CARPENTRY, JOINERY, IRONMONGERY,


KITCHEN CABINETS & BUILT-IN WARDROBES

6.1 SCOPE :

These specifications cover Carpentry, Joinery and Ironmongery works including but not limited
to all internal timber core doors intended for use in the Works in accordance with the Drawings,
and/or Bills of Quantities and as instructed in writing by the Engineer.

6.2 MATERIALS :

6.2.1 Timber (Softwood & Hardwood) :

Timber shall comply in all respect with BS 7359:1990 for Nomenclature of


Commercial Timber, including sources of supply and BS 1186: latest edition, 'Timber
for and Workmanship in Joinery'.

Timber shall be of an approved variety and quality suitable for the purpose for which it
is to be used and equal to samples approved by the Engineer.

All timber shall be properly seasoned and shall be planed square, straight and true and
shall be free from the following defects :
- Sapwood, splits, ring shakes, soft pith.
- Checks exceeding 300mm in length.
- Checks exceeding 6mm in width.
- Checks exceeding one quarter of the thickness of the timber in depth.
- Knots of any description in surfaces of staining or polishing.
- Knots of any description in glazing bars.
- Knots exceeding one half the width of the surface.
- Knots exceeding 20mm mean in diameter.
- Decayed or dead knots unless cut out and plugged.
- Loose knots or knot holes unless cut out and plugged.
- Pith pocket.
- Decay and insect attack including pinworm holes.

All timber shall be treated with a wood preservative to be approved by the Engineer.

In jointed panels, each piece shall be of the same species. Joinery for staining or
polishing shall have all surfaces of the same species and same character of grain
running in the same direction.

6.2 MATERIALS [Cont'd]

6.2.1 Timber (Softwood & Hardwood) [Cont'd]

All plugs inserted after cutting out defects shall be the full depth of the hole and the
grain of the plug shall run in the same direction as the grain of the piece.

Timber connectors where used shall be two single-sided toothed plates (round or
square) for demountable joints or one double sided toothed plate (round or square) for
permanent joints to conform with BS 1579: latest edition.

Moisture content of timber:

- The softwood generally shall have a moisture content limit of 12%.

- The hardwood shall have a moisture content limit of 10% and shall have been
kiln dried.

- The whole of the timber for joinery work shall be properly stacked and protected
from rain and ground moisture.

6.2.2 Plywood :

Plywood shall consist of an odd number of plies arranged so that the grain of each layer
is at right angles to the grain of the adjacent layer or layers. The plies shall be hot
pressed during adhesion and shall have a finished thickness as shown on the Drawings,
or shall be pre-finished plywood obtained from an approved supplier.

In the case of plywood having three plies, the core shall be not more than 60% of the
total thickness.

In plywood having more than three plies, the faces and all plies with the grain running
in the same direction as the faces shall have a combined thickness of between 40% and
65% of the total thickness of the plywood.

The plywood shall be free from end joints (including scarf-joints in veneers), overlaps
in core veneers, dead knots, patches and plugs, open defects, depressions due to defects
in core, insect attack (except isolated pinworm holes through face veneers only), fungal
attack and from dis-colouration differing from that normally associated with species.

The Contractor will not be allowed to make up thickness by gluing or otherwise fixing
together sheets of thinner previously formed plywood.

Plywood adhesives shall comply with BS 1203, Grade 1.

All plywood shall be of Exterior Grade and shall conform to the applicable
requirements of BS 6566: Part 1-8, "Plywood" latest edition.

6.2.3 Blockboard and laminboard and M.D.F :

Blockboard and laminboard shall be external WBP quality resin bonded from an
approved manufacturer and guaranteed not to warp or change in size or suffer any kind
of deformation. It shall be of timber specified and glued with anti insect synthetic resin
waterproof glue all through. All strengthening boards shall be fixed during
manufacture.

Blockboard and laminboard shall conform to the requirements of BS 3444:1972


"Blockboard and Laminboard".

