This Tenancy Agreement incorporates the enclosed Residences Rules & Regulations Booklet and together they create legally binding obligations
between you and the University. Please read the Residences Rules & Regulations Booklet and make sure you understand and agree to its terms before
you sign. This Tenancy Agreement and the Residences Rules & Regulations are governed by English law which international students may find is
quite different to the law which applies in their own country. Take advice before signing if you feel you need it.
Declaration
The University may terminate this Tenancy Agreement at any time by serving notice on you :
(a) in the circumstances described in the Residences Rules & Regulations Booklet or
(b) if you do not have status as a registered student of the University or
(c) if in the reasonable opinion of the University your health or behaviour constitutes a serious risk to you or to others.
The Consumer Protection (Distance Selling) Regulations 2000
This Tenancy Agreement and the Residences Rules & Regulations Booklet constitutes written notice of what the University will
provide and the terms on which it will be provided.
If the University or it's agent has not had face-to-face contact with you before this Tenancy Agreement is formed you have 7 working days from the date
you return this Tenancy Agreement to cancel your acceptance by giving written notice (writing includes faxes and e-mails) to the
University of your cancellation. Cancellations once notified cannot be revoked. Your right to cancel does not apply once the University has
started to provide the accommodation to you.

This Tenancy Agreement becomes binding when you return the signed agreement, and pay the deposit, and the Tenancy Agreement has
been countersigned and dated by the University or the University has started to provide the accommodation to you. This creates an agreement for lease
i.e. a legally binding promise that the University will grant and you will take the tenancy on the first day of the Tenancy Period. The latest you may
withdraw from this Tenancy Agreement without penalty is 7 days before the start of the Tenancy Period. If you cancel after that, the University will not
return your deposit. If the deposit is not sufficient to cover the costs reasonably incurred and/or losses suffered by the University as a result of your withdrawal,
you will be liable to compensate the University for those additional costs and/or losses. This condition does not affect your right to cancel under the
Consumer Protection (Distance Selling) Regulations or where the University has failed in a serious way to comply with its obligations in this
Tenancy Agreement. You must bring 1 recent passport sized photograph of yourself on the day of arrival in order for keys to be issued.
Early Termination of your agreement
The Tenancy Agreement commits a Resident to take the accommodation for the full letting period, and if a Resident leaves the accommodation before
the end of the tenancy period or returns their key they will remain liable for the accommodation fees until the end of the tenancy period. However,
and only when it is agreed prior to vacating by the Accommodation Office to ending the contract early, Residents, without exception, will be charged
a flat fee of £250 for the early termination of the Tenancy Agreement. This amount will be charged to the Resident's University account and will be
payable within 7 days of demand. FOR FURTHER DETAILS PLEASE REFER TO THE RESIDENCES RULES & REGULATIONS BOOKLET.

I confirm that I have read and understood the conditions laid out in the Residence Regulations and Information Booklet and agree to abide by these.
