This Tenancy Agreement Executed into at Chennai, this 1st of April 2019 between Mrs.

J
Manju, residing at No 15, Kavarai Street, West Mambalam, Chennai - 600033, herein after
called LESSOR which term shall mean and include whenever the context so requires or admits
Legal Representatives, Heirs, Successors, Administrators, Executors and assigns of the one Part
and Mr A Karthik S/o N Ayyappan, 237/56, Kattabomman Junction, Near Maniyadichan
Temple, Nagercoil,- 629001 ( AADHAR CARD NO 2377 8836 7766 ) hereinafter called
LESSEES which term shall mean and include wherever the context so requires or admits Legal
Representatives, Heirs, Successors, Administrators, Executors as assigns of the Other Part;
Witnesseth.
Whereas the Lessor is the Owner of the Premise at Plot No 256, Phase II, Santro City,
Chembarambakkam, Kancheepuram District - 602107 and whereas the Lessee have
approached the Lessor to Rent out the above mentioned Premised more fully described in the
Schedule hereunder and the Lessor has agreed to do so on the following Terms & Conditions:
NOW THE AGREEMENT OF LEASE WITNESSETH AS FOLLOWS:

1. In consideration of the payment of Rs. 5800/- per month as Rent and in consideration of
the Terms & Conditions mentioned in this Deed of Agreement of the said portion of the
Premises to the Lessee to hold the same under the Terms & Conditions of the Lease.
2. The Lessee shall pay the aforesaid sum of Rs 5800/- as Rent for every Month on or
before the 5th of the following Month reckoned as per the English Calendar.
3. The Lease provided in the Agreement entitles the Lessee the occupation of the said
Premises referred to in the schedule.
4. The Lease is initially for a period of 11 months from 01.04.2019 to 31.03.2020 further
Grant of Lease shall be at the discretion of the Lessor on the Terms & Conditions then
stipulated by the Lessor and the Lessee expressly agrees to the stipulated Terms &
Conditions.
5. The Lessor shall pay all the Rates and Taxes or other Dues which may be leviable in
respect of the Property under of any Local or statutory authority and the Lessee shall bear
all the Water consumption charges, Electricity Charges, Sewage cleaning charges to be
paid. If the lessee refuses to pay the same will be deducted from the advance amount
during the termination.
6. The Lessee shall not be entitled to sublet or assign his interest in the Lease hold to any
person without prior consent in writing from the Lessor,
7. The Lessee shall not make any structural alteration or do anything in the Leased Premises
without the Prior consent of the Lessor.
8. The Lessee has paid an Advance of Rs 10,000/- (Rupees Ten Thousand only) which the
Lessor hereby acknowledges. This Advance is returnable on the date of Termination of
the Lease and the said Amount shall not carry any interest.
9. That the Lessee shall be liable to make good, or pay the cost thereof for any breakage or
damage in or to the Leased Premises, or any part or to the sanitary, Electrical and other
fittings and fixtures in the said premises during the leased period (except normal wear &
tear) arising out of his act of commission, omission or negligence.
10. The Lessee shall use the said premises for residential purposes only and shall not carry on
any other activities or use for any other purposes and shall allow the Owner of his
authorized agents to inspect the premises at the reasonable times.
11. The Agreement is valid for a period referred to herein above vide clause 4 and if for any
reason it is terminated, the Lessee shall be entitled for the Advance amount remaining
with the Lessor which shall be returned on the date of Termination. Not with standing
anything in Clause 4 the tenure of this Lease shall be terminable at the instance of either
of the two parties giving one Month Notice to the other in which event, after settlement
of all accounts and issues in regard there to, including settlement of Advance, Rent, the
Lease agreement shall stand terminated. Not withstanding what is contained in the
foregoing, the Lessor has the right to terminate the Lease, in case the Lessee fails to pay
the Rent regularly for a consecutive Period of 2 Months Or commits breach of any of the
covenants herein contained by giving one month notice in writing to the Lessee of the
Lessor’s intention to do so and take possession of the Premises.
12. The Lessee shall keep the Premises in clean and good condition during the period of
occupation of the Premises.
13. During the termination of the lessee, if the premise was not cleaned properly, cleaning
charges will be deducted from the advance amount. The lessor is also entitled to deduct
the arrears of rent, electricity charges or the cost of damages if any caused to the
scheduled mentioned property by the lesse in the advance amount.

In witness whereof the Lessor and Lessee signed this Deed of Lease on the day, Month and Year
