SUBLET AGREEMENT FOR ____________________________________

This Sublet Agreement, dated __________________, is made between ________________________, the

Tenant, and ________________________, the Subtenant.

The Tenant and the Subtenant both agree that the Subtenant shall lease from the Tenant a portion of the Tenant’s
interest in the apartment located at ___________________________________, the Premises, on the following
terms:

1. Lease Term. The term of the Lease will be for a period of _______________ commencing on

______________________ and ending on ____________________.

2. Rent. Subtenant will pay a total monthly rent of $_________. Rent will be paid to the Tenant.

3. Utility and Telephone Charges. The Subtenant agrees to pay monthly utility charges.

4. Security Deposit. The Subtenant will pay a security deposit of one month’s rent to the Tenant. At the time of
taking possession of the Premises by the Subtenant the Tenant will provide the Subtenant with an inspection
form. The Subtenant agrees to surrender and deliver the subleased premises in the same condition as when
received and documented on the inspection form.

The Tenant will return the deposit to the Subtenant the deposit at the end of the term or within 30 days
thereafter. Any reason for retaining a portion of the Deposit will be explained in writing within 30 days.

5. Default. The Subtenant has defaulted under this Sublet Agreement if any one or more of the following events
(the “Event of Default”) occurs:
 The Subtenant fails to pay the rent to the Tenant or any amount of it when due or within any grace period.
 The Subtenant abandons the Premises or uses the Premises for unpermitted or illegal purposes.

The Tenant has defaulted under this Sublet Agreement if the Tenant fails to pay rent directly to the landlord or
does anything that results in a termination of the master lease and does not provide the Subtenant with 30 days
notice.

6. Remedies to Default. In the event of default by the Subtenant the Landlord will provide the Tenant with
written notice of this default and the Tenant will have full rights to commence all actions to recover
possession of the Premises (in the name of the Landlord, if necessary). This agreement will immediately
become null and void and the Tenant will automatically claim right to the Security Deposit.

In the event that that Subtenant refuses to vacant the premises and is in default, the Tenant will commence
eviction proceedings. A Non-Payment Petition and a Notice of Petition will be filed with the housing court.
The Subtenant will receive copies of the court paper in the form of a service and be required to attend housing
court.

In the event of default by the Tenant, this agreement will immediately become null and void and the
Subtenant will automatically claim right to the Security Deposit
7. Termination Notice. Subtenant’s tenancy will terminate on the ending date listed above unless either party
requests to change the ending date and both parties agree. Request to shorten or extend the length of the lease
must be made with 30 days notice.

8. Master Lease. This Sublet Agreement incorporates and is subject to the Master Lease, a copy of which should
be made available to the Subtenant upon request.

9. THE SUBTENANT ACKNOWLEDGES THAT IT HAS READ AND AGREED TO THE FLIP
TECHNOLOGIES TERMS OF SERVICE, INCLUDING A LEAD PAINT DISCLOSURE FROM THE
MASTER LEASE AND ANY OTHER DISCLOSURES.

10. Termination of Master Lease. If Tenant terminates his/her tenancy in the Apartment, Tenant will provide
thirty days notice to Subtenant. Subtenant agrees that if the Master Lease is terminated for any reason, this
Sublet Agreement will terminate effective the same date.

11. Agreement is Complete and Binding. Subtenant’s and Tenant’s preliminary negotiations between the Parties
are merged into, and superseded by, the terms of the Lease.

12. Legal Fees. In the event of any legal action concerning this Agreement the losing party will pay to the
prevailing party reasonable attorney’s fees and court costs to be fixed by the court and such judgement will be
entered.

13. Access. The Tenant may enter the Premises upon 24 hours notice to inspect the Premises, maintain the
Premises or make repairs that the Tenant is obligated to perform.

CONSENT OF LANDLORD TO SUBLET AGREEMENT (Optional)

The undersigned, the landlord in the Master Lease of the Premises, hereby consents in writing to the
foregoing Sublet Agreement. The Landlord will provide both the Tenant and the Subtenant with notice of
any breach by the Subtenant under the master lease.

ROOMMATE GUIDELINES (OPTIONAL)

The purpose of this agreement is to promote household harmony by clarifying the expectations and
responsibilities of the Tenant and the Subtenant when they share the same home. The Tenant and the Subtenant,
undersigned, agree to conform their behavior to the guidelines for home sharing listed below. All parties shall
receive an executed copy of this document.

HOUSEHOLD RULES: (Check all that apply)


Cleaning: Chores will be shared. Dishes will be done within _____ hours of use.
Kitchen use: Roommates will communicate when planning to use the kitchen for an extended period of
time to prevent scheduling conflict.
Shared items:  All dishes and kitchen items are shared by all roommates.
 Roommates are to use their own dishes and kitchen items.
Use of washer and dryer: Clothes will be removed within _____ hours of washing or drying.
Use of common areas: If a roommate is planning to use the common areas for something that will
take up a lot of space or time they will provide advance notice.
Private spaces: Roommates will not enter one another’s rooms without permission.
Overnight guests:  Guests can spend the night within reason. Guests may not stay more than

CONFLICT RESOLUTION
Each housemate will strive to develop mutual cooperation with all other housemates. Should disagreements arise,
each will try to resolve the dispute in good faith using clear communication. If disputes continue thereafter, the
housemates agree to follow any decision made by household majority vote.
