Company Profile:​​ Anjoli Harris is a Real Estate Wholesaling independent contractor (a person
who seeks real estate properties, gets them under contract with a seller, then seeks out
investors to buy the property). Wholesalers are essentially, “middle-men” in the ordeal. Although
Anjoli wholesales homes throughout various parts within the Southeastern Pennsylvania region,
her work is more specifically concentrated in the Philadelphia area, thus her clients are primarily
Philadelphians.
Context/ Background:​​ ​Anjoli, the real estate wholesaler has recently been seeking properties
in the Grays Ferry region of Philadelphia in which she discovered through a mutual friend of
hers and the potential client, that the potential client’s home was in danger of foreclosure. Since
the mutual friend wants to help them both (connecting Anjoli to a potential deal, and helping
“Dawn” escape foreclosure), she gives Anjoli Dawn’s information. After Anjoli is given Dawnla’s
contact information, she extended her offer of helping her avoid foreclosure.

Textual Genre #1: Bad news email

Peripheral Audience- ​Our mutual friend.
Purpose​​- To allow me to get her house under contract with me, so that she can avoid

Exigence​​- This client’s home is going into foreclosure soon and I, the wholesaler, am appealing
to her to sell her house to me, so that she can avoid having credit issues as a subsequent of
home foreclosure.

Metacognitive reflection:​ I opened up by telling her exactly who I was and what my intentions
were. I tried not to sound condescending, or like I had control of her situation which is why I
changed some of the wording in the first paragraph. Initially, I had a sentence that said, “ I do
realize that this may be a difficult time for you right now, but I hope that you are not too worried,
since there is a way to help defeat this situation”, but I changed the sentence because I did not
want to harp on her probably already upset feelings. Also, according to Bill and Thovee’s
“Writing Positive Messages” reading, it mentioned being mindful of the receiver’s perception of
what you have written them. The passage noted that, “there is a big difference between
delivering negative news and being negative” (Bill, Thovee 130). Another suggestion that Bill
and Thovee made on page 254 in the “Writing Negative Messages” section, was to ”convey
respect”, and to “protect the reader’s pride” when writing to them. I maintained all of those traits
when writing her. Although I was informing her that her home was soon going into foreclosure,
which is negative news, I chose not to be insensitive to her situation by avoiding making
statements like, “you have no other option but to let someone buy your house, because you’re
going to lose it anyway.” I did however, want her to know that there were consequences for
unfortunate situations like hers, while also informing her that I could be beneficial in her case, by
allowing me to buy her house so that she could escape foreclosure.
Textual Genre #2: Outreach email

Writer​​- Anjoli Harris, an interested Real Estate Wholesaler, seeking to get an investor buyer to
get a house under contract.
Primary Audience​​- Cayden Wade, a Philadelphia real estate investor buyer (a person that
buys a house from a seller). Typically is sought after by a wholesaler, to sign a contract and buy
a house.
Peripheral Audience- ​Other potential investor buyers
Purpose​​- To see if he is interested in signing a contract for a house in Philadelphia. I hope that
by contacting him, he will actually respond to me, willing to buy the house.
Exigence​​- I am contacting him, because as a wholesaler, I seek people such as investor
buyers/flippers to buy a house through a contract, in which he is a buyer that has been wanting
to get in contact a wholesaler. I reached out now because from his social media, he has been
looking for a wholesaler for 1 week.

Context/Background:​​ ​Cayden Wade is an investor buyer that had recently been posting on his
instagram page, an appeal for local wholesalers to find him a house that he could get under
contract. Mr. Wade typically receives business in the Philadelphia area, and since Anjoli had
also been searching for fellow wholesalers, investor buyers, and clients via social media, see
encountered Mr. Wade’s instagram profile. Anjoli took his appeal into consideration and decided
to contact him through the email that he provided in his profile’s “bio” information.

Metacognitive reflection: ​When writing this email, my goal to keep it “short and sweet”. I wanted
to keep it concise, because I didn’t want him to know all of the details, so that that would
encourage him to contact me, so that I could then really convince him to take this project. I did
however, include details that would really inform him of how great of a deal this was. I chose this
scenario, because the near-downtown, student areas are constantly expanding and evolving,
especially in real estate. Most people involved in real estate knows that, that is a promising area
to find real estate in since it’s in such demand. I also wanted to add a social media component
into this genre because that is one of the most popular forms of communication amongst
millennials.
Textual Genre #3: Scheduling (Response email)

Primary Audience​​- Mr. Walls, another real estate investor looking to do a joint venture in
wholesaling a house with me, who I had a scheduling conflict with.
Peripheral Audience- ​The client whose home is going to go under contract
Purpose​​- To reschedule a date when we could meet to discuss the joint venture.
Exigence​​- I am writing him now, because he contacted me earlier that day asking for a meeting
date. I wanted him to know that I was indeed still interested in collaborating with him, but just
was not able to at that particular time. My writing is just a response to his outreach.
Context Background: ​Jasper Walls is a real estate investor who works in the Philadelphia real
estate market such as Ms. Harris does. He is a little inexperienced when dealing with contracts
and getting in quick contact with clients. He wants her to show him how to handle a deal
flawlessly. He knows from viewing her LinkedIn profile that she has plenty of experience and
could definitely assist him. She will get a portion of the earnings from the deal as a result. After
he contacts her through LinkedIn, she responds back via email.

