CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:.

This Contract, made and executed by and between SPS. JOHN QUINTIN R.
FAITH L. OZAETA, both of legal age, , Filipino citizens, a resident of and with postal
Aeroville University Homes, Legazpi City, hereinafter referred to as SELLER and ELSIE
age, Widow, Filipino citizen, resident of and with postal address at Barangay Tagas,
hereinafter called the BUYER:

WITNESSETH:

“A parcel of land known as Lot 5, Csd-05-001310-D situated in Barangay Tagas

Daraga, Province of Albay, and Island of Luzon. Bounded on the North by Lots 4,3 and 25
001310-D , on the South by Lots 2615 and 18026, Cad-56, Albay Cadastre , on the west by
(Road) Csd-05-001310 19304, and on the East by Lot 20886, Cad-56, Albay Cadastre. x x
an area of Nine hundred (900) square meters, declared under Tax Dec. No. and assessed a

1. That the SELLER has offered to sell to the BUYER portion of the aforesaid parce
area of seven hundred seventy six (776) sq.m. and the latter has accepted and agreed to b

2. That the total consideration price of the aforesaid land is THREE HUNDRED
THOUSAND (P 345, 000.00) Pesos ;

3. That the BUYER will pay the seller the sum of Two Hundred Thousand (P200,
payment upon signing of this contract and the balance of One Hundred Forty Five (P14
shall be paid for ten months in terms of a postdated check in the amount of Fourteen thous
(P 14,500.00 ) pesos per month starting on April 16, 2016 to February 16, 2017 ;

4. That the SELLER and BUYER will shoulder individually the expenses for Surve
Residential Patent Title, Registration of Title, Transfer tax, Tax Declaration and other incide
