LEASE DEED

This DEED OF LEASE made and executed at Tiruppur on this the 1st day of April 2019

BETWEEN

Mrs.kamala , at No- 30, Swarnapuru Enclave , 3rd Street , 15-Velampalayam , Tiruppur - 641 652 .
And hereinafter referred to as“THE LESSOR”, which term shall mean and include wherever the
context so requires or admits its successors, legal representatives, executors, administrators and
assigns of the ONE PART:
AND

Mr.Lagdhir kanji (Aadhaar number : 539873706223) , S/o Mr. Gopal Residing at Bhod sim,
Bhod ,Bhod ranavav porbandar, Gujarat-641603 hereinafter referred to as “THE LESSEE”, Which
term shall mean and include wherever the context so requires or admits its successors, legal
representatives, executors, administrators and assigns of the OTHER PART:

WHEREAS the LESSOR is the sole and absolute owner of the premises flat no T-66,Eight
flore,Topaz-B. At Prime Enclave, No 110 Avinashi Road, Triupur-641603.

WHEREAS the LESSEE bring in need of accommodation for his use and occupation for his
residential purpose has requested the LESSOR to grant lease of a flat no Topaz-B, Eight Flore
T-66,(more fully described in the schedule hereunder and hereinafter referred to as the ‘said
premises’),along with the parking spaces for a period of 11 months whereas the LESSOR has agreed
to grant the lease of said premised to the Lessee, Subject to the terms and conditions set out
hereunder.

NOW THEREFORE THIS DEED WITHNESS

That in pursuance of the above agreement and in consideration of the rent herein reserved, the
LESSOR hereby demises by way of Lease a portion of the said premises, unto the LESSEE together
with all easements appertaining thereto on the following terms and conditions:

1. Duration:

That the Lease shall be for a period of 11 months, this agreement is effective for 01.04.2019, and the
lease period is from 01.04.2019 to 31.03.2020. The LESSEE shall have the option to renew this Lease
for a further period as and from the first day following the termination of the Initial Period at a rental
to be agreed upon in writing and signed by both the LESSOR and the LESSEE. The lock in period for
this lease is 11 months.

2. RENT & MAINTANANCE:

That the LESSEE shall pay to the LESSOR a monthly rent of Rs.20000/- (Twenty thousand only)
including maintenance. The rent for each month shall be paid on or before the 5th day of the
succeeding month.

3. DEPOSITE:

That the LESSEE has paid to the LESSOR a sum of Rs.100000/-(One lakh only) vide RTGS,
Tiruppur. totally he paid 100000/- (One Lakh only) .The said amount shall be held by the LESSOR
as the security deposite during the continuance of the Lease and/ or any extension thereof and shall be
repaid to the LESSEE, free of interest at the end of the period of the Lease and/or any extension
thereof or earlier termination.
4. TAXES, DEPOSITES, ASSESSMENT CHARGES:

The LESSOR shall pay all taxes, deposits, assessment charges and other outgoing whatever Including
corporation charges which under the status are primarily livable unto the LESSOR and shall keep the
premises free form all encumbrances and in continuance of the lease id any authority raises or
demands any deposits or taxes for the premises, the same shall be informed to the LESSOR by the
LESSEE in writing and the same will be paid by the LESSER to the concerned authority.

5. ELECTRICITY CHARGES:

That the LESSEE shall pay all charges for the electricity actually consumed by the LESSEE during
the occupation of the premises and as per the readings recorded in the meter installed in the premises.

6. NATURE OF USE PERMITTED:

The LESSEE shall be entitled and permitted to use the scheduled premises and the said facilities for
his own residential purposes and shall not use the scheduled premises for any unlawful purposes.

7.SUBLEASE:

The LESSEE shall not be entitled to cede or assign this lease agreement nor sublet the premised, not
part with possession of the premises, nor place any person in occupation of the premises, or any
portion thereof.

8. MAINTENANCE:

The LESSEE shall keep the scheduled premises in a fit and proper state subjected to normal wear and
tear. The LESSEE shall permit the LESSOR or his representatives/agent to enter into the premise for
inspection at reasonable hours with prior notice to the LESSEE. The LESEE shall carry all necessary
minor repairs after obtaining prior written permission of the LESSOR and the LESSEE shall not
change the actual structure of the buildings whatsoever. The LESSEE shall be in charge of the day to
day maintenance of the demised premised.

9. ALTERATIONS:

The LESSEE shall not effect any alterations or additions, whether structural or not, to the premises
without prior consent of the LESSOR, which consent may be given / withheld at the discretion of the
LESSOR.

10. COVENANT:

The LESSOR hereby covenants that any person rightfully claiming from or under him over the said
premises, shall not interfere, obstruct or hinder in any way with the quiet and peaceful possession and
enjoyment of the dais premises together with all easements thereto, by the LESSEE.
11. TERMINTION OF THE LEASE:

The Lease shall be terminable at the end of the period of lease contemplated herein or at the end of the
period of renewal. The LESSOR may terminate this agreement of Lease at any time by giving One
Month written notice in lieu thereof without assigning any reasons whatsoever.

12. REFUND OF SECURITY DEPOSITE:

The LESSOR shall return to the LESSEE the interest free deposit upon the termination of his
agreement.

13. HANDING OVER THE POSSESSION:

The LESSEE shall handover vacant possession of the said premises to the LESSOR on the expiry of
the lease period fixed herein or on the expiry of the period of option, in the same state and condition
as on the date of occupation but subject to natural wear and tear due to ordinary use and lapse of time.
The LESSOR on taking possession of the said premises shall return the subject deposit free of interest
less any lawful deduction or damages subject to normal wear and tear immediately to the LESSEE
without any delay.

IN WITHNESS WHEREOF the parties hereto have set their respective hands and seal and deals these
presents on the day, month and year first hereinafter written.