Metacognitive reflection:​ I chose to write this scenario, because I know that people’s schedules
are not always aligned and that plans don’t always go as planned and for that reason, I wrote
about a scheduling conflict. In the email, I wanted to assure Mr. Walls that although I could not
make his desired meeting time, that I was still eager and excited to be presented with and take
on this project together as he trusted me as an knowledgeable, experienced wholesaler. I was
conscious to use language of gratitude, such as using the word “appreciate” in the first and
ending part of the email and by also trying to arrange another dat for us to meet.

buyer.
Peripheral Audience​​- The buyer, who is going to sign the contract
Purpose​​- To inform her of the good news that her home will be bought in a few days so that
she would be at ease about the status of the deal.
Exigence​​- I had been searching, and she had been waiting for an investor buyer to buy her
house for a few weeks, and I finally found one, which I knew that she would be ecstatic. I was
just emailing her to update her so that she didn’t have worry about not finding an investor.
Context/Background-​​ Ms. Harris had sought out Ms. Francois, a woman whose home was
approaching foreclosure, through a neighbor of Ms. Francois’s, so that she could get her to get
her house under contract with a buyer. After a couple of weeks, Ms. Harris found an investor
that would buy Ms. Francois’s house. Ms. Harris and the buyer worked out all the details, and
Ms. Harris then decided to update Ms. Francois of the good news.

Metacognitive Reflection:​ I created this scenario because this is another common situation that
real estate wholesalers encounter when finding an investor buyer for a deal. Professional
wholesalers keep their clients abreast of all the updates regarding their home and I wanted to
assure Ms. Francois that he home would be bought shortly so that she doesn’t ever have to
guess throughout this entire process. I also wanted to let her know how pleasurable she had
been throughout the process by saying, ”It’s been a pleasure working with you thus far”,
because showing appreciation makes the client feel valued, which is important in this business
as well as life.
Textual Genre #5: Negative message response/ Apology

Exigence​​- Mr. Nam replied to the initial email that I’d sent him about helping him with his
almost-foreclosed home expressing his unpleasant sentiments regarding that email. This email
is my response to him in case I caused offense, although I only intended to help him.
Context/ Background- ​Ms. Harris emailed Mr. Nam regarding assistance for his home that will
soon be listed under foreclosure. He replied to her very unpleasantly and expressed offence.
She replied back to his assuring that no harm was meant and that she only wanted to make him
aware and to help.

Metacognitive reflection: ​I chose this scenario, because this case is extremely common when
dealing with wholesaling. Often times, when wholesalers extend themselves to potential clients,
they receive unfavorable reactions because they are vulnerable and seem to sometimes be
embarrassed by their circumstance. They are also sometimes ignorant about how much
wholesalers could actually be useful to them, so they treat them like they are potential frauds.
While I was sending this message to Mr. Nam, I also considered what my interviewee, Mr.
Harris reminded me about when he wrote to people. He reassured that being genuine the best
way to handle situations, “If it's from a true place, then the message will manifest in the way that
it was meant to.” I truly felt bad for Mr. Nam not understanding his circumstance and getting
upset at me. I had absolutely no intention of upsetting him, and I genuinely apologized and
wanted to make sure that his bad feelings about me were vanished.
Textual Genre #6:​​ ​Condolences

Primary Audience​​- Ms. Consuelo, a (likely) distressed inheritor of her uncle’s home.
Peripheral Audience-​​ A few interested investor buyers
Purpose​​- To get her to be willing to sell the house, so that she will be relieved of stress.
Exigence​​- I am writing her now because I recently discovered the passing of her uncle who had
no other family members to be the beneficiary of his possessions, besides her. Naturally, she
inherited his house and mostly likely does not know how to manage this newly inherited home. I
know that she is probably dealing with grief, so dealing with the additional issues of finances
would only heighten her stress, so I was trying to assist her as soon as possible.
Context/Background- Through word-of-mouth, Ms. Harris heard about Ms. Consuelo, the
inheritor of her uncle’s house. Her uncle had no wife, no children, or anyone else that could be
the beneficiary of his possessions, so he left them to his niece, Maria Consuelo. Maria and her
uncle were very close, so he felt like that was an appropriate decision. However, Maria already
has her load full with a husband and 3 children who are all still young and dependent on her.
She most likely is unable to deal with the house at this time, so Ms. Harris offers to help relieve
her, by stepping in a the wholesaler.