Blockboard and laminboard shall be free from defects as specified under 'Plywood'.

6.2.4 Veneers :

Timber for face veneer shall generally be first grade hardwood as indicated on the
Drawings and/or in the Schedule of Doors and obtained from an approved supplier.

The minimum thickness of timber face veneers shall be 0.6mm thick.

The face veneers shall be hard, durable, and capable of being finished easily to a
smooth surface. They shall be free from knots, worm and beetle holes, splits, dots, glue
stains, filling and inlay of any kind or other defects.

The face veneers shall be applied to one or both sides of wood panels as shown on the
Drawings.

Where veneers are shown to be applied to one face only, the other side shall have a
balancing veneer applied to prevent warping.

Adhesives shall comply with the requirements of BS 1203:1991 Synthetic resin


adhesives for plywood (Phenolic and amino-plastic) and shall ensure proper adhesion
between plies.

6.2.5 Plastic Laminate :

The plastic laminate facings shall conform to BS 2572:1990 Phenolic laminated sheet
and shall be a minimum 1.5mm thick.

Colour and pattern shall conform to the sample approved by the Engineer.

Plastic laminate sheets shall be applied with a waterproof, heat-resistant adhesive of a


type recommended by the plastic laminate manufacturer and applied in accordance with
the manufacturer's instructions.

MDF meets requirements of AS/NZS 1859.2 : 1997, when tested according to AS/NZS
4266.

6.3.1 Standards :

All products described in this section shall comply with standards as described
herewith. The standards as quoted are the minimum standards in addition and not in
lieu of standards in addition and not in lieu of standards imposed on the Contractor by
law and the contract documents.

The BSI documents referred to in this section are those relevant from the following :

- BS 459 Part 1 : Paneled doors


Part 2 : Flush doors
Part 3 : Fire check
Part 4 : Match boarded doors
- BS 476 Part 8 : Fire tests- Building components
- CP 151 Part 1 : Wooden doors.

In addition to standards specified in this section, all standards applicable to metal works
and Ironmongery listed elsewhere where doors and frames shall form an integral timber
core door for this project and is to be read in conjunction with the Door Schedule
Drawings.

6.3.2 Submissions :

Submit shop drawings for Engineer’s approval in accordance with the contract
documents.

Submit 30cm x 30cm samples of each type of door for Engineer’s approval showing
cutaway construction, material face veneer at corner and glazed section. If requested
by Engineer, submit full size samples.

Fabrication or shipment of materials shall not be undertaken until samples and shop
drawings are approved.

All work shall be executed in strict accordance with approved samples and shop
drawings.

6.3.3 Qualifications :

The timber doors shall be manufactured by a firm who has specialized in this field for a
period of not less that 5 years.

6.3.4 Guarantee :

Attention is directed to provisions of the contract documents guarantees and warrantees


for work under this Contract.

6.3.4 Guarantee [Cont'd]

Interior doors shall be covered by manufacturer with standard lifetime guarantee, which
shall be presented to the Employer in written form. Manufacturer shall guarantee his
entire interior doors against defects in materials and workmanship, including warping,
for the life of the original installation and shall replace all doors judged defective
by the Engineer.

Manufacturer shall provide similar guarantee for exterior doors, covering a two year
period.

6.3.5 Protection of Doors :

The ends and edges of doors shall receive two coats of sealer / primer in factory prior
to shipment. Sealer / primer shall be compatible with finish materials specified.

Doors shall not be delivered to the site until the building has thoroughly dried out.
Doors shall be stored flat in a dry area until installation. Cover and keep clean, but
allow free air circulation. Do not store on end or edge.

6.3.6 Performance Requirements :

a) Shape :

Acceptable maximum tolerances for deviations in the shape shall be :


- Cup and bow short edge : 1.5mm
- Long edge : 3.0mm
- Diagonal : 4.0mm
- Twist : at any corner : 3.0mm
- Squareness in 500mm : 0.75mm

b) Testing and Assessment :

Specimens to be tested shall be identical to complete product as to be installed


including finish.

