San Francisco Rental Market Update


San Francisco rent remains the most expensive in the nation, with $3,500 as the average rate for a 1-bedroom
and $4,730 for a 2-bedroom unit. San Jose comes in third at $2,550 and $3,010, respectively. Oakland is
seventh most expensive with rents of $2,100 and $2,500, respectively. For the August 2018 rental report,

MIRA

MIRA is Tishman-Speyer’s unique third SF condo project in South Beach. 400-foot twisted tower is located
across the street from LUMINA and Infinity at 160 Folsom Street. MIRA, which means "to look" in Spanish, will

Proposition 10 aims to repeal the Costa-Hawkins Rental Housing Act this November.

What is Costa-Hawkins Housing Act?

Costa-Hawkins is a state law that sets restrictions on rent control for the 15 cities in California that are rent-
controlled, including San Francisco. There are three main provisions:

• It protects a landlord’s right to raise the rent to market rate on a unit once a tenant moves out.
• It prevents ci\es from establishing rent control—or capping rent—on units constructed a^er February 1995.
• It exempts single-family homes and condos from rent control restric\ons.

Experts say that the housing and construction industry will be hugely impacted if voters pass Proposition 10 and
Costa-Hawkins is repealed. It would prevent California cities from applying rent control to newly constructed
buildings.

A group that represents landlords, property managers, developers and investors, has raised $12 million so far to
fight Proposition 10. The Los Angeles Times reports that California Apartment Association is willing to give more
than $60 million to the fight Proposition 10. The Yes on Prop 10 campaign has raised $2 million so far.
Californians voters will decide this November whether cities can adopt rent control ordinances. More details are

New to Fine Dining: Angler at 132 Embarcadero

The talents behind 3-Michelin-starred Saison are opening a sister restaurant named Angler next Tuesday, Sep.
25. Angler will offer seasonal seafood crafted by chef Josh Skenes in a more casual setting. The restaurant
includes a raw bar, offering oysters, clams, and dishes less familiar to Saison diners.

Angler has 100 seats and is decorated with a fireplace, exposed brick, rusted steel beams, and mermaid tiles. It
features live tanks displaying wild-caught fish and shellfish, and a 32-ft hearth to focus on live-fire cooking.

Farmers Market at The Embarcadero

Find every color and type of food that you can imagine in one place. The Ferry Plaza Farmers Market is open
three days a week: Tuesdays 10AM-2PM, Thursdays 10AM-2PM, and Saturdays 8AM-2PM. The Farmers
Market has an abundance locally grown fruits and veggies, organic meat and fish, baked goods, and much more.
Inside the historical Ferry Building, you will find amazing shops, bakeries and restaurants.

My ultimate favorite here is Argentinian bakery El Porteño, which specializes in a variety of empanadas &
cookies. They have the best empanadas and alfajores in the city! You must stop by El Porteño—any day of the
week.

2018: The Summer of Sizzle


Summer market real estate sales in Northern California offered plenty of sizzle with prices con\nuing to rise through the spring and summer.
However, the search for the steak – those increasingly hard to find homes – remained a challenge throughout the summer with historically
low inventory levels con\nuing as both a regional and na\onal trend.

Sales of single-family homes fell on an annual basis across most Northern California coun\es. San Francisco stood out as the excep\on, with
sales volume actually rising by 2.4 percent compared to the year prior. As of June, sales of exis\ng homes across much of the Bay Area fell
7.6 percent below the long-term average. This restricted inventory translated into a con\nued up\ck in home prices despite rising interest
rates and federal income tax reform that greatly reduces the deduc\bility of mortgage interest and property taxes.

With regard to pricing, San Francisco’s median home price rose by 7.3 percent annually to more than $1.3 million, while the median price for
Bay Area homes rose by 12.9 percent to $875,000. In par\cular, luxury home prices in select Northern California communi\es con\nued to
see increases of anywhere from 12 to 14 percent over the prior year. In fact, Northern California is now home to four of the top 10 fastest
growing luxury real estate markets in the country, according to Realtor.com. This includes Santa Cruz, San Mateo, Santa Clara, and Monterey
coun\es.

With spring and summer tradi\onally the busiest period of the real estate market, we can expect the above trends to con\nue through the
remainder of 2018. We an\cipate modest price expansion due largely to \ght inventory through the end of the year. As such, we
recommend interested buyers and sellers alike u\lize the local market exper\se of experienced Realtors to help maximize their advantage in
this challenging market.
