PLEASE NOTE: If your apartment does not pass the 2nd inspection, a $100 fine will be
charged to your account. If the apartment does not pass the 3rd inspection, you will
be issued a $200 fine or you will receive a Notice to Vacate.
**Repeated failures may result in termination of your Occupancy Agreement.

Kitchen:
 1. Improper storage of food – please store all dry food in glass or metal containers with tight-

fitting covers. Open bags of food can attract mice and roaches.
 2. Kitchen floor, cabinets, walls and countertops need to be washed.
 3. Trash or recycling needs to be taken out.
 4. Remove aluminum foil and/or paper from stovetop and/or walls. This is a fire hazard.
 5. Stove top, hood &/or oven is dirty. Clean inside and out. Lift up stovetop to clean underneath.
 6. Dirty dishes or food left out. This attracts pests and creates an unhealthy condition.
 7. Clean refrigerator and freezer, inside and out, with soap & water
 8. Freezer is too full of food. This causes malfunction of the entire refrigerator unit. Please leave
space by the fan located in the back of the freezer for proper airflow.
Bathroom(s):
 9. Bathroom sink, tub/shower, toilets, mirrors and floor need to be cleaned. Tub and tile seams
should be cleaned with mold and mildew remover containing bleach. The seams between tiles
should be white.
 10. Clean vent in bathroom. This is your exhaust vent and removes moist air from the bathroom
when showering. Dirty vents can lead to mildew issues.
Living Room, Bedroom(s) and All Common Areas:
 11. Carpet needs to be vacuumed.
Riverton does provide 1 complimentary carpet cleaning per year for units that qualify. Please inquire with the
office.
 12. Furniture or other objects (including but not limited to partitions, curtains etc.) pushed up
against window walls and/or blocking the living room area. There must be at least 3 feet of space
left away from the window wall to allow access to windows and/or heating system above.
 13. Remove partition/curtain and/or any furniture that is blocking the living room area.
 14. Blinds are missing or damaged. They will be replaced at your expense. ($30 Small $ 50 Large)
 15. Excessive clutter in apartment. Store belongings properly or remove.
Storage lockers are available to rent for a fee (applies to Chateau & Marcy Park). Please inquire with the
office.

Other Misc:
 16. Unauthorized pet(s) in the apartment. Please inquire at the office to register your pet, sign
policy and pay the appropriate pet deposit.
 17. Pest control is needed in your apartment. We will let you know when Pest Control is scheduled
to come to your apartment.
You will be issued a fee for pest control services if not reported to office. See Occupancy Agreement.
 18. Extra appliances of large size are not allowed (i.e. deep freezers, washing machines, etc.)
 19. The circled items are not allowed in the living room and/or bedroom(s) as they are fire hazards
- rice cookers, hot plates, crockpots, coffee makers, ________________________
Occupancy Agreement Violation(s):
 Smoke or carbon dioxide detector disabled intentionally
 Evidence of smoking/incense burning in apartment – this is a Smoke Free building.