Specimen for testing shall be prior to test, conditioned in temperature and


humidity of the project and location of floor.

c) Character of Visible Face :

The acceptable tolerance of a door leaf surface shall not exceed the following :
i) Where measured over length of 50mm : 1.10mm
ii) Where measured over length of 200mm : 0.15mm

Testing : Deviations shall be measured by a feeler gauge from a steel straight


edge placed on the surface in random directions.

d) Moisture Movement :

Any door set and parts(*) of which it is composed shall be capable of complying
with the tolerances as set out below when subject to following moisture
movement :

- Exposure conditions; Relative humidity


4% to 9% (outside)
30 % to 100% (inside).

(*) “Parts” shall be deemed to include fixing devices between door set and
adjoining components where such devices are supplied and
recommended by the manufacturer.

The two humidity conditions and moreover the extremes of each may occur on
opposite side of the door set.

e) Thermal Movement :

Any door set and the parts of which it is composed shall be capable of complying
with the tolerances as set out below when subject to extremes of temperature
combined with moisture movement as set out in proceeding paragraph (c). The
requirements shall apply under exposure conditions of ambient temperatures.

The maximum movement acceptable due to hydro-thermal movement shall be :

Testing : Measurements shall be carried out when test specimens have been
conditioned to stabilization of building design temperature and outside design
temperature.

f) Strength (Under Misuse) :

Any door set and the parts of which it is composed shall be capable of
withstanding the effects of misuse in the form of attempts to close the door while
movement is being obstructed in below specified manner.

Such action shall not cause damage which may present a safety hazard to
occupants.

Testing : The closing movement shall be obstructed by a hard wood slip inserted
at the bottom of the hanging stile so that it keeps the door ajar at an angle of
approximately 7 degrees. Force of 200 N shall be applied to the handle not more
than 150mm from closing edge.

g) Strength (Resistance to Slamming) :

Any door set and the parts of which it is composed shall be capable of
withstanding the effects of the moving parts being slammed in the manner
described below without damage or deterioration of its subsequent performance.

Testing : Set door leaf in motion from position of 60 degrees open, by force of
150N applied to the handle. Interrupt the force at the moment of impact. Carry
test minimum ten times.

h) Strength (Resistance to Torsion) :

Any door set and the parts of which it is composed shall be capable of
withstanding a torsional force of 400N, applied as specified below without
damage or any residual deformation which would impair its subsequent
performance. A deflection of 50mm should not exceeding.

Testing : Apply force to the handle in open door position, with one free corner
rendered immovable. Repeat test.

j) Strength (Resistance to Diagonal Deformation) :

Any door set, and the parts of which it is composed shall be capable of
withstanding a vertical static load of 500N, applied at the point of greatest
leverage without damage of any residual deformation which would impair its
subsequent performance.

Testing : The load shall be applied to door handles while the door is 90 o degrees
open.

The method of fixing the door set shall be recommended by the manufacture.

k) Strength (Resistance to Impact Soft Body) :

Any door set and the parts of which it is composed shall be capable of
withstanding following impact as listed below without any breakage or shattering
which may present a safety hazard to the occupants :

i) Class A : Single impact of 240 Joules, applied to each face of


door.

ii) Class B : Three (3) impacts one each side with an energy of 60
joules.

iii) Class C : Three (3) impact one each side with an impact energy of
120 joules.

iv) Class D : (Security Doors, if any) A Door set which is intended to


provide a greater degree of security shall in addition be
capable of withstanding one impact on each side with an
impact energy of 240 joules without damage to an extent
would allow direct intrusion or access to the opening
mechanism.

Note : These requirements do not apply to any glazed parts of a door set.
Guidance in respect of glazed doors is given in BS ,CD 152 - Section
111-Cl.310.

