PREAMBLES TO THE BILL OF QUANTITIES

1. GENERAL

1.1 The Bills of Quantities herein, including all notes and Instructions form an integral part of the
Contract Documents. However, the descriptions contained in the Bills of Quantities for each item
are not necessarily complete.

1.2 The rates for each item must be comprehensive and must include for complying with the
Specifications and all obligations under the Contract Including all matters and things necessary
for the proper construction completion and maintenance of the Works. No claims for additional
payment will be allowed for any error or misunderstanding by the Contractor of the work
involved.

1.3 The rates for each item must allow for all costs and expenses in complying with all general
risks, liabilities and obligations set forth in the Drawings, Specifications and Conditions of
Contract, including but not limited to the following:

1.3.1. Labour, supervision and all associated costs.

1.3.2. Materials, goods, consumables and all associated costs.

1.3.3. Fitting and fixing materials and goods in position.

1.3.4. Provision of plant, equipment and tools.

1.3.5. Restriction of working areas, working hours and procedures.

1.3.6. Temporary works.

1.3.7. Establishment, administration and overhead charges and profit

1.4 Where quantities are indicated to be “Provisional" they shall be re-measured in accordance
with these measurement rules. The value of work for the actual quantities as measured shall be
paid to the Contractor at the rates inserted by him in the bill of quantities and the Contract Price
shall be adjusted accordingly;

1.5 The prices and rates entered by the Contractor against items in the Bills of Quantities shall
apply throughout the duration of the Contract to the execution of these items in any location and,
except where otherwise provided for, to any additional work ordered by the Engineer and/or the
Employer.

1.6 A price or rate is to be entered against each item in the Bills of Quantities and any item left un-
priced will be deemed to be included for elsewhere in the Bills of Quantities and hence the rate
for that item will be considered as nil

2. METHOD OF MEASUREMENT

2.1 The quantities in the Bills of Quantities have been prepared generally in accordance with POM (I)
The Principles of Measurement (International) for works of Construction dated June 1979
published by Royal Institute of Chartered Surveyors, 12 Great George Street, Parliament
Square, London, SW1P, UK amended to suit local practice & conditions. The description of each
item (which description shall imply references to any heading, sub-heading, preamble or other
clause of item which shall apply) shall be held to include all claims, Materials, workmanship,
including all taxes, duties, charges, all Government levies, landing charges, transport, profit and
overheads and all other incidental costs to complete the Works.

2.2 The Contractor shall not use these Bills of Quantities as a construction programme or for the
purposes of ordering materials or arranging sub-contracts. The references for these activities
shall be the Drawings, Specifications and instructions issued by the Engineer.

2.3 These preambles are to be read in conjunction with the item descriptions in the Bills of Quantities.

2.4 “As described” means as described in the Specifications.

ABBREVIA TIONS
In the Specification and Bills of Quantities the following abbreviations have the meanings hereby
assigned to them

B.S. - Means the specification issued by the British Standards Institution.

C.P. - Means the Code of Practice issued by the B.S.I.
AASHTO - Means the specification issued by the American Association of the State

ASTM - Means the specification issued by the American Society for Testing and

3. PRICING GENERALLY

3.1 Rates for various items throughout the Bills of Quantities shall include unless otherwise stated
or measured, for cutting of every description and the consequent waste, for work in girths widths
or heights of less than 300 mm and for all short lengths.

3.2 Rates for all work shall include for protection until taking over of works by the Employer and
provision of samples.

3.3 All measurements are net and the rates shall include for all laps, waste working space and
trade or traditional allowances.

3.4 The pricing of materials shall take, account of the following:

3.4.1. Pricing Preambles and Specifications shall apply reciprocally between sections of the
works unless otherwise described.

3.4.2. Materials shall be of the quality specified unless otherwise directed by the Engineer.

3.4.3. All materials shall be transported, handled, stored and fixed in accordance with the
printed instructions or recommendations of their manufacturers or suppliers.

