OWNERS NOTE: This is a family owned farm and as my wife and I have reached 75, the younger generations
have urged us to offer the farm for sale in an effort to centralize our farming interests closer to where we live
in southwest Ohio where the younger generations can more easily assist our farming endeavors as we get
older. Julesburg Colorado is a wonderful farming community and county seat town. The community folks
have always been eager to lend a helping hand and have become many genuine and cherished friends. Their
help and advice have been and continue to be immeasurable. Most all improvements were made to TSP
engineer and NRCS specifications with maps and drawings that are on hand. The massive infrastructure
improvements that have been made, will make the farm a great investment for a new owner offering
fantastic depreciation opportunities. For absentee owners or investors there is an excellent two-generation
tenant on the alfalfa portion of the farm who is very trustworthy and an outstanding agricultural manager
who is also seriously interested in farming the whole farm at a very attractive rent long term. Also, our
present custom operator is interested in renting the portion of the farm not presently leased as another option.

LOCATION: Farm has good location one mile west of Julesburg, Colorado at the
corner of U.S. Highways 138/385 and County Road 39 bordering the

LAND: 735.41 acres of productive irrigated cropland with leased railroad land.
Land is mainly open and level with some undulation on the 516.7 acre
tract that is in alfalfa. Balance of land is in dry land corners and

IMPROVEMENTS: The farm has been updated and improved from open irrigation and augmentation
ditches requiring excessive time and maintenance to streamlined pipelines,
valves and control switches to maximize operator production efficiency. Recent
improvements since 2003:
• (4) New T/L pivots since 2013 on 516.7 acres replacing Valley pivots.
• New $250,000.00 joint venture offsite 3,000 gpm augmentation recharge well and triple augmentation
pond system with 99 year lease in 2005.
• New 5,700 ft. 18 inch 80 psi irrigation/augmentation pipeline to replace open ditch for ditch water and
well water with all valves & fittings to supply all farms plus 800 ft. 8 in. 80 psi pipeline to supply separate
well water to 34.5 acres for drip irrigation all installed under county road, U.S. Highway, & mainline
Union Pacific RR in 2007.
• New subsurface drip irrigation system completed on 34.5 acre farm in 2007.
• New 1,527 ft, T/L 75 acre wiper pivot with poly lined pipe, agritracs, sand separator, and 10 ft. filter
screen on 108.1 crop acres (94.2 ac. deed tract above) in 2008.
• Replaced 1,850 ft overhead electric to underground to provide clearance for the new 75 acre pivot wiper
sweep in 2008.
• New pump & 50 hp motor for well supplying water to 34.5 crop acre (28.6 deed acres above) & 108.1
crop acre tracts in 2008.
• New augmentation pond w/ banks built, old elevated ditch removed, and new 1,000 ft. 10 in. 80 psi
supply pipeline to new augmentation pond in 2008.
• New 1,849 ft. 15 in. 80 psi pipeline and complex valving system to supply ditch water to 95.7 acre wiper
and drip irrigation systems in 2008.
• New T/L 1,623 ft. 95.7 acre wiper pivot with agritracs, poly lined pipe, sand separator, and 10 ft. filter
screen supplied by 350 ft. 12 in. 80 psi pipe for well water & 1,932 ft. 10 in. 80 psi pipe and underground
electric on 120.5 crop acres ( 126.5 deed ac. above) in 2008.
• New 23.5 acre subsurface drip irrigation system installed in corners of 108.1 crop acre farm and new
26.47 acre drip irrigation system installed in corners of 120.5 crop acre farm all in 2008.
• New elevated 1,800 gpm in-line bubble fountain on “2007 pipeline above” with 6 ft. diameter SS screen
to separate debris, float valve and overflow in 2010.
• New all steel 60 x 75 enclosed machine barn with concrete floor in 2012.
• New 110.6 acre 1722 ft. T/L wiper pivot with hydraulic planetary drive, poly clad pipe and Ag Sense
remote communication control on 212.6 crop acres (within the 516.7 acre alfalfa farm in Legal section
above) in year 2013.
This summary highlights the numerous recent upgrades completed. There are 4 adjudicated irrigation wells with
pumping capacities set at 1390 – 1450 gpm (3 with 50 hp motors and one with 70 hp motor).