Testing : The impactor shall be 250mm diameter bag filled with dry sand to a
weight of 30kg. The bag shall be suspended on a cord -touching the face of door
leafs at a central point.

l) Strength (Resistance to Impact, Hard-body) :

Visible faces of a door set shall be capable of withstanding impact by a hard


body as described below with an impact energy of 10 joules without shattering or
breaking.

With an impact of 3.75 joules there shall be no splitting or cracking of the


surface. The impact shall not cause indentations in the surface, which are
visually not acceptable. This requirement shall not apply to the glazed part of
door.

The maximum acceptable depth of indent shall not be more than 0.5mm.

Testing : The impactor shall be solid steel ball, 50mm in diameter. Then impacts
shall be applied to each side of door leaf.

m) Sound Transmission :

Any door set where sound insulation is of importance shall have an average
sound reduction index against air borne sound. Manufacturers shall be required
to state average sound reduction index of a door set over the standard range of
frequencies as well as at 1/3 octave levels throughout this range.

Testing : In accordance with BS 2750 : Part 3.

n) Effects of Fire :

A door shall not contain substance, which under combustion will emit excessive
smoke or toxic fumes that would be dangerous to the occupants.

Fire resistance doors shall be specified for the following properties :

i) Fire resistance, stability, Integrity and thermal insulation.

ii) Surface spread of fire.

Manufacturers will be required to state above properties.

Testing : In accordance with BS 476: Part 8.

p) Durability of Components or assembly :

The manufacturer shall be required to state the period of maintenance-free life of


the door set. The manufacturer will be required to state a recommended method
of maintaining the door set after the expiration of maintenance-free life.

The manufacturer shall be required to state the period of maintenance-free life of


any component part of the door set where this differs from the period of
maintenance-free life of the whole door set.

Testing : The component parts of the doors shall be capable of satisfying any of
the criteria laid down in this section.

6.4 WOODEN DOORS :

All doors to be manufactured as per Schedule of Doors and General Specifications. In general
all solid wooden doors whether Decorative or Flush should be manufactured from First quality
wood to Architect’s approval.

All semi solid wooden doors whether Decorative or Flush should be manufactured from First
quality Dry Hardwood and Veneered on both sides with first quality ash wood Veneered
Plywood to Architect’s approval. A 3/4” Hardwood lipping matching the doorframe should be
all around Door panels and Flush with Veneer face. All Decorative moulding should be done
with first quality ash wood to specifications and Architect’s approval.

The semi solid doors should be minimum 45mm thick and contain minimum 75% solid wood
runners on the panels with hard wood block for locks and latches etc. to Architect’s approval.

Peripheral runners and lock runner should be Min. 6” in width. The Horizontal framing
member shall have ventilation holes drilled in the vertical direction to avoid damage due to
expansion of trapped air.

Doorframes should be made from minimum 2” thick solid wood free from any defects, knobs,
insect holes etc. and according to schedule of doors and windows. The frames shall be fixed
onto sub-frames as mentioned in schedule of doors and windows and to Architect’s approval.

Hardwood edging shall be securely joined and dowelled to the framing all round. The exposed
edges shall be splayed or rebated to take the edge of the plywood facing or veneering. Lock rail
of fixing blocks shall be built in to the framing and their positions marked on the facing.

Subframes to all timber doors / exhaust fan openings / window A/c openings etc. shall be 18mm
thick Marine plywood with sizes as required to fix the sized door frames etc. without leaving
any gaps.

Frames and sub-frames shall be securely fixed to walls and soffits of lintels by means of Brass
rowel bolts / expansion Bolts. Each doorframe must be fixed with a minimum of 10 Nos. of
8mm rowel bolts minimum 120mm long or expanding bolts.

