 The Monthly Rent shall be paid on or before 10th of


every English calendar Month.

 In Consideration of the LESSOR granting to the


LESSEE, on rental the schedule property, the
LESSEE shall pay the LESSOR interest free
refundable security deposit being an amount of
Rs.25,00,000/- (Rupees Twenty Five lakh Only) by
way of Cheque bearing No. , dated: , drawn
on Bank , with receipt LESSOR shall
acknowledge.

 The Security Deposit will be retained by the LESSOR


until the expiry of the Rental Period. This amount
shall be returned to the LESSEE without any interest
whatsoever at the time of expiry of Rental and
handing over of the Schedule Premises deducting any
arrears of Rent, due or damages, to all fittings etc.

 The LESSEE shall pay directly and in time to the


concerned authorities regularly, all charges for
electricity and water bills of the Schedule premises
during the period of this Rental.

 The LESSEE shall not carry out any offensive or


prohibited trade or business, and the LESSEE shall
use the same for Petrol Pump Purpose only and not
for storage of any material whatsoever.

 The LESSEE shall permit the LESSOR, or his duly


authorized agents with or without the Workman with
prior notice to enter upon the scheduled premises
for inspection and/or undertaking, of any structural
or other repairs at the mutually agreed time.

 The LESSEE shall get all minor repairs and


replacements of any nature done at its own cost
but major structural repairs to the schedule
premises such as leakage of roof or of electricity or
replacement of electrical wiring or using according
of water pipes or defective sewerage system and
such other major defects shall be carried out by the
LESSOR as and when required.

 The LESSOR shall hand over the entire scheduled


premises with amenities like electrical installations
furniture's (as per the list enclosed) sanitary and
sewage line and water connection in good condition
to the LESSEE. And the LESSEE agrees to
maintain the same in good condition from this date
and it will be the duty of the LESSEE to check,
repair and to set right any minor or major defect in
any of the installation.

 The LESSEE shall handover the possession of the


scheduled premises to the LESSOR on the expiry of
this Rental or in the event of earlier determination of
this Rental Period only after all accounts have been
settled between the LESSOR and the LESSEE.

 The LESSOR covenants with the LESSEE that the


LESSEE paying the rent herein reserved and
observing and performing the terms and conditions
on LESSEEYS part herein contained, shall be entitled
to peaceful and quite usage and enjoy the said
schedule premises during the period of the Rental,
free of any interference, or objection from the
LESSOR.

 Whereas the LESSEE agrees not to keep /


store any articles whatsoever in any manner in
the common passage so as to cause inconvenience
to the other LESSEE/Co-Occupants etc.

 The LESSEE shall maintain the schedule premises


in good condition. The LESSEE shall not cause
damages to the Schedule premises or do any acts
of waste or damage that may result in deterioration
of the value of the schedule premises.
 The LESSEE shall on the expiry of the Rental
Period handover the schedule premises to the
LESSOR in good condition subject to normal wear
and tear arising from day to day use or from such
causes as are beyond the control of the LESSEE
viz, earthquakes, floods etc,.

 The LESSOR shall pay the municipal taxes, and


any other outgoing, charges, cesses dues or
impositions that may be levied in respect of
the Schedule property by the Bangalore
Mahanagara Palike, the Government of Karnataka
or the Central Government or any other Public
Body or Authority. Any increase in the rate of
property tax during the period of rental shall be
borne by the LESSOR

 The LESSEE has to pay service tax in addition to


rent as per the norms fixed by the Government.

 The Agreement shall be executed in two


counterparts, one of which shall be kept by the
Lessor and the other by the Lessee. Each copy of
the agreement shall be an original and shall
constitute but one and the same agreement

All that piece and parcel of immovable property dry land bearing
Survey No.46/4 , situated at Ullala Village, Yeshwanthpura Hobli,
Bangalore North Taluk, Bangalore District, measuring 0-14
(fourteen) guntas demarcated as per the sketch prepared by the
land surveyor out of the said survey No.46/4 measuring 1 Acre 10
guntas of land, schedule land is marked as Block No.IV out of
which the 6206 sq feet of land from…… side has already put in