3.4.4. Protection of completed work, all casings and temporary coverings and making good,
cleaning and polishing and clearing away upon completion.

3.5 The prices shall be comprehensive and must include for complying in all respects with the
Instructions to Tenderers, Conditions of Contract, Specifications and Drawings and for all matters
and things necessary for the proper construction, completion and maintenance of the whole of
the Works. No claims for additional payment will be allowed for any error or misunderstanding by
the Main Contractor of the Work involved.

3.6 Lump sums shall not be given where unit rates are applicable.

3.7 Where the word "allow" is used, the cost of the item shall be the responsibility of the Main
Contractor.

3.8 The amounts set against any item of overhead shall include for all costs in connection with
letters of credit, bank charges, interest charges and insurance after the materials, come under
the control of the Main Contractor.

3.9 The rates inserted will be used to determine the amount of the Contractor's Interim Payments.

3.10 The Tenderer shall submit the analysis of the "Tender Sum" with a full and detailed rate
breakdown of all the BOQ items including spare parts items, together with their tender
submission. The breakdown is to show the actual calculations of the General Items, labour, Plant
and Materials, Cost for the Works, the build-up of measured rates with on-costs and overheads
and any other allowances used to arrive at the Tender Price. In addition the Tenderer/Contractor
will be required to provide the Engineer within 48 hours with a full and detailed breakdown/ any
other information if requested.

3.11 The rates inserted in the Schedule of Day works if any, shall be deemed to be the rates used by
the Main Contractor in making up rates for works items in all parts of the Bills of Quantities.

4. VARIATIONS

4.1 The rates inserted in the Bills of Quantities with the application of the adjustment item will be
used to value any variations to the work, whether omissions or additions. The Main Contractor
shall not be entitled to payment for profit and overheads on the value of the Work omitted.

5. SHOP DRAWINGS

5.1 The rates in the appropriate section shall include for design of the elements as specified in the
Contract and for providing working drawings, shop drawings, schedules, specifications,
calculation and third party verification wherever applicable or as required / advised by the
Engineer, etc and for obtaining the Engineer's approval.

6. ADJUSTMENT

6.1 The adjustment item shown on the General Summary page, if any, shall apply to all Bills
(excluding Provisional Sums) unless clearly indicated otherwise. In the event that a Contract is
awarded on the basis of this tender, the Adjustment Item, calculated as a percentage of the total
tendered sum or the total for the Bills indicated, shall be applied to all rates and items as entered
in the Bills of Quantities (including any addenda) and the Contract shall be signed based on the
inclusion of the adjusted rates and items. During this Contract, the adjusted rates and items shall
be applied during any re-measured works and in the Valuation of Variation Orders.

7. MATERIALS AND WORKMANSHIP

7.1 Tenderers are referred to the specification forming part of the contract documents, together with
the notes on all the contract drawings for the standard of materials and workmanship to be used
in construction.

7.2 Where not elsewhere defined, standards are to be not less than those specified in relevant
British Standards and Codes of Practice currently in force.

8. EMPLOYER SUPPLIED AND FIX ONLY MATERIALS

8.1 The expressions “Employer Supplied Materials” and “Fix only” shall mean the Items or
equipment, which have been procured and delivered at site, wherein the Contractor has to store,
install, and test and commission them as a part of the project, described in specification, in
contractual drawings and the Bill of Quantities.

8.2 The Engineer shall specify these items including all accessories, which are required to
complete the installation as detailed in drawings, specification or Bill of Quantities. The details of
material, supplier’s information and delivery details shall be issued to the Main Contractor when
they are finalized. However, contractor shall be responsible for quantification and informing the
Engineer.

8.3 The Main Contractor's responsibilities shall include but not be limited to the following;

8.3.1. Delivery of Employer procured material shall be agreed upon during the approval of
construction programme.

8.3.2. Verification of quantities of materials prior to placing of orders with the suppliers and"
advice the Engineer if there are any discrepancies.