All doors should be finished on both sides with ash wood minimum 3” wide Architrave
moulding to Architect’s approval. Contractor should submit workshop drawings for all doors
and frames and their installation methods and submit samples for Architect’s approval before
commencing manufacture. All finishing layers should be done separately and identified on the
sample. No site spraying of the finishes shall be allowed unless approved by the Architect in
writing.

Timber doorframes to BS 1567 but with dimensions and tolerances to BS 478 Part 1 :

- Specifies : Ash wood

- Preservative treatment : None

- Moisture content at time of delivery : 8% - 13%.

6.5 MOISTURE CONTENT :

6.5.1 Moisture content of external purpose-made joinery to be 11% at time of manufacture


and fixing.

6.5.2 Moisture content of internal purpose-made joinery to be 11% at time of manufacture


and fixing.

6.5.3 Test timber immediately before manufacture, using an electrical moisture meter, to
manufacturer’s recommendations. Test 5% but not less than 10 lengths of each cross
section in the center of the length. 90% of values obtained to be within the specified
range. Provide records of all tests.

6.5.4 During delivery, storage, fixing and thereafter to practical completion maintain
conditions of temperature and humidity to suit specified moisture content(s).

6.6 ACCESSORIES / FASTENINGS :

Nails : BS 1202

Wood Screws : BS 1210.

Coach Screws : BS 1494 : Part 2.

Self tapping Screws : BS 4174.

Bolts, Screws and Nuts : BS 4190.

Expanding bolts and Nuts : Brass.

Sockets for Casting : To be submitted by the Contractor for approval.


Material : Stainless steel.

Lugs for building : To be submitted by the Contractor for approval.


Material : Stainless steel.

Dowels : Mild steel, 10mm diameter galvanized to BS 729 after


fabrication.

6.7 QUALITY REQUIREMENTS :

6.7.1 Timber and plywood shall bear the quality, grade and trademark, of the association
under whose rules it is produced, and mark of mill identification. Such association
shall be free of proprietary concerns and shall be recognized by the wood industry as
establishing quality standards for the species of wood so graded.

6.7.2 Timber throughout shall be of sound stock, thoroughly seasoned, kiln-dried to a moisture
content not exceeding 10%. Work that is to be finished or painted shall be free from
defects or blemishes on all surfaces exposed to view. Any material which is in any
defective and not up specification for quality and grade, or is deformed, other otherwise
not in proper conditions shall be rejected.

6.7 QUALITY REQUIREMENTS [Cont'd]

6.7.3 Rough timber shall be dressed four (4) sides, air-dried, well-seasoned, sound and free
from splits, cracks, shakes and wanes, loose or unsound knots, and decay. Sizes of
rough timber are nominal and in such cases the finishes dimension shall be the standard
dressed size.

6.7.4 All glues shall be waterproof and non-staining.

6.7.5 All materials whether or not specifically listed shall be of grade and kind required by
good practice for both strength and appearance. Materials shall be as directed or
approved by the Engineer.

6.7.6 Wood used for framing shall be coniferous, with Modulus of Elasticity of at least
100,000 kgs. per square centimeter, or shall be appropriate grade of hardwood. It shall
take nails firmly without splitting.

6.7.7 Plywood : Supply Marine Grade Plywood where indicated. All plywood used on the
job shall be made with exterior quality glue.

6.7.8 Nails : shall be hot-dip galvanized ring-shank type, and concrete nails, as applicable.

6.8 WOOD PRESERVATIVE WORK :

6.8.1 All wood external and internal having direct contact with external concrete or masonry
shall be pressure-treated with an approved chromated copper arsenate preservative to a
retention of not less than 5.6 kilograms of preservative per cubic meter of wood. All
such wood shall be accompanied upon delivery with a certificate from the timber
Treatment Company certifying the kind of the preservative. Creosote products are not
considered suitable for exposed wood work.

6.8.2 All wood required to be fire-retardant shall be processed in an established plant doing
such work with a treatment approved by the Engineer.

