Abstract

In this project total 14 green building (GB) user’s surveys was done in order to collect
the people perception on different categories of green building. From the field survey
it has been clearly shown that green building added extra benefit in every portion from
construction to users. Green building added many benefit on environment. From the
survey analysis it can be said in reduced lifecycle costs green building is adding extra
12 % of benefit than the general building. In the case of Energy saving green building
is adding extra 11% of more benefit than a normal building. In Enhanced occupants’
health and comfort, GB is adding 9 % extra benefit. Improved overall productivity GB
is adding 9 % benefit. In environmental protection GB adding 8 % of more benefit. In
Enhanced marketability, GB is adding 5% more benefit. In Good image/reputation GB
is adding 8 % of more benefit. In improved indoor environmental quality GB is adding
more 4% benefit than a normal building.

Chapter 01

Introduction

Nowadays green building has high impact in society. Now designers understand that fresh
air, improved indoor environment, and water savings is also important. Green building is
well-known because of its environmental benefit, In this report economic and social benefit
of green building has been discussed. Aspects of green building around the world have been
discussed. Strength, weaknesses, opportunity and threat (SWOT) analysis, Life-cycle cost
calculation for green building was done on a projected green building. In economic analysis,
the total monetary cost and non-monetary cost are counted together as one in order to know
the residual accrues to the government. The findings of this study are similar to those in
other countries, in most of which the excess cost of the green building was estimated at 0–10
%( 1).

Nowadays, everyone is looking for a solution to reduce the environment pollution, from
home to office. According to U.S. CO2 emissions, every building is producing 40% of CO2
in the environment. The green office building is a way to reduce this CO2 emission to the
environment as well as increase the property value as well. This green building practice is a
big step to save the world. And through this practice employees will get involved and will
conscious about the environment pollution, and every day. In offices office equipment like
light, heat and air condition and other electrical equipment like PCs, photocopiers, and
printers typically account for more than 20% of the energy used in most offices and in some
cases up to 70 %( 2).

(44) The aim of green building is to efficient use of resources (energy, water, and materials)
and improve environment and human health; they can achieve through buildings design,
structure, building’s lifecycle, operation, maintenance.

Now, a modern building in an urban area where you don’t need to use fans or daytime lights
is no longer just a dream, but a possibility thanks to environment-friendly and energy-
efficient building designs, popularly known as green architecture.

People construct high-rise buildings in urban areas that usually consume a huge amount of
electricity and water, and pollute the environment in the process. On the other hand, the
amount of greenhouse gases is increasing day by day and our country is the worst sufferer of
this climate change phenomenon. To tackle these issues, green architecture has come up with
the idea of using renewable energy, rainwater harvesting and other eco-friendly measures to
mitigate the negative effects of global warming (15).

However, creating awareness among owners and builders about the concept of green
building is a challenge as many people still do not know the benefits of such type of
construction. According to the Green Building Information Gateway website, there are only
81 Leadership in Energy and Environmental Design (LEED)-certified green buildings in this
country.
“The concept of green building, which is also known as sustainable building, is not new for
us. But the practice of creating structures and using processes (of green building) has become

important for us as it is resource-efficient throughout the building’s life-cycle. It minimizes
the

technology. Energy is needed to operate a building, just like a vehicle. If the architecture or
design of the building depends on energy, then the question arises from which source the
energy will come. The energy usually comes from non-renewable sources, which is called
fossils fuels (13).
“Through burning fossil fuels, we create greenhouse gasses, like carbon dioxide, carbon
monoxide, methane and nitrous oxide, which are responsible for the greenhouse effect. It
results in global warming and affects climate patterns. That is why we, the architects, give
importance to green architecture to minimize the use of fossil fuels and maximize the use of
renewable energy, including solar power and natural light, and ensure healthy living( 11).
In reality, the cost of green building is expensive, and thus, people face difficulty in
following the concept. Green building is expensive because we have to use green technology
imported from foreign countries, experts say (17).
From the expenditure point of view, green building seems expensive. But from the
operational point of view, it is cheaper in the long run. If the occupants use solar panels, the
cost of electricity will be reduced.” Also, recycling used water or storing rainwater is cost-
effective (32).
On the other hand, as open spaces are limited in the city, people tend to use their rooftops for
different activities. But the roof is preferred for setting up solar panels and they take up the
open space. Addressing this problem, “On a tin-roofed house, we can use solar panels easily.
But it is a challenge to manage space on rooftops in the city. That can be solved in many
ways. For example, there is a window glass available in the market that can be used as a
solar panel.
Green architecture is a concept of sustainability without hampering the environment. Green
architecture has many dimensions; it can address the problem of climate change. The
sustainability of a green building is three times than that of a general building (15).
The use of harmful paints and lack of natural light in non-green buildings can be detrimental
to public health.The use of certain paints in buildings can cause health hazards. The sad news
is there is nobody to monitor this. VOCs are gases emitted by certain solids or liquids that
can be harmful to health( 24).
Daylight harvesting is another important point of green building. A baby who stays inside all
day in artificial light may suffer from vitamin-D deficiency. So, natural sunlight is important.
That is why our forefathers designed their houses making provision for such important things.
To overcome the challenges of green building in the contest of our country, “We have to
involve young professionals in this sector.
About giving importance to green building, M Helal Uddin, chairman of Sustainable and
Renewable Energy Development Authority (SREDA), a state agency that is working with
environment-friendly construction, said: “Energy efficiency and sustainability are important
for living. So, the government has taken many initiatives to introduce eco-friendly
architecture. Besides, Bangladesh Bank encourages financing for those who are involved in
green building. About 80 percent of building materials in our country is imported. If we talk