8.3.3. Notify the Engineer in advance if there are any delays in delivery of
material/equipment, which may affect the completion of works according to the
programme.

8.3.4. Receive samples of materials delivered to site and installation of samples according
to manufacturer's recommendation or specification or as detailed in drawings and
obtaining of Engineer approvals of all materials included as fix only in his BOQ

8.3.5. Allow builders' work in connection with installations.

8.3.6. On receipt of materials supplied by Employer at site, the Main Contractor shall
unload, check for shortages, breakages, damages or any failures and notify the Engineer
within five working days.

8.3.7. The Main Contractor shall accept any deliveries or materials on site upon verification
with the approvals.

8.3.8. The Main Contractor shall be held responsible for any losses, breakages and
damages to material once he has confirmed acceptable delivery to site.

8.3.9. Maintain schedules of materials delivered to the site and the material installed with a
proper inventory.

8.3.10. Coordinate with the Subcontractors and issue materials as they are required on the
site.

8.3.11. Make necessary arrangements for protection of installed materials until taking over
works by the Employer including safeguarding against vandalism & theft.

8.3.12. Co-ordination with the Nominated Suppliers.

8.4 The MEP Sub-Contractor's Responsibilities shall include but not be limited to the following

8.4.1. Verify the quantities of material as per approved shop drawings/specification/as

required on site to complete the installation prior to placing of orders with the suppliers.

8.4.2. Check delivery orders with Main Contractor and advise them if there are any
additional items/missing accessories required for the installation at the time of delivery.

8.4.3. MEP Contractor shall issue a complete set of shop drawings to the Engineer through
the Main Contractor to verify the final quantities of material in order to procure material
on time to suit the construction programme. The MEP Contactor shall allow sufficient
time for procurement, anticipating the delivery period of materials and obtaining of
approvals of shop drawings.

8.4.4. Coordinate with Main Contractor and receive all material after checking of all items at
site store and distribution of them as required for the installation of all materials included
as fix only in his Scope.

8.4.5. MEP Contractor shall be responsible for any losses, breakages and damages to
material during distribution or installation.

8.4.6. Install samples of material to the satisfaction of the Engineer.

8.4.7. Install materials or equipment as per manufacturer's recommendations or as detailed

in drawings/specifications.

8.4.8. Allow for all fixings such as anchors, screws, bolts, washes and nuts.

8.4.9. MEP contractor shall allow for Antifungal mastic around all sanitary fixtures as
necessary to the approval of the Engineer.

8.4.10. Test and commission of fixtures or equipment and notify the Engineer for any defects
found.

8.4.11. Handover installed items to the Engineer.

9. SUPPLY ONLY

9.1 The expression "supply only" used in these Bills of Quantities means that the Main Contractor
is to provide for everything as defined in Clause GP4.1 of POM (I) in connection with such items
except fixing in position. All such items are to be delivered to site and stored in accordance with
the Engineer's instructions.

10. SUB-CONTRACTORS

10.1 Any sub contractors whom the Main Contractor proposes to employ for the works is subject to
the approval of the Engineer.

10.2 The Main Contractor should ascertain from sub contractors and suppliers before the work is put
in hand particulars of positions in which chases, holes, mortices openings and the like will be
required to be formed or left. No claim for the extra costs of cutting away work already built due
to the Contractor's failure to ascertain these particulars will be admitted.

10.3 Any sub contractor who has not been approved by the Engineer shall not be used in
connection with the carrying out of the Works.

10.4 The Main Contractor shall allow for any additional costs incurred due to sub contractors
working different hours from and extended hours to those worked by the Main Contractor.

