RENTAL AGREEMENT

This Deed of Rental Agreement executed on this 25Th Day of May 2011 between
P.Samundeeswari, residing at 3/1, Veera Ragavan Street Vetri nagar, Chennai 82 hereinafter
called the “LESSOR” Which expression shall wherever the context so permits or admits include
her heirs, legal representatives, executors, administrators and assigns of the ONE PART:

M/s Tints and Shades, S/o. K. Ponnurangam , residing at 22, Kumaran Nagar, Bala Vinayagar
street, Kolathur , Chennai 600 099 hereinafter called the “LESSEE” which expression shall
wherever the context so permit or admits include her heirs legal representatives ,Executors,
administrators and assigns of the OTHER PART :

WHEREARS the above mentioned LESSOR represented to the LESSEE herein that he is the
absolute owner of the premises bearing No. 28/52, Thangavelu Street, Vetri Nagar, Chennai 82,
offered to rent out the said building monthly rent for Rs. 5000.00(Rs Five thousand only) This
RENTAL AGREEMENT with effect from 20 th day of May 2010 and the LESSEE herein agreed to
pay to the LESSOR an advance of Rs 50,000/ (Rs. Fifty Thousand only) as rent deposit. This Rent
agreement is for a period of 11 months from the date of the agreement and it can be
renewable for further period subject to both the parties agree on terms mutually agreed at the
same terms and condition.

NOW THE AGREEMENT OF THE LEASE WITNESSETH AS FOLLOWS:

1. The OWNER hereby acknowledges having received a sum of Rs 50000/ by cash (Rupees
Fifty Thousand only) as rent advance.The total amount of Rs. 50,000/ is to be
refundable at the time of LESSEE vacating and delivering the demised premises in good
condition and shall not carry any interest.
2. The LESSEE shall pay the monthly rent of Rs.5000/( Rupees Five thousand only)
on or before 10th of every succeeding English Calendar month.
3. The LESSEE shall keep the leased premises in good and tenantable condition.
4. This lease is for the LESSEE to use the premises only for the Residing purpose.
5. The LESSEE shall not assign the lease or sublet the leased premises or any portion
thereof. BOTH THE LESSEE AND LESSOR CAN TERMINATE THIS LEASE BY GIVING
TWO MONTHS NOTICE IN WRITING ON THE EITHER SIDE
6. The LESSEE shall handover the lease premises in good condition at the time of
Termination of the lessee
7. The LESSEE shall not make any structural alteration or addition in the above said
Premises without due consent of the lesser
8. The Lessee shall not cause any damage to the premises occupied by him. If any damages
are noticed, the LESSEE shall be responsible to repair the same of the damages if any at
their cost.
9. The lessee shall not use the premises for any illegal activities
10. Electricity charges Actual will be paying by the Lessee in time and Property taxes, and
water taxes will be in Lessor account.
