1 - Technical and performance requirements for door sets
in new build and refurbishment works

1.1 - General
. Door sets for bedroom entrances, meeting room entrances and between inter-connecting
bedrooms are covered in this document.
. Door sets intended for use in Accor Group establishments shall as a miniumum comply
with the technical requirements stated in this specification.
If the relevant statutory obligations are more severe than this specification then the
statutory obligations shall apply.
. The functional or performance requirements , as defined for each of the Accor hotel brands,
cover the following criteria:

1 - acoustic attenuation
2 - fire resistance
3 - stability when there are different environments on either side of the door
4 - type of threshold
5 - type and material of the frame
6 - clear opening size
7 - spyhole viewer in the door
8 - type of lock
9 - door finish
10 - hinges
11 - type of door closer

1.2 - Essentiel requirements applicable to entire door sets


. It shall be essential for the appointed joinery manufacturer to provide the whole door set:
frame + threshold + door; this requirement will provide a guarantee on the level of fire resistance
and of acoustic performance and will ensure that the component parts of the door set
fit together properly.

. Whatever type of threshold is required for the door, it shall be fixed in the factory to the
jambs of the frame. The door set shall thus be supplied with all 4 sides assembled; this
arrangement will improve the fixing of the door set and guarantee the position of the threshold in
relation to the frame.

1.3 - Acoustic performance of door sets
1.3.1 - General
. The levels of acoustic performance of door sets have been selected in order to achieve, if they
are fixed in accordance with good practice, the acoustic insulation (between the corridor and the bed-
room and between the communicating bedrooms) as specified in the acoustic specifications for the
brands reference DA0040.

1.5 - Stability when there are different environments on either side of the door
1.5.1 - General
The stability criteria of the door characterises how much it will deform (warp) depending on the
difference in temperature and of humidity on each side of the door; in accordance with standards
EN 12219 and 1121, stability category A is that where the door has no particular requirement to avoid
warping and category C is where it will have the highest resistance to warping.

1.5.2 - Required levels of performance

1.6 - Type of threshold
1.6.1 - General
The "Swiss" type (chamfered and rebated) threshold is specified for all brands that do not provide
room service in the bedroom served from a trolley, as this type of threshold is the most likely to
guarantee a seal at the bottom of the door for a long period. Subject to more stringent requirements
from local regulations , threshold pieces should not project over finished floor by more than 20mm :
the sections of the Swiss thresholds specified in the tables hereafter meet that requirement.
If room service is provided, then a flat pyramidal threshold shall be required.

1.7 - Type and material of the frame


1.7.1 - General

. The finish of the frame (paint, varnish, etc.) shall be as specified by the hotel brand or by the Interior Designer .

1.7.2 - Particular requirements


Reminder: the threshold to the door must be factory-fixed to the jambs of the frame; the frame is
therefore supplied with all four sides assembled.
Frames shall be in timber for all brands; metal frames should not be used.
For painted frames, preference shall be given to PEFC (Pan European Forestation Control) certified
timber: for example glued/laminated/finger-jointed beech; otherwise a red imported hardwood
shall be selected, but we do not recommend their use from an environmental point of view.

1.8 - Clear opening size


The minimum clear passage (between open leaf and opposite frame jamb, see sketch here under)
shall not be less than 800mm. ACCOR recommends the use of standard "900mm" door sets to
ensure effective clear passage and avoid manufacturing (more expensive) special size door sets .

1.9 - Spyhole viewer in door
1.9.1 - General
Certain brands require the installation of a "wide-angle" spyhole viewer, of the fire resisting type,
compatible with the certified fire resistance of the door set, in bedroom entrance doors
and meeting room entrance doors (see table below).
The spyhole viewer shall be centered in width and positioned at a height of 1500mm, ± 5 mm ,
in standard bedrooms with an additional spyhole at 1300mm, ± 5 mm, in wheelchair accessible
bedrooms.

1.10 - Lock
1.10.1 - General
. the type of lock shall be as specified by each brand .
. the cut-out in the door (for the lock) and in the jamb of the frame (for the striker plate) shall be
made in accordance with the machining drawing specified by the lock manufacturer.

1.10.2 - Requirements
It is strongly recommended to have the lock cut-out in the door being made by the door
manufacturer in its joinery shop .
The door to the mock-up room constructed on site shall be fitted with the complete lock; the
validation of the door set / lock assembly shall be carried out at this stage on the mock-up by the
manufacturers of the door set and of the lock, before manufacture of the door sets starts in the
factory.
The centre line of the handle shall be positioned at 1000mm, ± 5 mm, from the bottom of the door;
(except for locks with a digital keypad where the keypad must shall be positioned at 850mm,
± 5 mm).
The fire certificate shall cover the door set and lock assembly.