about local building materials, we have to talk about (baked) bricks; manufacturing them
also has a negative impact on the environment.”
The certification system for green residential buildings is different to commercial or
industrial units. Many countries have their own rating systems, including the USA, UK,
Singapore and India. But there is no such system in our country, and that is why we need to
get recognition from USGBC.

OBJECTIVE

 To find out the benefit of green building for sustainable development.

Literature Review

Green building is a building whose construction and lifetime of operation reassure the
healthiest possible environment. The green building tools are contrived from local eco-
sources that offer a healthy environment assembled on the traditional and architectural
heritage. Through their lifecycle, the green buildings reduce the injurious impact on the
ecology, decrease the use of resources (energy and water); and provide the healthier indoor
environment. (Daily star, 2018).Building materials and components are re-using or recycling,
because they are ecologically friendly materials. For the past thirty years, the green building
movement has been continuously developing. In 1970’s, during the energy crisis, the idea of
green building developed and peoples try to establish in their real life to get the advantage.
To decrease the dependence on nonrenewable energy, peoples start using solar panel. User
and investor were in doubt of the efficiency of solar panel, is it really reduce the negative
impact on the environment, and lower energy bills. Now Eco building does not only use a
solar panel to make the building more efficient, but also, they use harnessing sunlight,
Building materials, and a good location. Green building designs also an emphasis on less
water use recycling. According to Green Building Index, a building is considered green
when it emphasizes on the competent use of resources. Energy, water, and materials and also
reduces the bad impact on the environment (18).

National Green Technology Policy (NGTP), also focuses on the elevation of application of
renewable energy and energy efficiency. (27). Most of the people don’t want to invest in
green building, but now a day’s scenario is changing. According to Nielsen global survey on
corporate social responsibility, majority of people said they will pay additional money for
products and services those create positive impact on society and environment. Another
positive news is that, according to a global survey of construction firms in between 2013 and
2015 63% construction firms working on new green commercial projects and among them
50% have plans for green restoration work(25). SGS Bangladesh arranged a survey
concerning architects, engineers, contractors and building owner’s involvement, habits and
perceptions about green buildings. They found that on average anticipated operating costs
decrease between 8% and 9%, ROI expected to improve 6.6%; increase in building values
expected around 7.5%; Rents expected to rise by 3%, Occupancy expected to increase by
3.5%. Another analysis from international and Australian data the Green Building Council of
Australia stated that increased the productivity of occupant from 1 to 25%, higher relative
investment returns, less staff agitate, higher market value for the asset, free promotion (free
promotion means that media, environment concern people, government will talk about the
green building. Without any cost on promotion, the owner can get publicity).

In Bangladeshmany national NGOand environmental organization is working to encourage


sustainability and help to raise awareness among green building users and producers
(Developers, Architects, Engineers, Planners, Designers, Contractors and the Public) about
environmental issues and responsibilities to the next generations (13).

To be a Green building, it must be energy efficient. The energy used by buildings is mostly
generated by burning fossil fuels. Then it generates greenhouse gasses and it creates an
impact on climate. One building can be defined as a Green building when it consumes less
energy and produces fewer greenhouse gasses.

Green building design should be different from normal building. The building should be
avoidance of the sun but have to locate like this that sunlight can come into the building and
able to use as a substitute of light at day time. The building can use active or passive
architecture for cools the building. To make use of the sunlight as a light source the building
design can allow the car park at the basement. Another beneficial and cost efficient way of
energy saving is using the sensor .The sensor can easily detect the presence and
movement ,if no one inside the room the light will switch off automatically. Water efficiency
is another aspects of green building, rainwater using technology is one of the best way to use
water efficiently. They are paying more attention to energy efficiency.