11. NOMINATED SUB-CONTRACTORS

General Attendance on Nominated Sub-Contractors

11.1 Rates in the Bill of Quantities for General Attendance by the Main Contractor in respect of work
by Nominated Sub-Contractor or Government or Public Authority shall be for those General
Attendances referred to in Appendix ‘A4’ Provisional Sum Description/ Scope of work / Schedule
of Attendance / Builder’s Work.

Special Attendance on Nominated Sub Contractors

11.2 Any services required by a nominated sub-contractor beyond those referred to in the preceding
paragraph have been described in detail under "Special Attendance" in Appendix ‘A4’ Provisional
Sum Description/ Scope of work/ Schedule of Attendance / Builder’s Work.

Facilities for Direct Works

11.3 The Main Contractor shall afford the following facilities free of charge to other contractors
appointed by the Employer to carry out direct works not forming part of this Contract

11.3.1. Allowing use of scaffolding and all temporary means of access already fixed or placed
in position on the site for men and materials.

11.3.2. Use of shaded eating facilities, sanitary accommodation and welfare facilities.

11.3.3. Providing water for the Works at designated areas.

11.3.4. Providing power and lighting for the Works at designated areas.

11.3.5. Clearing away rubbish on a regular basis from designated ‘bin’ areas.

Fixing of Goods or Materials Supplied by Specified Suppliers

11.4 Rates for fixing goods and materials supplied by the Specified Merchant or Tradesman shall
include, but not limited to:

11.4.1. Quantification, placing of order, opening L.C. (if required).

11.4.2. Unloading, storing and hoisting.

11.4.3. Arranging for delivery or payment of carriage, where particulars are given.

Builder's work in connection with Mechanical, Electrical, Plumbing, Drainage, External services
and other Installations

11.5 Rates in the Bill of Quantities for Builders Work by the Main Contractor in respect of work by
Nominated Sub-Contractors for MEP or other sub-contract works shall be for those items of
Builders Work referred to in Appendix ‘A4’ Provisional Sum Description/ Scope of work/ Schedule
of Attendance/ Builder’s Work.

MEP Subcontractor's responsibilities in connection with Builders work for Mechanical,

Electrical, Plumbing, Drainage fixtures and other services installations:

11.6 Rates in the Bill of Quantities for Builders Work by the Sub-Contractor in respect of work sub-
contract works shall be for those items of Builders Work referred to in Appendix ‘A4’ Provisional
Sum Description/ Scope of work/ Schedule of Attendance/ Builder’s Work.

B. SITE WORKS

B.1 All quantities for excavation have been measured net with no allowance for increase in bulk or
working space.

B.2 The Tenderer shall allow in his rates for excavation for excavating in any material including
running silt, running sand and rock, commencing excavation of any depth, excavating below
the normal water table, excavating around existing services and mains, supporting the vertical
sides of excavations, working space and filling soft spots.

B.3 Rates for all excavation shall include for keeping excavations dry from water by whatever
means

B.4 Rates for disposal of excavated material shall include for any necessary double handling and
the provision of a tip, if necessary, including any charges in connection therewith & in
compliance with D.M. regulations.

B.5 Wherever the term “dispose on site” is stated within the earthworks section of the Bills of
Quantities, the quantities of surplus excavated material shall either be required to be used
elsewhere in the contract or stockpiled on site in a location approved by the Engineer.

B.6 Wherever the term “filling to make up levels'” is stated within the earthworks section of the Bills
of Quantities, the additional quantities of fill material required shall either be taken from
elsewhere or from the stockpiles of surplus excavated material located on site, if in excess or to
the approval of the Engineer.

B.7 Rates for excavation of trenches for pipes, cables and the like shall include for compaction,
disposal, dewatering and filling with selected excavated material, hand and machine
compacted as specified.

B.8 The rates for drains, inspection chambers, etc., are to allow for testing.

B.9 Rates for drain pipes generally are to include for all short lengths, back stops, plugs and
retaining and alignment pegs required in laying and for the extra involved over normal trench
excavating in hand packing and tamping selected fine material around the lower half of the
pipes to buttress them against the side of the trench. Rates are to include for leaving all pipes
clean and clear.

