Government tries building


momentum through Kiwi Build
Minister of Housing and Urban Development Phil Twyford, announced the
much-anticipated eligibility criteria for Kiwi Build houses on 4th July, citing some
important points, the most important being the income threshold of $120,000 for
the sole purchaser and $180,000 for a couple. Apart from being a first home buyer
or even a second chancer the person/persons have to be a permanent resident or
citizen, he or she must be intending to live in that house for at least three years. It
seems like a perfect start for the Labour-led government in their pursuit to achieve
their target of 100,000 affordable homes.

Mr. Twyford also announced that his announcement starts the Kiwi Build home
programme officially. The government aims to make 1000 home under Kiwi Build
in the first year and to reach 5000 homes by the year 2020 to reach their target of
100,000 Kiwi Build homes. The Minister also admitted that people below these
incomes are still struggling to buy a house in high demand areas like Auckland and
Queenstown. Contrary to governments price tag of $500,000 to $650,000 for one
to four-bed room houses, this house in Special Housing Area in Queenstown has
been sold for $890,000 last week only, so we have to wait and watch as how good
will be the control of the Minister or his department to check this inflation.

When Queenstown Mayor was asked about this house sale, he showed his
ignorance about this price tag and shrugged off by saying the government can only
provide or build homes in these areas, but the purchasers can still sell it in open
market to a higher bidder.

The Opposition is still very critical and quite sceptical about government’s
ambitious target of 100,000 houses in 10 years’ time, citing the amount of time it
may take in getting consents from the respective councils and then creating the
infrastructure in the new SHAs. Off the 100,000 targeted houses

50,000 are to be built in Auckland alone. Government plans to transform the


building and housing sector, and drive innovation to develop new ways to build
quality, affordable homes.

As, we have seen in the last decade the demand for housing in New Zealand
has out stripped supply. Prices were increasing, and homeownership rates
were falling. There is a huge unmet need for affordable homes for the first-time
home buyers which the market has not been delivering. There is also a need
to encourage innovation and productivity in the sector. The good news for the
government is that over 15,000 people have had already registered themselves
for the Kiwi Build homes and the work is in full swing in the most demand areas
in Auckland already. Government initiatives are bringing together industry
leaders from across the building, planning, property, manufacturing, and
development sector to discuss Kiwi Build.

The main areas which are seeing the action in Auckland are Mt Albert-Unitech
Campus where 29.6-hectare land has been acquired to build thousands of houses
and another 400 getting built in Northcote suburb with which the Minister
announced to kick off the Kiwi Build homes programme.

The question remains about the special housing area process and its outcomes for
everyday New Zealanders, but the Government is not willing to provide them.