1.11 - Door finish
1.11.1 - General
The type of finish for the door shall be as specified by the brand (F1, Etap Hôtel, Ibis, Novotel, etc) or
by the Interior Designer.

1.11.2 - Particular requirements for door finish


In the case of non rebated door leaf with a laminated finish , it is important to protect the
laminate edge from damage (luggage impacts on vertical edge or wedge use on bottom door edge);
to that effect the laminate finish (corridor side) shall be chanfreined (3x3mm) on vertical edge (handle side +
bottom door edges) or door leaf framing in hardwood .

1.11.3 - Requirements for laminated finish


Laminate facings shall be at least 0.8 mm thick.

1.11.4 - Requirements for veneer facings


Timber veneer facings shall be at least 0.5 mm thick.

1.12 - Hinges

The hinges shall be of the "heavy-duty" type if the door weighs more than 44 kg/m².

1.13 - Door closer


1.13.1 - General specification
The door-closer shall be as specified by each brand.
The force of the door-closer shall depend on the width and weight of the door; in accordance with
standard EN1154, usually the "force 3" is chosen .

1.13.2 - Particular requirements


The adjustment of the 2 sequences of closure of the door shall comply with the following
requirements:
- 1st sequence before final latching: the closing time taken shall be between 10 and 13 seconds
in order to allow a suitcase to be carried through without hitting the door as it closes;
- 2nd sequence, final latching: shall allow the latch to engage without slamming
the door.

2 - Particular case of refurbishments: solutions to be applied

This paragraph covers the main refurbishment cases requiring the replacement of the bedroom
entrance door set.

2.1 - Essential requirements


.acoustics: the acoustic performance of the replacement door set and of the partition that
supports it must be consistent: installing a high-performance door set in a partition with a
low level of acoustic performance would be a failure, as the overall level of performance (partition
& door set) will be restricted by the performance of the weakest part, the partition; if the corridor
partition is in plasterboard or hollow bricks or any other acoustically weak material and its area
around the door set is significant, then it will be necessary to improve it with an acoustic lining (see case No. 4
below).

.structural: the replacement door sets are heavy (up to 85/90 kg); building them into a
structurally weak partition built from plaster blocks or hollow bricks will require reinforcements to
transfer efforts to structure (floor slabs), in addition to its fixings into the partition; the objective
shall be to avoid cracking the partition and to guarantee its structural behaviour (see cases nos. 2,
3 and 4 below).
.fire: the fire certificate shall cover the door set & lock assembly; in the event of the replacement
of the door set and the reuse of the existing lock, it shall be essential for both items to be
covered by a common fire resistance certificate.

2.2 - The main refurbishment cases: what are they and what are the solution ?

Case No. 1
In which situations? :
- where the frame is cast into corridor partition;
- or where there is a narrow bedroom entrance corridor (ex : plaster blocks or hollow bricks ) not cracked
around the existing frame.
Principle of the solution:
- installation to the existing frame (retained) of a "refurbishment" type door set.

Case No. 2
In which situations? :
- narrow bedroom entrance corridor (plaster blocks or hollow bricks) cracked around the existing frame.
Principle of the solution:
- cut out the existing frame and its over panel with a power saw;
- install an H-shaped frame, with full-height jambs and over panel comprising 2 x 2 layers of plasterboard
with 40mm mini mineral wool 40 to 50kg/m3 in between ; the 2 jambs of the frame shall be fixed with
brackets at top and bottom & plugged and screwed into the corridor partition and the cross wall.

In which situations? :
- bedroom entrance corridor with closed wardrobe , cupboard & corridor partition made of plaster blocks or
hollow bricks.
Principle of the solution:
- cut out the existing frame and its over panel ;
- install an H-shaped frame, with full-height jambs + construction of an over panel comprising 2 x 2 layers
of plasterboard with mineral wool (40mm mini thick , 40 to 50kg/m3) in between ; the 2 jambs of the
frame shall be fixed with brackets at top and bottom & plugged and screwed into the corridor partition.

Case No. 4
In which situations? :
- "wide" bedroom entrance & with the corridor partition made of plaster blocks or hollow bricks.
Principle of the solution:
- cut out the existing frame along its entire perimeter ;
- install a full-height H-shaped sub-frame on the inner face of the corridor partition & install a "new" type
door set inside the sub-frame; the 2 jambs of the sub-frame shall be fixed with brackets at top and bottom
& with long brackets (to spread the efforts) secured to the corridor partition;
- install an acoustic lining on the bedroom side of the partition and its over panel : 1layer of 13mm
plasterboard on framework (timber or steel) and mineral wool (40mm mini thick , 40 to 50 kg/m3).

