I, ISAGANI BRAZA SANARES, of legal age, Filipino

citizen, married and resident of Iruhin West, Tagaytay City, after
having been sworn to in accordance with law, depose and say:

That I am the owner of a parcel of agricultural land located

at Iruhin West, Tagaytay City covered by Transfer Certificate of
Title No. CLOA 00654651;

That on January 20, 2005, a Notice of Lis Pendens was

executed by Godofredo Caguia, and entered as Entry No. 53253
on October 24, 2005 in the Registry of Deeds of Tagaytay City in
the abovementioned Transfer Certificate of Title;

That the reason for the Notice of Lis Pendens was already
settled with finality by the Supreme Court of the Philippines
Second Division with G.R. No. 174670 dated 26 July 2017
favorable to me and denying the reason for the Notice of Lis
pendens;

That as a consequence of the foregoing, I am executing this

Affidavit to cancel the Notice of Adverse Claim on the property.
