RENT AGREEMENT

This Rent Agreement is made on this xxx day of xxxxx, 2018 by J. Amsaveni, W/o N.
Jayabalan, residing at No.120/58, Bharathiyar Road, P.N Palayam, Coimbatore-641037,
herein after called the Owner, Party Of the first part
AND
Red Chilies, through its proprietor __________ called Tenant, Party of the Second Part.

That the expression of the term , Owner and the Tenant Must mean and include
their legal heirs successors , assigns , representative etc. Whereas the Owner is the
absolute owner and in possession of the property No No.120/58, Bharathiyar Road, P.N
Palayam, Coimbatore-641037 and has agreed to let out the two office Rooms, set on
said property, to the Tenant and the Tenant has agreed to take the same on rent of
Rs. 15,000/- (Fifteen Thousand) per month.

NOW THIS RENT AGREEMENT WITNESSETH AS UNDER:-

1. That the Tenant must pay as the monthly rent of RS. 15,000/- (Fifteen Thousand) per
month, excluding electricity, water and other incidental charges.

2. That the Tenant must deposit a sum of Rs. 1,00,000/- (Rupees One Lakh only) as the
security amount, which must be refunded by the Owner to the Tenant at the time of
handing over possession of the demised premises by the Tenant to the Owner after
adjusting any dues or cost towards damages caused by the negligence of the Tenant or
the person he is responsible for, normal wear & tear and damages due to act of god
exempted.

3. That the Tenant must, in addition to the monthly rent, pay for the use of electricity and
water as per bills received from the authorities concerned directly. For all the dues of
electricity bills & Water bills till the date the possession of the premises is handed over
by the Tenant to the Owner it is the responsibility of the Tenant to pay and clear them
according to the readings on the respective meters . At the time of handing over
possession of the premises back to the Owner by Tenant, it is the responsibility of the
Tenant to pay electricity & water bills, as presented by the Departments concerned
according to the readings on the respective meters up to the date of vacation of the
property.

4. That this Agreement is granted for a period of Eleven (11) months only
commencing from ___________ and this lease can be renewed further by both
the parties with their mutual consent and by enhancing Rs.500/-in monthly rent
by Rs.500/- every 11 months.
5. That this Agreement may be terminated before the expiry of this tenancy period
by serving One month prior notice by either party for this intention .

6. That the Tenant must maintain the demised premises way it has been let out. That no
structural additions or alterations must be made by the Tenant in the demised premises
without the prior written consent of the Owner. However the day-to-day minor repairs
will be the responsibility for the Tenant at their own expense.

7. That the Tenant must not sub–let, assign or art with a certain portion of the demised
premises or retained premises in whole or part thereof to anyone in any circumstances
whatsoever.

8. That the Owner holds the right to visit in person or his authorized agent(s), servants,
workmen etc., to enter upon the demised premises for inspection or to carry out
repairs, construction, as and when required, at any reasonable time.

9. That the Tenant must use the above said premises for Commercial Purpose Only and
should must not use it for residential purpose.

10. That the Tenant must keep the said premises in clean & hygienic condition and must
not do or causes to be done any act which may be a nuisance to other.

11. The Tenant must abide by all the bye - laws , rules and regulation, of the local
authorities in respect of the demised premises and must not do any illegal activities in
the said demised premises.

12. That the Tenant must not store or keep any offensive, dangerous, explosive or
highly Inflammable articles in the said premises and must not use the diminished
premises for any unlawful activities .

13. That both the parties have read over and understood all the contents of this agreement
and have signed the same without any force or pressure from any side.

In WITNESS WHEREOF the Owner and the Tenant have hereunto subscribed their
