract of services.
e. Other Design Services (Landscape Design, Acoustic Design, Electronic Design)
f. Legal Fees, LGU permits and other similar fees
g. Bonds and Insurances
h. Site Visit Expenses (Transportation/lodging expenses if applicable)