B.10 Pipes are measured net as laid and are to include for all drain fittings on all types of drain
pipes, extra joints of all types and cutting and waste on all pipes, for placing in trenches of any
depth, and building in to sides of inspection chambers.

B.11 Rates for drain accessories shall include for concrete surrounds and any additional excavation
and disposal.

C. CONCRETE WORKS

C.1 The Contractor is referred to the Structural Engineering Specification.

C.2 The rates for beds, blinding and the like shall include for trimming, grading and consolidating
the underlying surfaces.

C.3 No deduction has been made for voids less than 1.00 m3 and in these cases the shuttering
necessary to form the void shall be understood to be included.

C.4 Construction joints have not been measured but are to be included in the rates for concrete
slabs, beams, column and walls, etc. The position of all construction joints including water
stops shall be agreed with the Engineer.

C.5 The rates for concrete shall include for hoisting to any heights, or lowering to any depth,
scaffolding, haulage, transportation, placing, all concrete ingredients including all kinds of
admixtures, aggregates, water, mixing, compaction by vibrators if required, curing, hacking
surfaces for key, forming and grouting mortises, making good concrete in connection with holes
and mortises, all surface treatment to unset concrete special finishes to concrete where
described and all construction and day joints.

C.6 The rates for concrete casing to stanchions shall include for expanded metal lathing and angle
beads.

C.7 The rates for concrete shall include for joint sealing between concrete and block work.

C.8 Steel reinforcement is measured net in kilograms. No allowance has been made for rolling margin
or for overlaps.

C.9 The rates for rod reinforcement shall include for the fixing of rods of any diameter, extra
material in laps, supports, for straightening as necessary, cutting to length, bending to the
required shapes, binding wire, approved distance pieces, chairs, block spacers and for welding
of bars to form mesh reinforcement.

C.10 The rates for fabric reinforcement shall include for straightening before fixing, for all steel binding
wire, approved distance pieces and steel chairs where specified, and for all overlaps and cutting
and notching.

C.11 The rates for rod reinforcement shall include for the cost of calculating and preparing all bar
bending schedules to the approval of the Engineer. Bending schedules are to be prepared in
accordance with BS 4466.

C.12 The rates for shuttering shall include for all props, access/ structural scaffoldings, struts, stays,
wedges, bolts, all cutting labours at the intersections, overlaps, passing at angles, cutting and
fitting round projections and pipes, grooves of any sectional area, all stops, chamfers, splayed
angles, mould oil, strutting and supporting shuttering to any height and for easing, striking and
removal. The rates shall also include for chamfered edges to all external angles as detailed.
Rates shall also include de-shuttering and removing of props, panels etc.

C.13 The rates for precast concrete shall include for all reinforcement and for all moulds, square,
rounded and mitred angles, holes or notching for pipes, etc., and hoisting, setting and bedding
in position.

D. MASONRY WORKS

D.1 The rates for block work are to include for all cuttings, building to any height off slabs or beams,
raking out joints or hacking surfaces to form key, bedding and pointing frames, etc., building in
door and window frames and the like, building in or cutting and pinning in ends of lintels, steps,
timbers, steel sections, and the like, mortises and making good in connection with building in,
cutting and pinning in, holes and mortises.

D.2 The rates for block work shall include for all movement and expansion joints with compressible
filler and joint sealant where shown on the drawings or described in the specification.

D.3 The rates for block work shall include for ties at tops of walls and at horizontal abutments of
beams and vertical abutments of columns.

D.4 The rates for hollow block work shall include for filling blocks solid with in-situ concrete and
steel bar reinforcement where shown on the drawings or described in the specification and for
providing solid course of block work at sill level of all openings/ jambs and bearings of all in-situ
concrete lintels and at the top of all free-standing walls.

