The amount of the credit must be determined based on Township review of the applicant's construction cost estimate for the Route 30 site frontage improvements; however, we anticipate a full credit of the Traffic Impact Fee. ‘+ Applicant has received HOP approval for the driveway and stormwater facilites. ‘+ Traffic Impact Fee based on 68 trips; however, the applicant proposes to reduce the height of the building whith will reduce the number of trips. 4. Vanguard * The Township Police will continue to monitor the roundabout, and the committee will determine if/when to engage Vanguard and O'Neil regarding improvements to address queuing along Brennan Boulevard extending to Route 29. It will necessary to determine the need for improvements to the roundabout and the Route 29/Brennan Boulevard intersection during the Phase 2 land development process. # The new Phase 1 building is scheduled to be complete in Spring 2019. # Phase 1 (240,000 s.f.) Traffic Impact Fee based on 358 trips. 5. 260 Old Morehall Road * McMahon met with the applicant on November 16, 2018. ~ The fence and guiderail on-site will be modified aid reéflected on the final as-built plan. = No modifications are needed or feasible at the southern’ADA ramp. A TIF will be submitted by the applicant for the southern driveway ADA amp. ~ The scope of the sidewalk reconstruction én the south side will Be reduced as it is unnecessary; however, the applicant will replace some substandard sections of sidewalk and curb. ~ The driveway pavement will be adjusted to improye the transition and/redluce the slope of the pavement wedge to access the ramp. = The applicant will verify the ADA compliancé of the northem ramp to confirm ifany ramp modifications are neededi/feasible. ‘© A Traffic Signal Permit Plan update is necessary for the intersection of Old Morehall Road and West Liberty Boulevard to reflect the ADA ramp. ‘+ There was some discussion regarding the need for a lunchtime traffic signal timing plan for the area once Chiek-fil-A'is open and operating. Shirtz Farm Property Residential + Last review letier dated March 6, 2019 ~ all comments have been addressed. «The Township is reviewing a sewer issue on the site, and will hold off on signing the HOP until this:issue fs resolved. Since this ‘application is an amendnient to an approved plan, the Township's Transportation Impact Fee isnot applicable, 10.
