Installation of TV/Satellite and telephone lines requires written permission from the
Agent/Landlord.

Check-out/Keys Tenants are advised that the inventory check-out will take place within 48 hours of their
departure. At this time, the property must be ready to be handed back and the keys returned.
During winter months, heating should be left on low, on vacation of the property.

On vacation of the property, all items must be situated in their respective rooms as specified in
this Inventory. Failure to do so may result in a delay in the checking procedure which may incur
an additional fee to the Tenant. Please refer to the check-out guidance notes.

DISCLAIMERS
Working order This inventory notes the presence of items, fixtures, furnishings, electrical equipment and appliances included
and condition in the tenancy. The Inventory is no guarantee of, or report on, the adequacy of, or safety of any such
Safety Disclaimer equipment or items, merely a record that such items exist in the property as at the date of the inventory
report and the superficial condition of the same. Other than light bulbs and batteries, working condition is
not noted. It is not the responsibility of the Inventory Provider to test electrical, gas, heating or plumbing
appliances. In respect of older properties, it is understood that the condition of the fabric and contents are
normally age worn and age marked unless otherwise noted.
Structural This inventory is not intended to form any part of a survey and does not comment on the functionality of the
property.
Description The terms ‘silver’, ‘chrome’, ‘oak’, ‘pine’ etc relate to the colour and appearance of the item and not the actual
composition of the item.
This inventory has been prepared for identification purposes only and in no way constitutes a valuation or
statement of authenticity.
New items will only be described as such when they are still packaged, or with a receipt.
Agent’s Where the Agent advises that work is required at a property after the Inventory clerk has attended, it will be
instructions noted on the Inventory as follows: Agent advises. Confirmation should always be available in the form of
work receipts and the tenant is advised to put any concerns, in writing, to the Agent.
Maintenance Any maintenance problems found either at the commencement of the tenancy or during the tenancy, should
be reported promptly and directly to the Agent/Landlord.
Soft Furnishings The Fire and Safety Regulations regarding furnishings, gas, electrical and similar services are ultimately the
responsibility of the Instructing Principal. Where the inventory notes ‘Fire label seen’ this should not be
interpreted to mean that the item complies with the ‘Furniture & Furnishings (Fire) (Safety) (Amendments)
1993’. It is a record that the item has such a label and not a statement that the item can be considered to
comply with the Regulations.
All measurements noted are an approximate guide only.
Responsibility is not taken for noticing minor shrinkage caused by cleaning or washing.
It is not the responsibility of the inventory clerk to remove loose covers from mattresses, pillows, sofas and
cushions.
Fire Safety If smoke detectors/carbon monoxide monitors, are present and replacement batteries are required between
Equipment maintenance visits or periodic tenancy checks, it is the Tenant’s responsibility to replace and frequently check
the working order of the same. Any faults should be reported immediately to the Agent/Landlord.
General This inventory has been prepared on the accepted principle that, in the absence of marginal comments, items
are visibly free of defects, soiling, fault or damage except where noted. The term ‘good’ is noted as a guideline
for this.
Lofts & Cellars Lofts & Cellars are not covered on this Inventory unless they are converted and safely accessible. Contents
will therefore not be noted or checked at commencement or check out.
Locked rooms Items left by the owner in a locked room or outbuildings, will not be Inventoried and are the sole responsibility
of the Landlord.
Meter Readings The Inventory Clerk will endeavour to record Gas and Electric meter readings. Where meters are not possible
to locate, or are inaccessible, or difficult to reach readings will not be noted.
Perishable Items Cleaning fluids, materials and pot plants are considered perishable items and will not be noted.
Windows & Locks, latches and fittings are noted but not opened to test if they are operational irrespective of the presence
doors of keys. If they are not operational, this should be reported as a maintenance fault by the Tenant.
Heavy Items Heavy items of furniture such as kitchen appliances, wardrobes, beds and sofas etc will not be moved. No
responsibility can be taken by the inventory provider for areas that cannot be fully inspected e.g.: areas
surrounding such items and condition of flooring underneath such items.
High Cupboards High cupboards that are not accessible will not be inspected. The tops of kitchen units will not be inspected
and Kitchen Unit by the Inventory Clerk. ‘Invergy’ accepts no responsibility for the condition of the aforementioned items.

Décor Any description for paint to walls, ceilings and woodwork is merely a description of the colour and not
indicative of the actual Brand or paint colour used. Tenants are advised against patch painting over scuffs and
marks to walls, ceilings or woodwork prior to the check out. No redecorating to the property should be carried
out by the Tenant without the express written permission by the Landlord and Letting Agent.