D.5 The rates for cavity walls shall include for ties as indicated on the drawings or described in the
specification.

D.6 Rates for block work shall include for execution of work in isolated areas and in panels to form
non-continuous work to include movement and expansion joints in accordance with
Specification and where shown on drawings.

E. METAL WORKS

E.1 Steelwork has been measured net as fixed and the weight given in kilograms with no allowance
made for rolling margin. Prices shall include for making all connections and providing all
accessories such as caps, haunches, gussets, end plates, splice plates, cleats, brackets,
stiffeners, distance pieces, separators, diaphragms, packing, shop and site bolts, nuts, washers
and rivets, and for drilling, welding, etc

E.2 Rates for painting shall include for touching up shop-applied primer on site as necessary to include
bolts, fixings, etc.

E.3 The rates for all steelwork and metalwork shall include for the following:

E.3.1. Ends, angles, intersection, ramps on frames, bearers, stays and the like.

E.3.2. Assembling and jointing together components.

E.3.3. The weight of weld metal in welded constructions

E.3.4. Members of any length.

E.3.5. Cutting to size and shape and joints in the running length.

E.3.6. Notches, holes, slots, mitres, angles, ends and for all drilling and splay cut ends.

E.3.7. Grinding welds to a smooth finish, unless otherwise required.

E.3.8. Fixing with appropriate non-corroding countersunk screws including holes unless
otherwise described.

E.3.9. Riveted and bolted work shall include rivets, bolts and holes and countersunk holes.

E.3.10. Approved protection to cut ends or holes in galvanised work or other applied finish.

E.3.11. All considerations arising from the Specification.

E.3.12. Floor plates, duct covers and the like shall include narrow widths, laying in position,
frames and for all holes, slots and the like and making good.

E.3.13. All preparation, protection coatings and final decoration with the items to which they
relate.

E.3.14. All fittings and fixing required, including grouting in position

E.4 "Welding" is deemed to be in accordance with the specification and for the material to which it is to
be used.

F. WOOD WORK

F.1 Sizes of sawn timber are basic.

F.2 Sizes of milled (wrot) timbers are finished.

F.3 Woodwork shall be deemed to be fixed with stainless steel nails unless otherwise described.

F.4 Screwed woodwork shall be so described and shall be deemed to be fixed with stainless steel
screws.

F.5 These preambles apply equally to all items measured as composite units.

F.6 The rates for woodwork shall include for the following:

F.6.1. Working to size and shape.

F.6.2. Raking, curved or splay cutting.

F.6.3. Short lengths, mitres, stops, ends and angles.

F.6.4. Rebates, chamfers, grooves, scribed edges, rounded edges and the like.

F.6.5. Cross grain and stopped work.

F.6.6. All joints in the running length including structural joints.

F.6.7. Cutting and fitting to steelwork.

F.6.8. All considerations arising from the Specification.

F.6.9. Trimming around openings.

F.6.10. Extra timber in joints, horns etc.

F.6.11. Notching, boring and sinking, rounded curves and splayed edges.

F.6.12. Holes for pipes, tubes, bars, cables, conduits, ducting, trunking and the like.

F.6.13. Treating backs of woodwork in contact with structure

F.7 The rates for framed woodwork shall include for the following:

F.7.1. Proper framed joints.

F.7.2. Gluing joints.

F.7.3. Dowelling cramps and/or screwing joints

F.8 The rates for milled woodwork shall include for the following:

F.8.1. Punching, fixings below exposed surfaces and filling flush.

F.8.2. Any necessary sanding to remove "rippling" caused by milling machines.

F.8.3. Special returned ends.

F.8.4. Wreaths, ramps and the like

F. WOOD WORK (Cont’d…)

F.9 The rates for woodwork described as "selected" shall include for the following:

F.9.1. Wreaths, ramps and the like.

F.9.2. Keeping clean and clear finishes.

