GENERAL SUMMARY
A. Zoning Ordinance | Land Use | Building Height Limit
1. Zoning Ordinance No. 8119 City of Manila, Series of 2006
General Restriction
The extent of the actual built-up areas in Pasay City is presently estimated at only
about forty percent (40.0%) of its total land area. Within this built-up area, the approximated
floor area ratio (FAR) is estimated to be between 1.0 and 1.5. This means that for every 100
square meters of land on which a structure has been actually erected, about 100 to 150
square meters (sqm) of usable space has actually been constructed. While such a medium
level FAR should somehow indicate the presence of open spaces in the actual built-up
portions of Pasay City, these however are largely non-existent.
2. Land Use
The Site is a Reclaimed area what was intended for Commercial and Residential Use
3. Building Height Limit
According to the Ordinance, the Limit in Building Height at the Reclamation area was
restricted to have 40 meters height as a maximum. And every building should be lower than
that.
4. Others
Its key disadvantage lies in the artificial ground structure which is not cost-efficient as far as
structural foundations are concerned. This makes construction in the NCRA the second most
expensive than elsewhere in Pasay City, with the exception of the CWA. Another key
disadvantage is the lack of a good domestic water source in the area.

1. Green Roof
a. Definition

A green roof system is an extension of the


existing roof which involves, at a minimum, high
quality water-proofing, root repellent system,
drainage system, filter cloth, a lightweight growing
medium, and plants.

Green roof systems may be modular, with


drainage layers, filter cloth, growing media, and
plants already prepared in movable, often
interlocking grids, or loose laid/built-up whereby each
component of the system may be installed separately.
Green roof development involves the creation of
"contained" green space on top of a human-made
structure. This green space could be below, at, or above
grade, but in all cases, it exists separate from the ground.
Green roofs can provide a wide range of public and
private benefits and have been successfully installed in
countries around the world.

2. Solar Turbines
a. Definition
The Solar Turbine is an energy-efficient device that converts natural source of
energy to an electrical energy. It is usually used as a part of green building system as
many planners were using it to save the energy efficiency of the building, mostly
found at the larger projects.
b. Where to be Applied
The solar turbine was located at the
balcony at the 45th floor, where the
wind pressure is said to be at the peak
among every part of the building, the
balcony of the 45th floor was surrounded
by turbine fans that is not larger than
what usually can be used (the tall ones).
Its size is not more than 1.5 meters in
height Diameter mounted at the
concrete balcony with a hole at the back
of the fan to maintain the pressure of
the air above. Then it will pass by at the

transformer, where the energy was
already converted as electrical energy
and after passing to the transformer, it
would transfer to the regulator that was
located at every building and it will
transform at the fuse boxes that will

will transfer to the switches and sockets that will send the energy to the appliances
and other materials that uses electrical energy
c. Other Notes
The balcony of the 45th floor was not really surrounded, it is said that the strongest
winds are located at the northeast and the southwest so most of the turbines are
located at the side where the winds are stronger

Solar Panels at the 45th floor meanwhile will look like a skylines will follow the path
of the Turbine fans instead that it was located at the balcony, it was located at the
ground of the 45th floor, where it was focus at the hottest time of the sun path,
where it was located at the middle and west part.

D. Building Techniques and Methodologies


1. The “Hanging Garden” System
The Hanging Garden system was a product of an inspiration from the
green building that was prototyped that the balcony has a hanging plant
boxes in every floor that all plants there was planted according to the
location and wind pressure of the floor, which greatly affects the lifespan of a
plant.

The Hanging Garden plant boxes were modeled in two ways, first
is the plant box was mounted at the floor of the level where it
was located and the second was it was aligned at the floor level,
the only competition between the two plant boxes are the visual
obstruction, where the plant box that was mounted at the floor
will create an obstruction but it will never affect the visual sight
of the users, as shown in section visual diagram.
How does watering work?
The Hanging garden system will introduce an upward
recycled watering system, where it will use a hidden water
sprinkler located at the plant box itself, watering the plant
boxes of the tower on a designated time, inside the plant
box, is also the drainer so the water will not stuck at the plant
box resulting in insects laying eggs in the stagnant water. The
first cycle of water will come from the overhead tanks or the
tanks located at every floor and it would be pump by a
pumper, meanwhile, the water that was drained by a drainer
will be sent at the water treatment facility to be converted as
a new water for the plumbing works like Water closet flush
water, or when purified enough, can be used as a new cycle
for watering or if purified in outmost result, can serve as a
water resources of the water-related amenities. This would
be explained at the diagram shown.
The chances of an insect to lay eggs here are minial because the
drainer will took the excess water and drain it to the new cycle,
and the sprinkler system was programmed to water plants with a
volume of water enough not to make the whole plantbox overspill.
The Maintenance of the system will be a work but chances of
drainer to fail was minimal.