In green building costing people always take into account its design and construction cost, if
they take into account its maintenance, replacement, and repair cost. Assimilated building
design, operation, and maintenance complement, life cycle evaluation gives the owner
continuous cost saving. In a study, Green buildings save approximately 10 percent in
operating cost and green office buildings market value increase by about 2 percent. Uma
(2011) stated that they surveyed twenty-three sample buildings like retail, office, and hotel.
Then they found that their average savings were about seventeen per cent of the total
building’s energy consumption .Tax exemption is another savings. LEED Gold certified
building, Education Headquarters Building save taxpayers $500,000 yearly in energy costs
alone

Green Building Council of Bangladesh stated that green building is a divergent product
which is technologically and environmentally advanced and socially liable. Finally, it can be
said that all the positive qualities of green buildings can create a good impact on the brand of
the organization.

In term of social and community, the local can get more job opportunities as the green
building has been launched. Lots of jobs will be offer as there are many departments
involves in the building that caters from managerial to the lowest rank of the employment.
The current employees will be trained to be more efficient and be able to use the system that
had been implemented in the new building. (Lots of job will be offer because green building
is a new journey, lots of unopened door is here in this industry new generation can make
research and explore about this industry.

The job opportunities that had been offered by the green building will increase the number
of employees of in the state. The government can earn more tax revenue from the employees
and corporate. The government can also generate money from the project that is going to
build all over the green building.
In terms of the environmental aspect, the building is reducing heat gain. This is because the
building are east-west oriented and the majority of the windows are facing north and south
region. The building is also designed to optimize the daylight utilization. The atrium will
allow passive solar shading. The lighting design and control system are depending on the
daylight and occupancy. Meanwhile for the water supply, the green building promotes the

water harvesting system. The renewable energy in the building is based on the photovoltaic
system.
The other benefits of the green building are the research and develop team will always find a
way to make the improvement for the building. In the future, a lot or organization will
choose to have this kind of building because of it has a lot of benefits and may cut a lot of
cost in term of maintaining the building. In addition, researchers will focus on the
greenhouse effect as this will cause harm to the environment in the long term.

CHAPTER.4
METHODOLOGY

The project used a mixed methodology to synthesize knowledge on alternative solutions in


green buildings. This mixed methods approach includes primary research consisting of
interviews with green building practitioners and secondary research using document analysis.
Interviews are the primary source of data for the study to identify and collect alternative
solutions and discuss the regulatory experience of green buildings. The goal set for the
number of interviews was approximately 5 practitioners, planners or green building project
managers. Key informants include project managers or planners of green buildings who are
familiar with details of building code variances for building code, fire code or plumbing code
requirements.
In order to understand the benefit of green building I here explain and collect the data from
the construction company about how to achieve green construction which I given in the first
phrase of methodology. After than I did field survey talking with some green building users
about what is the benefit of using green building and collect data from some regular normal
building users about how its harming them. There than, I summarize the data result in table
and show the result chart on result portion.

Answer: Because here in construction they used eco friendly materials.

others system where in normal building you will not find.

Answer: Yes like thermal insulation in wall. Sound insulation in meeting room and
partition wall.

7) What is the inside synario?

Answer: Inside we used recycled office items and sustainable safety and security system.

8) Do you use any chart for maintain security log?

Answer: Yes, Regular basis security log.

9) What is the daily checkup routine?

Answer: We maintain our fire and safety check regularly. Equipment and machinery
check in daily basis.

Answer: Because we used eco-friendly materials.

Answer: Yes because here they are secure. In this office one can work safely and
peacefully.

Answer: We used eco friendly materials and sound and thermal protection also there is
safety system for employee.

13) What is the rating scale of LEED?

Answer: We got gold certification from LEED

14) How you get the certificate?

Answer: LEED auditor team visited our office . They checked all the floor, security,
construction. After than we got lead certificate.

15) Is there any habit that employee have to maintain?

Answer: Yes like e security system. Inhouse safety requirement.

16) Is there any temperature scale in green building?

Answer: Yes , LEED give there rating system using their own rating log procedure.

17) How you maintain inside?

Answer: Earliest I said , Inside we maintain regular routine checkup.

18) Is there any water purification system?

Answer: We use purify water for employee.

19) How it is environmental friendly?

Answer: Full office designed by looking the environmental friendly equipment and
system

20) How it is sustainable?

Answer: We maintain all the requirement of green office and now we are safe from all
danger like fire and others, I think that is the best benefit.

