KNOW ALL MEN BY THESE PRESENTS:

That we, LOURDES P. LOPEZ, thru her legal representative HENRY LOPEZ of legal age,
Filipino, single, and a resident of E.J. Blanco Drive, Dumaguete City, Negros Oriental, as her Attorney-in-
fact, in a Special Power of Attorney known as Doc. No. 22470; Page No. 95 Series of 2007 acknowledged
before CHARMAINE SERNA-CHUA, Vice Consul of the Republic of the Philippines in the City of Los
Angeles California, U.S.A.; BERNALOU LOPEZ and BERNARDINO LOPEZ III, both of legal age,
Filipinos, singles, and residents of E.J. Blanco Drive, Dumaguete City; and by virtue of these presents DO
HEREBY name, constitute and appoint spouses EDGSAR C. ACADEMIA and or TILLIE ABA-
ACADEMIA, both of legal age, Filipinos, and residents of Pamplona, Negros Oriental as our true and
lawful Attorney –in-fact, for us and in our name, place and stead, to do and perform the following acts and
deeds;
1. To execute and sign a Deed of Mortgage or Loan in any amount agreed upon by our attorney in
fact with the Rural Bank of Bais using as collateral Lot No. 13, of the consolidation-subdivision
plan, Pcs-0703-000146, being a portion of the consolidation of Lots 3592, 3595, 3605, 3606,
3609 of the Cadastral Survey of Tanjay, Negros Oriental and Lot No. 4713-A, (LRC) Psd-12878,
situated in Poblacion, Municipality of Tanjay (Now Pamplona), Negros Oriental , consisting of
One Thousand Eighty Three (1,083) Square meters, more or less covered by Transfer Certificate
of Title No. T-36741; for the principals are the only absolute co-owners of the aforementioned
parcel of land because the one-half (1/2)share of Roberto Lopez was already sold to Lourdes
Lopez in September 29, 2006 in a Dead of Absolute Sale known as Doc. No. 221; Page 45;
Book III; Series of 2006, notarized before Atty. Eddie Aba, Notary Public;
2. To sign any and all documents or papers pertaining to and relative to the powers above-granted
and to receive the proceeds of the said loan;

HEREBY GIVING AND GRANTING unto our said Attorney-in-fact, full power and authority to do
and perform each and every act requisite and necessary in order to give full effect the foregoing authority as
fully to all intents and purposes as we might be or could lawfully do, if personally present, with full power
of substitution and revocation and HEREBY RATIFYING AND CONFIRMING all that our said Attorney-
in-fact shall lawfully do or cause to be done by virtue hereof.