F.9.3. Punching nails and pins below exposed surfaces and filling with an approved
coloured filler to match the woodwork.

F.9.4. Where described also as "screwed" the woodwork shall be fixed with screws
recessed and pellet to match the woodwork

F.10 The rates for doors shall include for fitting and hanging any type & size.

F.11 The rates for ply wood block board and the like shall include for straight/ curved cutting and all
consequent wastages.

F.12 The rates for plastic laminate faced manufactured boards shall include for providing plastic'
laminate edgings and balancing laminates and removal of protective coatings.

F.13 The rates for ironmongery shall include for the following:

F.13.1. Mortises, sin kings and the like

F.13.2. All considerations arising from the Specification.

F.13.3. Removing before and replacing after decoration.

F.13.4. Fixing to wood or metal doors.

F.13.5. Testing and easing and adjusting.

F.13.6. Oiling and leaving in perfect working order.

F.13.7. Adhering strictly to mastering and sub-mastering schemes.

G. THERMAL AND MOISTURE PROTECTION

G.1 The rates for waterproof membranes and insulation shall include for cutting, notching, bending
and lapping, holes for pipes, standards and the like, angles, ends, turning into grooves and
forming outlets, skirting, up stands, aprons, gutters and channels and forming small openings.

G.2 The rates for insulation shall also include for taped joints as specified.

G.3 The rates for gutters shall include for angles, ends, seams, passing’s at ends and outlets.

G.4 The rates for damp proof courses shall include for laps passing at angles and intersections and
for additional mortar in bedding.

G.5 Tile finishes refer to FINISHES.

G.6 Guarantees, Insurances, etc.

H. DOORS & WINDOWS

H.1 The rates for doors are to include for fitting and hanging any type & size.

H.2 Wooden sub-frames contiguous with windows and door sets have not been measured
separately and are deemed to be included therewith.

H.3 Glazing is described within the door/window item, with which it is associated.

H.4 Ironmongery supply and installation is to be allowed with each opening.

J. FINISHES

J.1 PRIME COST RATES FOR SUPPLY

J.1.1. Where an item includes a Prime Cost Rate for the supply of that particular material,
the Contractor shall include that PC rate, together with everything as defined in
Clause GP4.1 of POM(I) and Clause Q.1.2 below, giving a fully inclusive priced item.
The PC rate covers the supply only of that particular material.

J.1.2. With regard to the PC rate for supply, the Employer/Engineer will either source or
direct the contractor to submit samples to choose the material he requires, finalise the
price, and then inform the Main Contractor accordingly. The Main Contractor shall
then enter into a sub-contract agreement with the nominated supplier who shall then
deliver the materials to site. The Main Contractor will then be required to unload the
materials, store on site as required and fix in position.

J.1.3. The Contractor shall be responsible for quantifying the materials required and
submitting the same to the Engineer.

J.2 All finishes have been measured net.

J.3 Rates for finishes shall include for the following:

J.3.1. All cutting and waste. arises, short lengths, angles, ends etc making good or cutting
and fitting around pipes conduits trunking pipe brackets and the like and making good
up to door and window frames skirting etc, all temporary rules and working around
buried pipes, cables, conduits etc.

J.3.2. Angle beads, plaster stops, control joints, expanded metal strips, furring and lath,
glass fibre scrims, aluminium channels and the like to all plasterwork around doors,
windows at vertical abutments etc, and securely fixing to backgrounds.

J.3.3. All narrow widths, small areas and all cuttings.

J.3.4. Fair edges, rebated edges, splayed edges, rounded edges, and arises, quirks,
grooves, flutes and the like.

J.3.5. All setting out, temporary rules, screeds, templates and supports.

J.3.6. Curing and cleaning off/down upon completion.

J.3.7. Dubbing out as necessary to take up tolerances in the structure and cambers in floors
and the like.

J.3.8. Expansion joints and control units.