2.3 - Retaining and refurbishing existing bedroom entrance door sets
2.3.1 - Principles and limits of such solution
The refurbishment shall be aimed in particular at improving the seal between the door, its frame and
the floor.
This solution enables defects in the seal to be overcome, but its effect is very limited and, in general
only transforms a very uncomfortable situation, from a noise viewpoint, to an uncomfortable situation.
In addition, this solution cannot always be considered when taking into account the minimum clear
passage for access to wheelchair bound people .
2.3.2 - Example
The solution shall comprise the installation (A) of an additional seal between the frame and
the door & (B) a splayed and rebated threshold (for hotels not providing room service on a trolley:
see case 4).

- (A) screw a profile (e.g. in aluminium -ref 4 and 5) with a rubber gasket onto the 3 sides of the
frame (side facing corridor): this profile must be accurately positioned before it is fixed to the frame;
the gasket shall be compressed to half its depth when the door is closed; the objective shall be to
guarantee the seal between the door and the frame, however much the door is warped: before
fixing the gasket, fix a wedge of half the depth of the gasket between the supporting profile and
the door along its length; the profile can then be fixed with screws to the frame.
"- A rubber gasket of circular section on aluminium profile (ref. 4) shall be used on the lock side &
on the top rail of the frame ; a lipped gasket on aluminium profile (ref. 5) shall be fixed on the jamb
next to the hinges in order to resist the shearing force as the door is closed .
"- A batten (ref. 6) shall then be fixed to provide a finish and protect the profile .
The thickness of the profile shall be approximately 7.5mm , the clear opening width will thus be
reduced by about 15mm .
As an example , the kit manufactured by DUAL -www.joint-dual.com- may be used : aluminium
profile type "support A" and circular rubber gasket type "TN7" and lipped gasket type "LND" .

(B) screw a "Swiss" profile threshold to the floor:
position this threshold accurately
before it is fixed directly to the structural floor
(after removing carpet), the gasket shall be
compressed to half its thickness when the door
is closed; the objective shall be to guarantee a
seal between the bottom of the door and the
threshold, however warped the door is: before
fixing the gasket, a wedge of half the thickness
of the jointshall be inserted between the
threshold (for its full length) and the door, the
threshold shall be fixed in this position.

Maximum height of the threshold: 20 mm above the


floor finish (unless the regulations are more restrictive).
For example, the threshold manufactured by DUAL –
www.joint-dual.com – may be used: type
« new/refurbishment threshold ".

3 - Fixing of the door set and its fittings (new and refurb)
3.1 - General
. in order to assure the fire resistance, the acoustic insulation and anti-intruder security between
the corridor and the bedroom, between bedrooms, between corridor and meeting rooms, together
with anti-intruder security in these rooms, the operations to be carefully carried out shall be:
- fixing the door set
- fixing the door-closer
- fixing the lock
. a solution that appoints a single contractor to carry out all of the work (fixing door set & door-closer
& lock) shall be favoured.

3.2 - Specification of the fixing process: who does what ?

: the type of fixings according to the nature of the partition ;

between the threshold , the feet of the frame jambs and the
structural slab and the tolerances to be respected : compression
of the seals and the centering of the door within the door set .

maximum thickness not to be exceeded .

- The means of verification of its correct installation: dynamometer.

3.3 - Training of the fixers: what are the manufacturer's responsibilities

3.4 - Construction of a mock-up: what are the requirements and objectives?


A mock-up door set shall systematically be constructed on site, following a written procedure and
using the installers who will carry out all of the works.
The objectives of the mock-up shall be:
Ø To train the installers in the construction of the full element - door set, lock & door-closer.
Those responsible: the manufacturers.
Ø To carry out the installation and the adjustments following the pre-established procedures and
working drawings. Those responsible: the installers.
Ø To validate the compliance of the full element: sealing, opening/closing effort, complete
locking under the effect of the door-closer. Those responsible: the manufacturers & the Project
Manager or the Client's representative

Ø Validation of the compliance of the full element (door set, lock & door-closer) shall
be carried out in the presence of the installers, the manufacturers of the door set and of the lock,
together with the Project Manager or Client's representative; a report shall confirm this validation
and indicate any comments, instructions, etc. by the participants of the validation.
