CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease made and entered into by and between:

MR. EDILBERTO A. BANIEL, of legal age, married to Necita Baniel, Filipino


and a resident of Roxas Ave., Corner Fuentes Drive, Roxas City, Capiz, hereinafter
referred to as the LESSOR;

- AND –

MOLY COMPUTER NETWROK, represented by ANGELA ORDOÑA, of legal age,


single, Filipino and a resident of Paragon Village, Dinginan, Roxas City, Capiz,
hereinafter referred to as the LESSEE.

W I T N E S S E T H:

WHEREAS, the LESSOR is the absolute and registered owner of Diamond


Rose Building, located at Roxas Avenue, Roxas, corner Fuentes Drive, Roxas City.

WHEREAS, the LESSOR agrees to lease to the LESSEE the leased premises
identified and described in the immediately preceding paragraph, hereof, and the
LESSEE hereby accepts the same.

NOW, THEREFORE, in view of the foregoing premises and the covenants,


recitals and stipulations herein stated, the parties agree and bind themselves as
follows:

1. COMPUTER SHOP AND MERCHANDISING


Located: Ground Floor of Diamond Rose Building

The LESSOR shall render the leased premises available and suitable at all
times for the duration of the lease for the LESSEE, use as
communication/merchandising site and other facilities related thereto
and/or its communication business. The LESSOR allows to
improve/develop the leased premises to house the latter’s communication
equipment/facilities and other merchandising items thereto.

2. The LESSEE shall provide for a separate electric meter in the leased
premises.

3. The LESSEE shall pay the LESSOR a monthly fixed rate of P100.00 for a
cable tv shared connection.

4. As consideration for the lease and use of the Leased Premises, the
LESSEE shall pay a monthly rental of P12, 000.00 payable on or before
fifteen (15) days of each rental month. In addition, LESSEE agrees to pay
the LESSOR the total amount of TWENTY FOUR THOUSAND PESOS (P 24,
000.00) as two (2) months rental deposit.

5. This lease agreement is good for three (3) years upon signing of this
contract or until July 2, 2010.

6. This Lease Contract is renewable for another three (3) years provided
that the LESSEE communicates to the LESSOR of its intention to renew
the contract.

7. In the event that the LESSEE wants to terminate the contract, LESSEE
shall inform the LESSOR at least 30 days before vacating the leased
premises. All permanent improvements made which cannot be removed
shall become the property of the LESSOR.
