DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESNTS:

residents of Dalahikan, Samboan, Cebu, for and in consideration of the

currency, to us in hand and paid by ____________________-- (“BUYER”),
Filipino, of legal age, single and a resident of Mandaue City, Philippines,
DO HEREBY SELL, TRANSFER, AND CONVEY unto the said BUYER, her heirs
and assigns, a portion of a parcel of land more particularly known as Lot
No. 9628-PART situated in Dalahikan, Samboan, Cebu, consisting of
____________Square Meters (___ square meters), and more particularly
described as follows, to wit:

“A parcel of land known as Lot No. 9628-PART located

in Dalahikan, Samboan, Cebu, Bounded on the North
by Lot 9629, on the East by Provincial Road, on the
South by Lot No. 9627, and on the West by Seashore
(Tañon Strait), containing an area of __________ (____)
SQUARE METERS, more or less.”

We hereby represent and warrant: that we have a good, valid, and

subsisting right, interest, and title to the above-described property herein
sold to the BUYER; that the above-described parcel of land is free from any
and all liens and encumbrances whatsoever; and that there is no pending,
threatened or imminent action or controversy, whether administrative or
judicial, involving or affecting the above-described property.

We undertake and agree to defend the title to the above-described

property herein sold to the BUYER against any and all claims of third
persons or entities, and to defend the BUYER against all actions for eviction.
Furthermore, we further undertake and agree to execute, secure and/or
deliver any and all documents, contracts, agreements and/or other
writings to complete and guarantee the title of the BUYER to the
above-described property so that it may be validly and effectively
transferred to and registered in the name of the BUYER.
