1 Foundation Earthwork excavation for column footing As per drawing- Isolated/


combined footing using manual labour or JCB, and laying of P.C.C

Laying Concrete of M20 grade/ As per drawing

2 Column Providing shuttering and concreting of columns using M20 grade


concrete of required size & orientation/As per drawing

3 Plinth Providing size stone masonry in Cement mortar 1:8 (of size 18”x16”)
below the periphery (outer) beams. Casting of plinth beam with
required shuttering, steel and M20 grade concrete / As per structural
drawing.

4 Block work 8”/6” thk Block masonry for main walls & 4” thk partition walls-using
cement mortar 1:6.

5 Beam & Slab Providing shuttering to support beam and slab system, placing & tying
of reinforcement as per design and concreting using M20 grade
concrete /As per drawing.-Floor height of 10.5ft (including slab)

6 Plastering Plastering the walls and ceiling with cement mortar & lime rendered
finish for internal walls and Sponge surface finish for external walls

7 Lintel/Chejja/ Cut lintel will be provided on the opening. Lintel, Loft/Chejja height
loft shall be 7.0ft from FFL/As per Arch drawing.

8 Steel Reinforcement Steel 500TMT will be used for all structural work
(Prime Gold, India gold, SUNVIK, MEENAKSHI). Reinforcement
steel consumption @ 3.0 kg’s avg per sft.

9 Wood Works Main Door (3’6”X7’0”) & Puja door (3’0”X7’0”) Honne, Other Doors
are of Sal wood frame with flush shutters,

Window –2.5 track UPVC window with 5mm glass and Grill work for
opening.
MAIN Door - Providing and fixing Honne Wood MAIN DOOR frame
with 8” x 2.5”size, shutters around 4” x 1¾” with 1”th. panel Brass
tower bolts, hinges, screws, handles and locks.
Providing and fixing first class door frames 4” x 2½” size, with
readymade flush door or panelled doors. Every door will have Iron
oxidized hinges, tower bolt, screws, handles etc. All toilet doors will be
with water proof treated flush door’s.
Minimum of 4 points will be provided for all the rooms using standard
10 Electrical I.S.I brand materials. One A.C Point will be provided for all the bed
Works rooms. One telephone and one cable T.V point will be provided.
Maximum 4 camera points will be provided. Maximum of 2 points (15
Amps) for water pump will be provided. All electrical fittings lights,
fans, heaters, air conditioners, pump sets etc. are not included in this.
(Maximum of 80 points will be provided including lighting and power)
ISI approved Brands like Anchor and Finolex wires,
Legrand/Havels/Anchor Roma Switches.
Varnishing the teak wood main door with full putty sealer coat
11 Painting including polishing.
Painting the doors and windows with one coat of wood primer and two
coats of enamel
Painting with full putty.
All grills will be painted with two coats of enamel paint.
All inner walls of the building will be applied two coats of Tractor
Emulsion paint over one coat of Primer and Birla/JK putty putty.
All outer walls will be painted with two coats of ACE/APEX paint over
one coat of White cement.
Double charged Vitrified tiles and skirting height of 4”, Bath room tiles
12 Flooring and 7’6”ft height glazed tiles wall cladding of Simpolo, Johnson, sonara, or
wall tiles Somany Company tiles or Equivalent make and anti-skid ceramic tiles
for flooring .
Kitchen 3’0”ht Wall glazed tile dadoing. Black granite seated on flat

Supplying and fixing rigid PVC pipes of any ISI make with G.I. fittings
15 Plumbing for the open lines. CPVC pipe for bath room concealed lines complete
including cutting, and fixing in the walls and finishing by C.M 1:4 etc.
Supplying and fixing True bore or Avon plast PVC pipes in open lines
with GI clamps including necessary fittings.
Supplying and fixing brass gate / ball valve with lever of necessary dia
with all necessary arrangements etc. any ISI make
(PVC SUPREAM pipes& fittings, Ashirvad water pipes and fittings)

Supplying and laying PVC pipe of ISI make for waste water lines and

Exclusion’s

1. External Elevation
The Elevation will have simple Bands, Groves and also with painting colours.
Any special elevation finish such as tiles, marble, granite etc. and also
R.C.C or brick fins, boxes, Cornice works, Slope or Curved roof and any specific design
works will be extra as per actual execution and applying the current market rates.
2. Compound walls and gates will be extra..
3. Electrical fixture. (Light and Fan Fittings).
4. Double height roof will be full measurement.
5. Terrace Clay tile.
6. Utility grill and safety grill and safety door.
7. Home automation and video display and fixture.
8. If owner provides material it should be in ready to use.
9. All Taxes applicable.
10. If client needs marble flooring and laying will be charged extra.
11. Security room construction cost will be extra.
12. BBMP/Nagarasabha/ Panchayat plan sanction, Electrical power sanction (Temporary &
Permanent), sanitary connection, road cutting and other office works will be charged extra
as per the guidelines & actuals. Water & Power for construction charges to be borne by the
client.

NOTE :-

The amount is applicable only for mentioned above details and if any missed items than charges
will be claimed extra.

The contractor has to follow all the proportions, sizes and drawings as per structural and
architectural drawings

All the measurement done for roof area

The quoted price is valid for 3 months only.

Payment details :-

1. Advance 10% before starting the work


2. After completion of plinth beam 10% ( plinth is complete)
3. After completion of First Roof slab 10% ( once shuttering is started)
4. After completion of Second slab 10 % ( once shuttering is started )
5. After completion Third Slab 10% (once shuttering is started )
6. After completion internal plastering 10%
7. After completion of external plastering 10%
8. After completion of flooring & Painting 10%
9. After completion of widow 5% ( for purchase of wood )
10. After final paint completion10%.
11. Balance of 5% will be paid after completion of house.
(total built up area is approx.. 3500 square feet and the actual measurement is done once
building is complete.)