6.8.3 Application shall be in strict accordance with manufacturer’s recommendations. Dry


out wood after treatment to 15% moisture content as required elsewhere in this Section.
Treat ends of all pieces cut on the job with identical material used in pressure treatment.

6.9 CONDITION OF SURFACE :

Examine substructures, adjoining construction and conditions under which the work is to be
installed. Do not proceed with the work until unsatisfactory conditions have been corrected and
deemed satisfactory.

6.10 DIMENSIONS :

6.10.1 Dimensions of timber cross-sections, unless otherwise stated, are finished. Deviation
from the stated sizes will not be permitted.

6.10.2 Site dimensions must be taken before starting to make purpose made joinery.

6.10.3 Finished sizes of purpose-made joinery to be within the following permissible deviations
:

- Flushness shall be within 0.35mm, joint gap not to exceed 0.75mm.

6.11 PLASTIC LAMINATE AND LAMINATING :

6.11.1 Laminated plastic to BS 3794 shall be the minimum standard. When not otherwise
specified, apply to back face a sheet of similar material and thickness to face sheet.
Conditions material before fixing and stick in accordance with manufacturer’s
recommendations. Bond in presses wherever possible, otherwise use contact adhesives.
Chamfer edges at all external angles.

6.11.2 Plastic laminates shall be from “Formica”. Colour, pattern and finish shall be as
selected and approved by the Engineer from manufacturer’s standard range. Surface
texture shall be non-glare “velour” finish. Submit samples before fabrication. All
panels having an exposed surface of plastic laminate shall also have a plastic laminate
backing sheet (bonded two sides), by approved manufacturer. 1.00mm thick applied to
the opposite side of the backing material. Plastic laminate veneer shall be 1.00mm
thick for tops, 1.00mm for the remainder of the surfaces.

6.11.3 Laminate shall be completed with laminating equipment in an approved shop. An


approved adhesive recommended by laminate manufacturer shall be used, with
laminating pressure not to exceed 17500 kg per square meter. Lamination in the field
will not be accepted. Exposed edges shall be post formed.

6.12 WORKMANSHIP :

6.12.1 All works shall be trued and shall have perfectly level horizontal and plum vertical
lines. All joints shall be glued and mortised interlocked or dowelled type. Where
required, joints shall be reinforced with countersunk wood screws of the proper size.
No corrugated fasteners, metal splines, metal corner reinforcing or other patented
fastening devices shall be used without the approval of the Engineer.

6.12.2 Exposed joints shall be tight and formed as to conceal shrinkage. Stiles and rails of
louvered units shall be joined with either mortise and tenon or dowelled connections. All
joints shall be glued. Flushness shall be within 0.35mm. No exposed joint gap shall
exceed 0.75mm not exceed 13cm in length. There shall be no more than 2 gaps per 4
square meters nor 3 gaps in all joints of any louvered unit.

6.12 WORKMANSHIP [Cont'd]

6.12.3 All fastenings shall be hidden to the extent possible. Fasteners to walls and other sub-
structures shall be screw type of approved size and design. Nails may be used only for
fastening trim boards to blocking. Where nailing of boards is required, finish nails of
the smallest size compatible with the work shall be used, set below the surface and
puttied so as to be nearly invisible, showing no hammer marks.

6.12.4 Cut all holes in counters, cabinets and blocking to allow for the passage of electrical
and plumbing equipment and for the attachment of all fittings and appurtenances of all
trades as required.

6.12.5 Edging and lipping all decorative panels : All edging, lipping and framing to decorative
panelling over 15mm in thickness shall be cross tongued and glued to the panelling.
The edging and framing shall be mitered and cross tongued at corners.