J.3.9. Expanded metal lathing wherever required

J.4 Rates for ceiling finishes shall include for the following:

Q.4.1. False ceiling to include for all hangers, ceiling grid, tiles and insulation layers, and
drop of any height.

Q.4.2. Straight, raking and curved cutting.

Q.4.3. Cutting and fitting around light fittings, A/C equipment etc

J.5 Rates for wall and floor tiles and the like shall include for the following:

J.5.1. Fixing to patterns as required with an approved adhesive.

J.5.2. Pointing up joints with grout and cleaning off as required.

J.5.3. Rounded, bevelled and fair edges as required.

J.5.4. Metal edge strips, dividers etc.

J.5.5. Straight, raking and curved cutting by appropriate tools to Engineer’s approval.

J.5.6. Provision of expansion joints and sealant as indicated on the drawings.

J.5.7. Provision of gypsum protection or the like including removing /cleaning the same in
floor areas subjected to movement of labour and materials.

J.6 PAINTING AND DECORATION

J.6.1 The rates for painting and decorating shall include for the following:

J.6.1.1. Painting either internally or externally.

J.6.1.2. All cleaning and preparatory work to the surface to be painted including rubbing down
between coats.

J.6.1.3. Priming shall include for using a primer appropriate to the surface to which it is being
applied.

J.6.1.4. Preparation of manufactured boards and wood products shall include for surface
filling.

J.6.1.5. Work on "woodwork" shall include both softwood and hardwood and for knotting.

J.6.1.6. Extra preparation on metal trims and the like over that of general surfaces in which
they are decorated.

J.6.1.7. Unless of a differing specification, work shall be deemed to cover internal or external
painting.

J.6.1.8. Work in multi-colours.

J.6.1.9. Work to curved surfaces.

J.6.1.10. All cutting into edges.

J.6.1.11. Scaffolding as required and working to or at any height.

J.6.1.12. All narrow widths, cutting to line, opening edges of doors

Q. MECHANICAL INSTALLATIONS

Q.1 The rates and prices for plant, equipment and installations are to be all inclusive of supply,
installation, testing and commissioning, for the full operation of such plant, equipment and
installations, to comply in all respects with the specification, Bills of Quantities, Drawings and to
the complete satisfaction of the Employer and the Engineer.

Q.2 The rates for pipe work shall include for the following:

Q.2.1. All cuttings, short lengths and small quantities.

Q.2.2. Couplers and/or joints in the running length.

Q.2.3. Splay cut ends.

Q.2.4. All considerations arising from the Specification.

Q.2.5. Fixing with approved holder bats or pipe clips cut and pinned, built in or plugged and
screwed.

Q.2.6. Sleeves through walls.

Q.2.7. Bends and fittings on pipes whatever the diameter.

Q.2.8. Fire sealing of space between services/ sleeves penetrating the Fire Rated walls.

R. ELECTRICAL INSTALLATIONS

R.1 The rates and prices for plant, equipment and installations are to be all inclusive of supply,
installation, testing and commissioning for the full operation of such plant, equipment and
installations, to comply in all respects with the specification, Bills of Quantities, Drawings and to
the complete satisfaction of the Employer and the Engineer.

R.2 The rates in general shall include for the following:

R.2.1. All cuttings, short lengths and small quantities.

R.2.2. All joints in the running length and all connections.

R.2.3. All considerations arising from the Specification.

R.2.4. Fixing conduits cable trays, etc by approved methods.

R.2.5. Assembling component parts.

R.2.6. Cleaning off all protective wrappers and leaving ready for use.

R.2.7. Leaving all equipment etc, clean and in full working order.

R.2.8. Draw wires in empty conduits with cover plates to match with the approved wiring
accessories.

R.3 The cable lengths routes are measured from point to point on the drawing, any cable required
for connections, loops, etc, at equipment, appliances, control gear or the like will be deemed to
be included.