From the field survey it has been clearly shown that green building adds extra benefit from
construction to environment and daily uses for the users. Its Added Extra benefit in every
portion. From the survey analysis we can see in reduced lifecycle costs this is adding extra
12 % benefit from the general building. In the case of Energy saving green building add 11%
of more benefit that a normal building. In Enhanced occupants’ health and comfort, GB is
adding 9 % extra benefit. Improved overall productivity GB is adding 9 % benefit. In
environmental protection GB adding 8 % of more benefit. In Enhanced marketability, GB is
adding 5% more benefit. In Good image/reputation GB is adding 8 % of more benefit. In
improved indoor environmental quality GB is adding more 4% benefit than a normal

Similarly, below is the perception report from different country about green building
practitioner or users and Leed and other organization.

It is estimated that by 2016 the green single-family housing market will represent 26%-33%
of the market. This represents an opportunity ranging from $80 billion to $101 billion based
on current forecasts (36). In a recent survey, 54% of those building new multifamily projects
report that they are doing more than 15% of their projects green. This number is expected to
surge exponentially with that percentage rising to 79% by 2018. Firms that do not begin
making preparations for a significant uptick in the green residential market risk being locked
into an increasingly uncompetitive segment of the residential market (37).

A recent example can be found at the University of Hawaii, which has recently reported that
GB saved $3.4 million in 2014 alone based on its efforts at reducing energy usage through its
LEED certified buildings(4). The LEED Dynamic Plaque provides real time data to building
owners and operators regarding their LEED building’s performance in key areas of
sustainable design. Through benchmarking energy and water use, companies have the ability
to save millions of dollars, year over year, and with new features such as the Dynamic
Plaque, LEED is evolving to make more sophisticated approaches to benchmarking possible.
A recent study of the District of Columbia’s 2012 Private Building Benchmarking
Disclosure showed that LEED office buildings have a 13% lower average site EUI, 11%
lower average electricity usage, and 16% lower average water usage when compared to non-
LEED certified office buildings (43) D.C. makes for a particularly strong case study as it
leads the nation in the amount of LEED space certified per resident every year, and is one of
only four cities in the world to certify over 100 million square feet of LEED.

Conclusion

From the project study it can be understood that the benefit and importance of green
Building is lot. From the field survey it can be said, Green building is a response to a
demand for energy and resource efficiency. Nowadays the green building is much more
than the energy efficiency. Now designers understand that fresh air, improved indoor
environment, and water savings is also important. Buildings are now examined in different
aspects like local, natural and their neighbors as well. At first when environmental expert
people and the government was trying to convince people that green building is good and
beneficial for the environment, then people's interest level is quite low, then expert people
start talking about its other beneficial side like it’s good for residents also now they are also
disclosing that it's profitable as well. One green building can help to improve the
environment, health, and bank balance as well.
Major findings from the field survey show the environmental benefit of green building. This
report is also discussed about social and economic benefit of green building. Green building
program has matured with time and now discuss about return on investment, risk mitigation,
employee productivity and heal as well. Green building projects shifts their emphasis over
time like ‘planet’ to ‘people’ and ‘profit’.
The findings of this study are similar to those in other countries, in most of which the excess
cost of the green building was estimated at 0–10%. The high rate of return on investment,
stems mostly from savings on electricity (about 40% of the entrepreneur’s benefits) and
increased worker productivity (about 60% of the entrepreneur’s benefits); even when
ignoring the latter, and limiting the analysis to the physical aspects of the building, green
building is still economic . As a return on investment is expected within a short time (few
years), the promotion of the private green building market and the public sector must revolve
around educating the market, training professionals and developing financial solutions.
Furthermore, given the right financial solutions, it is possible to enforce the Green Building
Standard by law (in the government and the private sector.

Green building also promoting the water efficiency and the use of environment-friendly
materials. It also focus on proper construction waste management with storage and
collection and re-use of recyclables.Green building maintain Indoor Environmental Quality
and can save many billions of dollars per year that is arise from higher absenteeism, lower
productivity, and medical costs. Indoor environment is same important as
outdoorEnvironment cause people spend their 90% time in indoor. Initial cost of green
building is only 2% but financial benefit is 10%.In some sectors benefit of green building
is easily measurable like reduced energy bill but benefit of health cannot measured easily.

Finally, it can be said that it is possible to calculate theoretically the relative benefits of green
buildings when the direct calculation is not possible due to a limited inventory. In other
countries where a large number of green buildings are available, a direct cost-benefit analysis
is possible. But in Bangladesh the number of green buildings are quite low, that is why
direct cost benefit analysis is not possible. Energy efficient building saves money, reduces
financial risk from rising energy costs, and is a proven best practice among leading
companies. Now this is the time to increase and construct more green building and to make
people aware to the benefit of green building.