6.13 PROTECTION :

6.13.1 Prevent damage to and distortion of joinery during transit, handling, storage and fixing.

6.13.2 Keep joinery and components clean and dry. Prevent marking of surfaces which will be
visible in completed work.

6.13.3 Provide protection as necessary and remove on completion.

6.13.4 Provide additional protection as necessary and remove all temporary coverings on
completion.

6.14 STORAGE OF FINISHED PRODUCTS :

Do not deliver to site any finish joinery and components which cannot be immediately unloaded
into suitable conditions of storage. Stack joinery or bearers on level dry floors under cover.
When stacking stagger components or separate with spacers to prevent damage by and to
projecting ironmongery, beads, etc.

6.15 MANUFACTURE AND WORKMANSHIP :

6.15.1 General :

All Carpenter and Joiner Work shall be accurately set out, framed and executed in
accordance with the detailed Drawings.

Joinery work shall be constructed to detailed drawings, joints shall be made so as to


comply with BS 1186, part 2:1988.

6.15.1 General [Cont'd]

Joinery shall be cut and framed at an early stage, but shall not be glued or wedged until
the structure is ready to receive it.

Framed work shall be properly mortised and toned, wedged, glued and cramped
together and doweled where necessary. All external joinery work shall be put together
with waterproof glue.

The use of nails for fixing any items of joinery will not be permitted. Sprigs may be
used for glazing beads only.

All screws shall be countersunk and pellated or puttied and all sprigs shall be punched
and puttied.

All joinery such as architraves, beads, etc. required to fit against the contour of
irregular surfaces shall be accurately scribed to ensure a close connection.

All joineries which is to be polished, varnished or painted shall be finished smooth and
clean by ribbing down with fine glass-paper.

6.16 IRONMONGERY :

6.16.1 Materials :
(All ironmongery, hardware, etc. should comply with relevant British Standards)

Ironmongery shall be hard satin anodized aluminium alloy of best quality and the
Contractor shall comply with the following :

a) All ironmongery required for the efficient functioning of all doors, windows,
cupboards, etc. commensurate with their intended use which includes (but not
limited to) all necessary bolts, screws, butt hinges, pivots, lock cylinders and
keys, lock and latch sets, door trim units, door stoppers, door closers, pull
handles, etc.

b) Construction key set to operate the lock sets during construction.

c) Operating key set including two keys per lock set (three keys per lock).

d) A steel wall mounted cabinet with a lock set for keeping all the keys of both
timber and aluminium doors and windows to prevent any unauthorized opening
of doors.

e) All knobs sets are to include for the appropriate mortise latch or lock with a
90mm backset and with standard face plates and roles unless otherwise noted.

f) All lock cylinders shall differ.

g) All keys shall be tagged, or otherwise marked, before delivery, with identification
of the door for which the lock set is intended.

h) As much as possible, all ironmongery shall be the product of one manufacturer


who maintains a fully equipped plant with all necessary tools, fixtures,
bonderizing and furnishing equipment, to perform the requirements of this
specification and manufacturing skill.

j) All ironmongery shall be fixed in factory drilled holes and mortises. All
Ironmongery to be silver anodized polished finish.

k) A schedule of Ironmongery will be submitted by the Contractor for the approval


of the Engineer before placing any supply order. The Engineer's approval of
such schedule shall not relieve the Contractor from furnishing all items of
ironmongery required under the contract nor from the responsibility to provide
complete ironmongery for the efficient functioning of all doors, windows,
cupboards, etc.

6.16.2 Ironmongery installation :

All ironmongery parts shall be installed in place as shown on the Drawings. All
hardware parts shall be fixed in place in accordance with the manufacturer's written
directions in such a way as not to weaken main body of the door or window.

Screws shall be of the finish of the corresponding hardware part. They shall be
furnished with the materials by the same manufacturer. Heads of screws and bolts shall
be flush with the surface of finish.

All hardware shall be carefully wrapped and protected until the completion of the
Works and any items or parts which are damaged or defaced shall be replaced by and at
the Contractor's expense before handing over the Works.

Holes for screws shall be started with a bradawl or drill before screwing. The use of
hammered screws or nails etc. is not permitted.