Metacognitive reflection:​ I tried to use compassionate/ understanding language, because she is


dealing with the most difficult parts of life-loss of a loved one. The text from Bill and Thovee’s
“Sympathy and Condolence” section on page 44 advised that empathetic language be used
when the person being contacted is in bereavement, “The first most essential step is to
empathize with the bereaved or distressed recipient” (Bill, Thovee 44). I used the phrase, “ I can
try to understand emotionally” because I want her that I care about what she is going through
emotionally, and not just financially. I wanted to be as careful as possible with the language I
used because I know that she probably has so much weighing on her emotionally, and with the
added stress of an unwanted property, she is probably beyond overwhelmed and exhausted.
Textual Genre #7: Informative Event Posting
Writer​​- Shae Tigerson, a multi-dimensional Real Estate business woman and President of the
Ambitious Buyers Association.
Primary Audience​​- The selected 40 people of Shae’s choice on the email list.
Secondary/Peripheral Audience- ​Visitors of Shae’s “Ambitious Buyers” website.
Purpose​​- Shae is hoping that all of her selected colleagues would be able to attend her event,
so that they could get some useful information about real estate.
Exigence​​- Shae is sending this informative email now because, the event is one month from
when she sent it and she wanted to provide enough of a time notice for people to reserve their
seats at the seminar.
Context/Background- ​Shae Tigerson is multi-faceted in the real estate industry. She is a
wholesaler, an investor buyer, and a realtor. Because of all of her experience, she holds
seminars to help already-established and upcoming individuals in the real estate business
connect. She has an event approaching, so she decided to send a personal, informative email
to all of the people that she has personally known from previous experience that she felt would
best take advantage of the opportunity. She also decided to post important details from the
email on her website just in case all of the people she sent the email to were unable to attend.

Hello, Ambitious Buyers!


I hope that everyone is well. I am contacting you all, because there is an upcoming real estate
seminar on Wednesday, Dec. 19th from 7:00 pm until 10:00, which is exactly one month from
today.

This event serves the purpose of connecting investors, buyers, wholesalers, and agents
together. Hopefully, out of this event, there will be lifelong partnerships/ relationships created.
This event will give you the opportunity to learn from your counterparts, teach your counterparts,
network, and thrive with your counterparts.

Near the conclusion of the event, there will be a great opportunity presented. A wholesaler/
realtor will have the chance to pitch a deal, and the opportunity for someone to invest in that
deal. There will likely be multiple pitches, but only one will be accepted, so make sure that all of
the details and factors regarding the property are thoroughly and properly thought out. I will
attach a document regarding all of the remaining pertinent requirements for the pitch at the
bottom of this email.

I will also include a link where you can RSVP to the event. There are 40 tickets available and
the cost for each of them will be $150. You will be able to cancel your spot for free until Dec.
10th. After that, there will be a cancellation fee of $50 until Tuesday, December 18th at 10:00
pm. Be aware that there will be no refunds if you decide not to attend the event that night. My
goal is to assure that this opportunity remains fair to all participants, as that is extremely
important to me.

Metacognitive Reflection:
I chose this genre in particular, because this situation is something that I have personally
experienced. In the real estate business, people are always seeking people to network and/or
collaborate with. The particular event that I attended basically encompassed all of what was
mentioned in this event posting. Most real estate events are not free because of the knowledge
that is acquired there. I decided to make the price $150 because, for that amount of money
compared to the knowledge that people gain, which is then translated into dollars is
incomparable.
I decided to made the cancellation fee so steep because, I wanted people in the email to
know that this is a huge opportunity that may launch/further launch their success in the
business. I also made it that price, because it would discourage them to cancel their reservation
at the last minute, when other people could have had the opportunity sooner. I intentionally
made the tone of the email firm and plain because according to the section “Using Plain
Language” in the Writing Business Messages chapter, you want to create something that
“recipients can read, understand and act upon the first time they read it” (Bill, Thovee 136).
I wanted to clearly convey that it was such a serious matter, but towards the end I have,
“If you have any questions concerning this matter, please do not hesitate to contact me!
Remember, RSVP so that you’re guaranteed a spot! Best regards to all”, so that I could lighten
up the tone, because Bill and Thovee’s “Writing Routine and Positive Messages” made 3
suggestions on page 227 from the requesting action and a courteous close section which were:
close with “a specific request that includes any relevant deadlines, information about how you
can be reached, an expression of appreciation or goodwill” (Bill, Thovee 227). They were all
people that Shae knew, but she took the matter regarding her seminar very seriously and she
wanted that to be conveyed in her email. Also, in the email she stated the deadline in which they
will be allowed to reserve a seat by and the cancellation fee that would be charged if
cancellation were to occur, my contact information at the bottom of the email, and my hope that
they secure their spot, and my best regards to them all. Shae demonstrated all of those
suggestions.
