DEED OF EXTRAJUDICIAL SETTLEMENT OF ESTATE

OF THE LATE MARK MARTINEZ

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made end and entered into this eighth day of March 2019, in Makati
City, Philippines, by and between:

Martina M. Martinez, 58 years old, Filipino widow, residing at Mandaluyong City;

Marie M. Martinez-Morata, 30 years old, Filipino married, residing at Malolos City;

WITNESSETH, that;

WHEREAS, we are the sole heirs of the deceased Mark Martinez who died on February
1, 2019, at Makati City, copy of his death certificate is hereto attached as Annex A;

WHEREAS, Mark Martinez, died intestate, without Will or Testament, and without any
outstanding debts in favor of any person or entity;

WHEREAS, Mark Martinez is the absolute and registered owner of two parcels of land
located at Brgy. Pembo, Makati City covered by Transfer Certificate of Title No. T-11111 and T-
11112, respectively, of the Registry of Deeds of Makati City, Philippines and more particularly
described as follows:

(1) The parcel of land covered under Transfer Certificate of Title No. T-11111 (Lot 7
of plan 3-0419, LRC Case No. 1206) is situated in Brgy. Pembo, Makati City,
containing an area of seven hundred twenty-five (725) square meters, bounded in
the north by the property of Xi Jingpin (Lot 13 of plan 13-1313) along the lines
99-13-02; in the east by the property of Vladimir Putin (Lot 66 of plan 66-6666)
along the lines 32-23-1; in the south by the property of Recep Erdogan (Lot 43 of
plan 98-7654) along the lines 55-99-87; and in the west by the property of
Rodrigo Duterte (Lot 71-7273) along the lines 49-32-19.
(2) The parcel of land covered under Transfer Certificate of Title No. T-11112 (Lot 8
of plan 3-0419, LRC Case No. 1207) is situated in Brgy. Pembo, Makati City,
containing an area of one thousand two hundred twenty-eight (1,228) square
meters, bounded in the North along lines 1-192-168 by the Property of Jela
Desabelle (Lot 241 of plan 57-1045); in the east along the lines 55-55-2 by the
property of Mark Zuckerberg (Lot 7 of plan 77-7777); in the south along lines of
14-5-76 by the property of Tim Apple (Lot 13 of Plan 32-2199); and in the west
along lines 28-17-14-19 by the property of Jim Bezos (lot 46 of plan 42-1313).

WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the Philippines,
and being with full capacity to contract, we do hereby adjudicate unto ourselves the parcel of
land described above, in equal shares, after deducting the conjugal share of the widow.

IN WITNESS WHEREOF, we hereunto set our hand on this 8th day of March,
2019 at Makati City

executed and voluntarily signed the foregoing EXTRAJUDICIAL SETTLEMENT OF ESTATE
OF THE LATE MARK MARTINEZ which they acknowledged before me as their free and
voluntary act and deed.

The foregoing instrument which relates to an Extrajudicial Settlement of Estate of two


parcels of land consisting of 2 pages including the page on which this acknowledgement is
written, has been signed on the left margin of each and every page by the parties and the
witnesses
