DO’S AND DON’TS OF SELLING A HOUSE

DOS:
● Provide easy access for showings- Realtors like to have quick access to show their
clients
● Market your home in different ways-Show different things about your house that most
houses don’t have.
● Showcase your homes best features- put on display the things that are different and
improved about your house
● Establish an offer due date- get a date when all the offres have to be in.
● What’s best in the current market- Your agent usually has a plan based on the current
market to get the best price.
● Listen to you agent for home prep- your agent will understand curb appeal and interior
things to tweak.
● Choose a real estate agent carefully- talk with agents recent clients to see if they were
satisfied with his/her service.

DONT:
● Price to high from the start- Even in a hot seller’s market, buyers will steer clear of
homes where asking prices are too high.
● Overprice or Underprice your house- use comps to ensure your home is fairly priced
● disregard curb appeal - this is the first impression of your home and is very important
● leave clutter in your closet- make sure you personal spaces are cleaned when people
are coming for an open house.
● Settle for a Passive Marketing Approach: Too many realtors depend on old-fashioned
methods of advertising to reach prospective home buyers. Examples are yard signs,
open houses, and conventional ads. Instead look for editorial-style advertising that
promises benefits to the homebuyer.
● Don’t assume you can only sell in the spring- you don’t have to only sell in the spring if
you feel your house is ready at any other time.

● Kitchen: appliances, plumbing, proper ventilation, condition of linoleum or tile