Ironmongery shall be removed before decoration commences and re-fixed on


completion.

b) Four (4) Nos. stainless steel ball bearing type hinges (minimum 4" x 3") per shutter.

c) Flush bolts for all doors.

d) Stainless steel dome type floor door stopper for all doors.

e) Key and door turn knob set double cylinder with turn from inside for all doors except baths and
toilets.

f) Bathroom knob set key and push button type for all baths and toilets.

g) Latch knob set for all doors.

6.18 SUB-FRAMES :

For all doors, A/c and exhaust openings, 18mm new (un-used) marine ply door sub-frames shall
be provided, coated with approved protective coating on the wall side such as Bitumen coating.
Also door frames to be coated with wooden preservatives.

Note :- All door sub-frames must be fixed with rowel bolts (brass, 120 x 8mm).

6.19 KITCHEN CABINETS & CUPBOARDS :

All kitchens must be manufactured entirely from 18mm thick MDF carcasses to be made of
high pressure solid MDF with PVC lamination (both sides), minimum 18mm thick shutters
same as carcasses PVC thermo foil finish MDF with routed design.

Sink unit shall be moisture resistance laminated MDF.

All cabinetry works and closets should be from an approved manufacturer and designed
according to Engineer's instructions to fit the site of assembly. Contractor should submit these
items separately with manufacturer’s name and model No., samples and workshop drawings for
Engineer's approval before manufacture. See approved Manufacturer’s list.

The contractor should provide a 100mm concrete upstand under all cabinets cupboards in all
kitchens and to be cladded with ceramic skirting to Engineer's approval.

All cabinets doors to have 170° opening concealed stainless steel hinges, self closing, fixed to
door and cabinets by means of stainless steel screws snap on / snap off 4 way adjustable type.

6.19 KITCHEN CABINETS & CUPBOARDS [Cont'd]

The kitchen cabinet worktops should be from 30mm thick, bull-nose edge, 'Graysardo’ granite
of approved quality, 15mm thick, 150mm High back splash rounded top edge. All shelves
inside cabinets should be adjustable type, all drawers should have approved rails for easy
operation.

Base Unit : 820 mm high with 100mm skirting, 600mm deep, height
excludes worktop thickness. All base units are with full
height doors unless otherwise stated.

Shelves : All base units (except sink base) shall be with one
adjustable shelf and all 720mm high wall units with 2
adjustable shelves.

Wall Units : 700mm high x 300mm deep.

Larger / Housing Unit : 2,100mm high x 600mm deep.

Cooker Hood / Bridging Unit : 300mm high x 300mm deep.

Carcass in General : All premier range carcasses are made of minimum


18mm thick high pressure laminated MDF (coloured)
including sides, top, bottom, shelf and base units.
Cabinet edges are sealed by sealants thereby prevents
water damage.

Carcasses to be made of high pressure PVC laminated (both side) MDF minimum 18mm thick.
Shutters same as carcasses PVC laminated MDF minimum 18mm thick post formed with
routed design 3mm, and knobs to be heavy-duty stainless steel or porcelain quality.

Wardrobes top to be also high-pressure laminated MDF 18mm thick the hanger-rods should be
chromium plated. All other items such as concrete base, ceramic skirting, attendance,
overheads and profits should be included by the Main Contractor.

The Contractor should provide a 100mm high smoothly finished concrete up-stand under all
wardrobes, with ceramic skirting fixed on the up-stand. Wardrobes shall be 9'-0" high and
balance height up to concrete slab shall be closed by gypsum board by Main Contractor.

The hinges shall be heavy-duty stainless steel (304 grade) 170° opening concealed type with
stainless steel screws and accessories.

Specifications for wardrobes with MDF in PVC thermo foil finish 3mm with routed design
3mm :

Carcasses : 18mm MDF in laminated melamine finish.

Shutters : 18mm post formed MDF in PVC thermo foil finish with
routed design 3mm.

Shelves : 18mm MDF in laminated melamine finish with PVC
