DESIGN PROBLEM: RESIDENTIAL CONDOMINIUM ( GRADED LABORARTORY DESIGN & DRAFTING PROJECT)
A. PROJECT BACKGROUND:
GIVEN: ESTABLISH THE DEVELOPMENT PROBABILITY OF THIS PROPERTY WITH THE FOLLOWING ATTRIBUTES:
 A TRAPEZOIDAL INSIDE LOT HAVING A FLAT TERRAIN, WITH A FRONTAGE OF 25 METERS, THE LEFT END
PERPENDICULAR TO WIDTH IS 50 METERS; THIS LINE CONNECTS TO THE END OF THE REAR PROPERTY OF THE
LOT MEASURING 15 METERS PARALLEL TO THE FRONT. NORTH DIRECTION IS PARALLEL TO LOT DEPTH POINTING
TOWARDS THE ROAD.
 LOT IS CLASSIFIED UNDER RESIDENTIAL ZONING R-5 WITH DIRECT ACCESS FROM A FOURTEEN (14) METER
RROW. SORROUNDING NEIGHBORHOOD IS RESIDENTIAL-COMMERCIAL IN NATURE.
 DEED RESTRICTIONS OF THE PROPERTY AND LOCAL ORDINANCES ALLOW FIREWALLS ALONG THE SIDES AND
REAR ONLY BUT NOT TO EXCEED TWO-THIRDS (2/3) OF THEIR TOTAL LENGTH.
1. COMPUTE FOR THE TLA. IS THE R-5 PROPERTY OF THE MINIMUM LOT SIZE?
2. WHAT ARE THE REQUIRED SETBACKS? DRAW THE LOT, SHOWING SETBACKS PLUS OTHER ATTRIBUTES AS
DESCRIBED IN THE DESIGN PROBLEM @ A CONVENIENT SCALE. USE GRAPHING PAPER IN THIS ITEM
3. WHAT IS THE AMBF AND THE PSO AS PER RESTRICTIONS AND ORDINANCES? SHOW COMP.
4. WHAT IS THE ACTUAL HEIGHT OF THE BUILDING WITH REFERENCE TO BHL PROVISIONS? NOTE THAT THE DEVELOPER
REQUIRED THREE LEVELS ONLY- GROUND LEVEL FOR PARKING AND AMENITIES, UPPER FLOORS FOR CONDO UNITS.

5. WHAT IS THE FLOOR BY FLOOR AREA AND GFA OF THE BUILDING? COMPUTE AND TABULATE.
6. WHAT IS THE PARKING REQUIREMENT OF THE DEVELOPMENT CONSIDERING ITS CLASSIFICATION? COMPUTE THE
NUMBER OF PARKING SLOTS.
7. WHAT ARE THE BUILDING UTILITIES REQUIRED IN DEVELOPMENTS SUCH AS DESCRIBED IN THE PROBLEM?
ENUMERATE TYPES AND SUB TYPES. ELABORATE HOW THESE ARE APPLIED IN YOUR DESIGN.
8. WHAT SHOULD BE THE EFFECTIVE TOTAL LENGTH OF FIREWALL FOR THE PROJECT IF THE SIDES AND THE REAR ARE
BUILT WITH FIREWALL WITH RESPECT TO THE PARAMETERS GIVEN IN THIS PROBLEM.

B. DESIGN REQUIREMENTS:
BASED ON THE PROPERTY ASSETS DESIGN A 10 STOREY RESIDENTIAL CONDOMINIUM WITH ROOF DECK
AMENITIES AND PODIUM PARKING SPACES.
